You could feel it in the air that something was about to change, or, just that annual trend was going to take hold. That was the hope anyways, and it looks like that is just what happened this week. Gains in all tracked products this week, but still desperately short from the already low numbers of last year at this time. Another big surge of much needed new listings this week, and although slightly lower than last week, sales still performed amazingly well for have a long weekend in the mix. Single family average list/sale prices reduced again this week, and the six month median values only took an very small increase this week, which may be a sign that things are starting to cap out. Of course, it's a very early, and probably premature indicator, but the fact it didn't jump by thousands in a week as it has been may be a sign. I personally think it's a false crest, and that the 6 month median won't truly catch up to whats happening until a few months from now. The market has changed so rapidly this year, and if people thought last year was incredible for the market here in Halifax, 2021 has it beat by a long shot so far! I came from Egypt a couple weeks ago because my family didn't want me anymore and am now ready to start the search for my forever family. I would be a great companion for someone who enjoys a cozy night with a good movie as I am an expert snuggler. I love to learn new tricks because I'm rewarded with a tasty treat and I learn really fast! I am a medium activity boy, basically I just go with the flow, whatever you want to do, we'll do. I'm always happy to go for a walk as this means meeting all the new dogs. I'm an expert at walks and don't pull on leash. enjoy car rides and am very content to just look out the window. I also tolerate a bath well! I am very confident and happy around other dogs and I'd really like to live with another canine companion. I haven't met any kitties yet so not sure how I'd feel about them. I enjoy playing with toys but prefer the company of my family above all. It wouldn't hurt for me to gain some more weight as I was a bit too skinny when I arrived in Canada but it shouldn't take long as I love food! I live with 2 kids in my foster home and they respect my boundaries so all is good. I don't like them pulling my hair or stealing my food. And I will let them know with a little growl. I am very close to being completely housebroken with only occasional wee accidents. I currently go out three times a day and I do well on this schedule. I am good home alone and do not chew on furniture or other objects. I will spend most of my time lying on the couch or in my bed waiting for you to come back to me. When you finally return I will be just so happy that I'll greet you with a couple of affectionate barks. One of the biggest additions to the weekly inventory happened this week as well, with a welcomed 402 properties that decided try their luck with this market. Usually, the end of the Easter long weekend marks the entry to the Spring market, so the hope is that we see a surge of listings turn active during this time to cool the sizzling sellers market a touch. Activity is nothing short of incredible at the moment, just look at the sales this week! There was twice the sales and three times more accepted offers this week compared to this year last time, despite having half the inventory of last years market. Single family home values took a reduction this week on average, but the spread of listing price to sales price was larger, where condo's reported quite opposite with inflated sales values, much higher than the median averages. Both products received increases in their six month median prices/sales numbers this week, continuing the surging property values in the Halifax market. So the hope remains that the Spring market will douse the flames of the fiery Sellers market we find ourselves in at the moment, and we should see the impact of the trend market take hold in the next few weeks, at least that is the hope for buyers out there right now. My owner passed away and his sister took me in but soon realized that I wasn't a fit for their household so they surrendered me to Salcars. I am now ready to start the search for my perfect fit. I am a very laid back, pleasant and polite senior fella. I walk well on a leash and have shown no aggression towards other dogs or people I've met, and have completely ignored flocks of ducks I see on my walks. I haven't met any cats in my foster home, but I used to live with a cat without any issues. I'm so great with all people but I think I'd prefer older kids as I'm in my golden years and very laid back so the quieter, the better. I don't mind car rides, although I definitely prefer riding shotgun, and I may bark at other dogs and people I see during the drive. I really enjoy playing fetch and tug in short intervals, but I don't really care for balls. Afterwards, I will happily get myself comfy somewhere and take a nap. I alway wants to know where my people are, I don't like when they leave the house without me, and I'll get so excited when you return. There's usually someone always home here but occassionally I've been left alone for very short periods with no issues. I also prefer all inside doors open in the house or I will paw at them if you're behind them. I take my time eating my food and prefer to just eat when I'm hungry and not at set times. My foster parents can touch me all over with no problems. I don't love baths but I don't give you much trouble. I'm terrified of thunder and will whine and stick like glue to my person. I sleep in my doggy bed in the living room and am content doing so as long as bedroom doors stay open. I am completely housebroken, no accidents for this big guy. My foster mom says I'm an all-around awesome dog. My rescuers noticed I was a little shaky in my back legs when I arrived so I got some xrays and everything was great except severe arthritis in my knees. We discussed operating but at my age and the severity of my arthritis, the vet doesn't feel this would do much good so we've opted for getting me some knee braces. They are ordered, I'm just awaiting their arrival. Because of my arthritis I will need to stay on joint supplements and fish oil for life. Still, incredible reports in other areas of the market emerged again this week, with solid sales numbers, and a benchmark week for listings that received and accepted offers. Since the beginning of the year, the inventory had continued to decrease which is a bit backwards from annual trend, until last week that is. The good news being that even though buyer activity was still extremely active the inventory increased (especially the single family homes), which is great news for buyers out there especially if it continues. Speaking of single family homes, their numbers continue to shatter records this week. Both weekly average and median sales are well above any recorded reports this week, and just look at the weekly average and median sold prices!! The six month median prices continue to impress as well, with yet another $5,000 increase in both list and sold prices. For reference, there was months during previous years that these numbers remain the same, but as the data catches up to the current market environment we are starting to get a clearer view of the overall impact and how rapidly things have changed. Median single family home sold prices are up almost $77k from last year at this time, which is a big city market jump, not something usually associated with Halifax. Although not as significant as the single family home reports, Condo's are no slouch at the moment either, with the most significant stat being the six month median sold price which took an almost $20k leap in a week, and reporting almost $50k higher than this at this time. The Weekly Adogtable!Hi Angels I'm Tucker. I am a 4 yr old, 60lb pitbull mix. I was surrendered to Salcars because my parents didn't have enough time to give me the life that they think I deserved. I've spent the last few weeks in a foster home working on my doggy manners and getting some medical stuff done. I am a very sweet boy and I love to cuddle. I am very calm in the house and enjoy just relaxing on the couch. I love to go for walks and get really excited when you ask me if I want to go. I was always left to free roam in my previous home so I'm still working on my leash manners. I pull a lot on leash, everything is just so exciting. I do much better with my gentle leader, unless there is a person or dog I want to meet then I bark and pull to run towards them, which can be very intimidating for them but I just want to say hello. For this reason, I need controlled introductions with other animals as my foster mom says that I come on a little strong and I'm hard to control due to my size. I get along great with my foster fur siblings, both canine and feline. I am fully housetrained, I have good recall as long as there's no people or animals around that I need to go say hello to, I love car rides, I love food so this could be a great help with my training, I like eating snow and I can give paw and sit pretty. I'll jump right in the tub for you for bath time, no problem. I let my foster mom do whatever she wants to me with no issues; clean my ears, touch me everywhere, flip me around to see my belly... anything at all. I am definitely a sleep in bed with you kind of fella. I may start out sleeping elsewhere but don't worry, you'll wake up with me next to you so you can cuddle me. I am very respectful when others are eating, even the kitties. I don't bother them or their food. I won't touch your food either if you leave it. I'm very gentle taking treats too. My foster parents say that I am the goodest boy but I do bark a lot and loudly. Luckily my foster parents live a ways back from the road so I don't see too much that passes by. I bark whenever I am excited so I guess that doesn't exactly make me apartment friendly. I don't like being crated and I will bark nonstop until you let me out but I'm a good boy and don't need one. My former family said that I would chew up things when they weren't home but I haven't chewed anything up in my foster home except, of course, my toys. I do get a lot more exercise here than in my previous home so that helps. I love my humans alot and would definitely love them to be home with me more often than not. Please note that if you do have to leave me for awhile, that you'll return to a whole lot of howling. I just missed you so much, I can't control myself. I have met a 3 year old and a 9 year old, I was very good but very excited like I get with everyone. When I first came into care, I was very red and raw. The nice vet said I have allergies, that are currently being treated with a diet trial and medicated shampoo, and I'm much better. My foster mom says I'm just a big goof ball who needs help with some of my manners but the love I'll give you in return will be so worth it. After what has to be the slowest start to the annual inventory gain in Halifax history, the property stock grew ever so slightly this week, which has to be a welcomed sight to the weary buyers out there. It almost felt like the inventory was going to continue to dwindle until there was nothing left, but a glimmer of hope shines through and the hope is that it will continue to brighten as the Spring market takes hold. The value metrics are also up across the board this week, and there is no questions of if those will continue to rise as the bidding war frenzies persist, elevating the numbers beyond any predicted expectation. I almost feel like each week there is a "WOW" reaction to recent listings when their selling price is revealed, and just when I think I can't be shocked, it happens again! Around this time last year the sellers market was in full swing, but nothing like it is right now. Multiple offers and over asking bids were becoming common, so too was the showing train, but nowadays its high octane when it comes to residential resale. Winning bid amounts are anyones guess, showing trains that maybe last a few days at 15 minute intervals (if they aren't under agreement before the offer deadline), and the latest point of annoyance...the bully offer. The last point being one of the most frustrating for buyers, since not only do they have to find a small opening to book a showing around their personal schedule/work, these bully offers are putting property under agreement before they can even get out to see it at their earliest opportunity. Sometimes showing slots also fill up completely, so no windows are even available to view the property before the offer dealing, and showing "waiting lists" are becoming a thing. Luckily, with the inventory options becoming more abundant, that seems to be a very local/price associated happening, and will hopefully disappear all together. It's not like buyers need more obstacles at the moment, and luckily some agents are putting protocol in place to accommodate the demand and make sure all buyers get a shot, which certainly helps. I have my new wheels and had my neuter and dental completed so it's time for me to start the search for my new forever family. I was shot in the back and left for dead in Texas, thankfully a good samaritan realized that I was still alive and got me help. Unfortunately I was paralyzed by this senseless act of cruelty and do not have the use of my back legs but I don’t dwell on that part of my life. My foster mom says I live my best life everyday. I am most happy when I am with my people whether that is out in my wheelchair or just home relaxing. My wheelchair provides me the freedom to be more independent. I can go for walks and move around the house by myself. I am still building up my stamina and I'm going for longer rolls each day. My foster mom says don’t let my puppy dog eyes fool you as I can be stubborn when out for my walks. When I don’t want to go any further I'll just stop and lock my front legs. Luckily, a little nudge or a treat can get me going again. I am the talk of my block. I love meeting new people and dogs and they all love me too. I think I'd enjoy another canine sibling in my forever home to play with. Sometimes I will chatter/bark but that is just from excitement. Many new dogs are scared of my wheels but that doesn’t stop me from wanting to make friends. I was fostered in Texas with a number of other dogs without issues. I am incontinent which means I have to wear wraps/diapers. At first this might seem like a lot of work but really it's not harder just different. Instead of taking me outside to do my business, you just change my wrap/diaper. No biggie. My foster mom learned my bathroom habits in just a couple of days. I am super smart, I rarely bark, I love everyone, am good with other dogs, non-destructive when left alone, I sleep through the night on my bed, am great in the car and I am a great snuggler. As a bonus, I don't jump on furniture or company, counter surf, chew on things I shouldn’t, need a crate or pull on my leash. I do get attached to my human(s) and really do not like to be left at home alone so someone home more than not would be ideal. Having said that, my foster mom leaves me alone at home, at least once per day, to work on my separation anxiety. I will whine a bit at first when you leave but then I just curl up and nap. Sometimes I will scoot off of my bed and move around a bit but I've never gotten into anything I shouldn’t. Having another doggy sibling in my forever home may help with this too. My ideal home would be one that understands my special needs, has a canine friend for me and ideally has someone home more often than not and in return I will shower you with unconditional love and loyalty. Being special needs, I come with my own accessories. I have a wheelchair, stroller, rear harness lift, interactive toys etc. which will all come with me to my new forever home. Since the beginning of the year we have witnessed the slow reduction from the already decimated inventory numbers, only to see them continually drop week to week. Usually, we see more and more listings come to market as we hit the annual Spring peak, but at this rate, the Spring peak will look more like a ditch. Now, listings are coming to market, and it seems that listing activity has increased in the last couple of weeks, it's just not enough to make a dent in the buyer demand and change the outcome of the numbers...yet anyways. The hope is that this current crust of highly motivated buyers breaks away in the near future and resets the market to the late 2020 market as a first step. If that does happen, we should see a levelling in the activity and perhaps a slow crawl back towards a balanced market. If that doesn't happen, the already insanely competitive market will worsen, creating even more extreme activity and bidding. For now, at least, buyer fatigue has taken hold over many in the market, with frustration and disappointment at an all time high for some, especially in the $250-$350k bracket. So the hope is that Sellers will keep the listings coming and eventually tame the wildfire that is the Halifax real estate market. I'm an 11 year old Husky/Shepherd mix weighing approximately 50lbs. I was in a shelter in Texas for a few months but had no luck finding a forever home so they brought me to Canada. I was a little nervous when going to my new foster home, but warmed up to my new family very quickly! I love to go for walks except when it's raining, and am very curious about ANYTHING that’s happening around the neighborhood. Delivery men, people doing garbage, squirrels, BIRDS chirping, etc! I do pull as it's all so exciting, but I am getting better and my pulling is minimal. Sometimes I just want to sit and watch these things for awhile before we continue on. Especially birds, if given the chance I think it might be fun to chase them. I have not met a kitty yet but considering my fascination with birds, it might not be a good idea. I met a puppy, at a friend's house, who tried to jump on my head, I snapped at him and he backed off. We just ignored each other the rest of the evening. I am curious about other dogs I see on walks but a quick look or sniff and I'm good to move on. My foster mom took me to a fenced in dog park, and I didn’t growl once! I even smelled a few other dogs. But for the most part, I ignored the doggies and wanted to see the humans. I'd probably be ok living with a very respectful dog who didn't see me as a trampoline and stayed out of my space but I think I'd be happiest being your one and only. I've only had one accident inside the first night in my foster home. My foster momma takes me out 4 times a day to do my business. I have no resource guarding with food. I will hang around for a little bit while you're eating waiting for something to hopefully drop on the floor but after a few minutes, I'll just go lie down. I do love my treats but who doesn't. I'm an eat when I want, not a feeding schedule kind of girl. My foster mom adds chicken broth to my food. Yummy!! My foster mom makes me these dog biscuits that are SOOO good! She said she will share her recipe with you if you adopt me. I also know that I shouldn’t eat food that isn’t given to me. So if you put food on the coffee table, I won’t eat it, especially if you say a gentle no! I am great in the car. I climb into the backseat, stare out the window for a bit then just curl up and have a nap.The first night in my foster home I woke often to make sure that my human was still there and that I wasn’t alone. I sleep through the night now with no issues. I have two stuffies that I like to have with me by my bed, but I don’t play too much with them. I have been left alone for short periods of time and I just fall asleep on the couch. I don't get into anything. I do follow my foster mom all around the house. I prefer to be with my people at all times so someone home more than not is ideal. I have not been crated in my foster parents home, and I don’t think that I need to be crated as I am such a good girl. I don't know many commands other than no but I do know my name and love when you tell me that I'm a good girl. That gets me really excited and my tail circles around like a propeller. The only time I will bark is if someone rings the doorbell, and then I will bark once or twice until you tell me to stop, that it’s OK. I don’t bark at other dogs or people, and most people think that this means that I am a really good girl! My foster mom said that sometimes I will bark in my sleep, she thinks that is the dream where I am chasing those birds. I am nervous at times with some sounds and quick movements and sometimes flinch with hand movements. I love to be pet especially my under my head and my belly. I'm a little more hesitant about you petting my back but am learning that it's not so bad. I love meeting new people but am cautious about them. Once I warm up to you, I will be your shadow. In 12 short months, we have made a record jump in value here in Halifax, with single family homes listing and selling over $100k from this time last year, and so too are condos matched. We have reviewed the inventory and watched its ever decreasing rank, but the values may prove to be even more significant. Prices are on the continuous rise, so if you're planning on waiting for the price curve to flatten, you may be waiting awhile. I get asked a lot about my thoughts on sustainment of such a market, and "are we in a bubble with an impending burst?". Perhaps that is the case, since most markets tend to have an ebb and flow, but I personally can't see the ebb anytime soon. The factors that brought us here and continue to feed the market do not seem to be weakening, if anything, they seem to be strengthening. "Halifax will never be Toronto and Vancouver markets", another question I seem to field as well, but why not? Why is Halifax any less susceptible to big market trends? Maybe the rest of Canada and the world is finally cluing in to how great it is to be in Atlantic Canada, how great the people are here, the sites, the sounds, the lifestyle, the ocean. Not a big jump to consider that Halifax has been a hidden gem for a very long time, and very enticing for a lot of reasons to make a move to. Keep in mind that we were already in a smouldering Sellers market before the pandemic, it just poured gasoline on the flames. Good news is that more options were out this week across the city. No doubt they won't last the weekend, but the hope is with a few more weeks of these new products coming to market, the initial extremely motivated buyer group will be addressed, bringing the state of offers back to reasonable. The Weekly Adogtable!my name is Marshall Matt, aka Marshy, aka Marshmallow. I’m a 10 mo old, 35lb red heeler mix that came up from San Antonio Texas with my 3 siblings. My siblings and I were really nervous and scared when we first came to Nova Scotia as we really didn’t understand this whole living inside a home with humans and other pets. But now that I’ve had time to adjust, I really love it here, especially with my new fur foster sister! I’m good with other dogs, particularly females, but I may be a little nervous at first. I can get a little possessive over my bones around my foster brother, but I’m easily corrected when I’m told “ah” or “no”. I’ve never met cats or kids, but I would probably do better in a younger kid-free household as people generally make me nervous. I’m really smart and easily trainable once I’m comfortable in my new surroundings. I do best if I have a safe zone such as a crate or dog bed in a corner that I am able to reset in. I’m quickly learning my name and have mastered sit and down. I continue to work on my manners and have learned that I need to sit before my foster moms will give me a treat. My foster moms have also begun to teach me other commands such as up, off, stay, leave it, okay, and come but I still find those ones tricky at times. My release word is “okay” right now, but I am sure I will adjust to whatever my new family likes to use. My foster moms sometimes say I’m too smart for my own good and that I am one of the best boys. I love treats and kibble, and once I begin to feel more comfortable (which may take a few days) I can be convinced to do most things when these are the reward. In typical Heeler fashion, I’m really playful and have lots of energy… classic puppy. As I mentioned before I’m a quick learner and really like puzzle games, playing tug of war (though I often let my foster moms win so they feel good about themselves), fetch and chasing toys. Fetch is still a little foreign to me, as I can’t figure out why they throw something away if they want me to bring it back so bad… but I’m starting to get the hang of it. Once I’m more comfortable on a leash I’m quite confident that I will love going for walks, runs, hiking and the dog park - I may even be really good at agility and/or swimming (I definitely have the webbed feet for this). Although at this stage in my rescue, I’m likely to be a flight risk as I am still timid of people and new experiences, and my new family should be extra cautious when taking me outside and keep me double leashed. I’m still learning this whole leash concept and going outside to do my business, but I am pee pad trained (though I am still working on mastering my aim). I am still quite perplexed by humans. I’m slowly understanding that being touched, or as they say “pet” is not so scary but will need my new family to be patient with me as I continue to study their kind. When being exposed to new things that intimidate me, I’m really good at going to my aforementioned safety zone, and then coming out when I’m more comfortable (which is taking me less and less time to do). I’m really good being left on my own, especially if I have a chew toy like my kong with me. I also love the crate that I came in and am happy to sleep and hang out in it. I think I would be best suited with an individual or couple that is a low key household, as people still make me nervous (By low key I mean not a lot of noise or inside activity, and people who have a lot of time to dedicate to my training.. not low key in the sense of adventure and activity as I will need a LOT of this). It will take me some time to trust a situation and feel comfortable, but I will come around. I would definitely thrive having another dog in my forever home, preferably female, I could play with and who could teach me confidence and how to be a good family pet. I’m really smart and will need a lot of stimulation, exercise, and obedience training. My knowledge of the world and my surroundings is limited right now, so I need someone with a lot of patience and love to teach me about the great adventures this world has to offer (my foster moms say I will be a great hiking dog one day). I’m a really great pup with a lot of potential and just need to find the right home to show me how to trust people and new situations. Do I sound like your new family member? Yet another week of inventory reduction, despite the false sense that more options are hitting the market. It does seem that more selection hit the streets this week, and the hope is that the trend will continue as the new weekly listings chip away at the buyer surge until a balance can be found. Until then, it will continue to be dog eat dog out there, and the hope from weary buyers is that there will be a wakening of sellers looking to take advantage of the market who list their homes. The problem with that hope is that these sellers will need somewhere to go, and with the market here in Halifax being as competitive as it is, there doesn't seem to be an enticement for these sellers to enter the market. "If I sell high, I buy high too", so for the average home owner looking to make their move into another area, or perhaps a slightly larger home, the lustre of maximizing profit on their current residence fades when looking at the options and available selection. Under half of the inventory we had last year at this time, yet sales and accepted offers best the stats for last year at this time, which is simply remarkable. Keep an eye out to see how things shape up this Spring. Will a lifeline of much needed property listings come to market, or will it continue to be a barren listing landscape? Multiple attempts to contact our parents were ignored so we came to Nova Scotia in search of a new, better life. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me!?! I'm good with small dogs. Bigger ones scare me. I haven't met a cat since arriving here. I'm very nervous around kids, they're quite rambunctious. I'm a very timid little girl and have bitten out of fear so an adult only home would be ideal. I will growl first when I'm scared so someone who can respect my signals and give me my space is ideal. In fact, it carried on with this new reduction trend, and another 30+ properties dropped from the overall collection. Things are definitely not looking good for the Spring market should this trend continue, since it's the busiest time of year for buying and selling in our market. Like I mentioned last week, we should be seeing an inventory increase week to week at the moment, but it's actually opposite and we need more listings before things get worse. Single family homes continue to take the brunt of reduction, and every new listing is getting swarmed with extreme showing numbers, making it really hard for buyers to gauge where they should place their offers. Obviously, the trend right now is over asking, but as this market carries on, the question become just how high do I have to go to secure bid, and will it be too much should the market turn, It's a terrible balance for would be buyers to consider... the need for a home vs making the wrong financial decision. There was a false sense of improvement this week however. There seemed to be a few more options come to market this week, and the hope was that at certain price points, the attention would be divided between these listings giving buyers a better chance at one of the listings that were newly listed. You see, the golden weekend usually holds offers to Sunday, sometimes Monday, and if that's the case, you can only bid on one. So if 3 options come up for 30 buyers over that type of weekend, the thought is that it would divide the group, giving buyers a better chance. This only works if they don't all opt for the same one however. Interesting times, and it is the critical time of year to gauge what 2021 will bring. The Weekly Adogtable!Hello all, my name is Millie. I'm a 2 year old, 26 lbs Boston terrier/ Australian shepherd /kelpie mix, which explains my exotic look. I was surrendered, with my brother Bo, to a kill shelter in Louisiana a few weeks ago because our parents got divorced. Now I'm ready to start searching in hopes of finding my forever home. I am a true southern belle and love wearing a sweater on walks or during visits to the dog park, but I can handle the Nova Scotia weather for a quick backyard bathroom break (I am fully house trained). I walk well on a leash and enjoy taking in my surroundings and the new smells. I am beginning to realize that I like the small dog section of dog park best. It's nice to be making both dog and people friends but I prefer to do it on my own terms. I have met some children at the park and I'm interested in meeting them and letting them pat me as long as they don't move too quickly. I haven't had any interaction with cats since I arrived in Nova Scotia. I like to play fetch up and down the hall with the ball that my foster mom found that's just my size. I'm beginning to branch out to a couple of rope toys too that are great for playing with you or just by myself by throwing them into the air and catching them. I always get a laugh from my foster nanny when I play like this. I like to play with my toys but I don't destroy them. When riding in the car, being a lady, I prefer the "lay down until we get there" approach. I do have lupus but you wouldn't know any different, I don't let that get in the way of my day to day. I'm currently taking 2 oral pills once a day to manage my lupus, they cost around $25 for almost 2 months worth - put the pill in a pill pocket and I'll gobble it up like it was filet mignon. I have been learning to do stairs and am doing really well once I become familiar with them. I don't jump up on the furniture but if you want to pick me up I'd be more than happy to cuddle up beside you for some TLC. I'm used to being fed my dry kibble twice a day with the bulk of my food at breakfast and left down all day and the remainder topped off at supper. Sometimes I decide I want to finish my feed as a snack before bedtime. My foster mom works full time but my foster nanny is usually home. I have been left alone for a few hours at a time and was happy to snuggle in my bed until my people got home. I will warn you that even if someone is home, I will greet anyone who comes home with a full body wiggle. I may need some time to warm up to new faces but once I do I will quickly body wiggle my way into your heart!! My adoption fee is a $400 donation to help save more dogs like me. This week takes yet another blow to the inventory count, taking the Halifax real estate inventory count below the 1,000 unit mark, continuing the march in the opposite direction of annual trend. Single family homes continue to take the brunt of the impact, but the inventory vacancy is certainly being felt across all tracked products these days. The absorption rate makes its return this week, and picks up right where it left off last year, reporting in at three times less than last year at this time, which is incredibly low given the time of year. You can feel it in the market though. Every listing has elevated showing appointments, and multiple offers are practically guaranteed in most areas and products across HRM. Buyer frustration is at an all time high, simply because there is not a lot of options, and when there is, it's a bidding war! Because of the extreme overbids at certain price points, it has really forced buyers to reconsider their entry into the market, and adjust expectations/budgets etc. Some are simply being priced out as selling prices continue to surge. Really is dire straights out there for buyers, and if you have considered selling, now would be a good time to think about it seriously. I may also know someone who could help you out in that department as well ;) Interesting times indeed, but we need more inventory in HRM! My name is Chocolate and I am a 2 years old, 40lbs, pitty mix boy. I came from Texas a few weeks ago and am adjusting really well to the Canadian life so I think I'm ready to find my forever home! I have two cats in my foster home, I am a bit interested in them, sometimes when I see them I will run and bark. I am still a puppy and between my mouthing behaviour and energy I think older kids would be best for me, so I don't accidentally hurt someone or scare a child. I do not live with another dog currently, but lived with 15 other dogs in Texas and am very excited and jumpy when I see another dog on walks, I really want to play! My foster family thinks another dog that matches my energy, size and jumping style would be good for me. I am very comfortable meeting new people, it usually involves a wagging tail and occasionally jumping up. I like to people watch through a window as well, and will growl and bark to let you know someone is there so apartment living or a busy street might not be the best. My foster family says I am a high energy dog that requires mental stimulation as well as walks, I love the fenced in yard! I work on commands for my breakfast and dinner, I also use a slow feeder rolling ball as I inhale my food too quickly. Once I have my energy out I am happy to settle and sleep on the couch or floor. I am working on commands and currently know sit, paw, down, spin, leave it (most of the time) and through my foster mom's legs. I don't really pull on walks unless another dog or something exciting is happening. I also have shown no resource guarding and with the "leave it" command my family can take away toys, bones, and things I'm not supposed to have. I am good in the car, and like to sleep on the co-captains lap, but have also sat in the back well. I have no problems with my foster family touching my paws, trimming my nails, or touching my teeth. My foster family said I also have to share the things we're working on. I have a lot of puppy energy and behaviour, this means I mouth a lot at your hands and feet if I have lots of energy and am excited. I like to chase and jump up if you're running around so I should be redirected with a toy, some commands and treats. I am also a big chewer and need things to keep me busy like Kong's, deer antlers and bones or else I might decide your blanket is really tasty! As well I don't like when my person leaves my eye sight or goes to work, so I'd love it if someone was home more than not with me. I'm not crate trained where I feel comfortable going in and enjoy it, but will settle after awhile. I have been left outside of a crate for about 4 hours alone with a frozen peanut butter Kong and chew toys and I did well. I might also enjoy living someplace not busy like the city, as I was at first nervous on walks even passing driveways, moving vehicles, and people in a calm subdivision outside of the city.
