In 12 short months, we have made a record jump in value here in Halifax, with single family homes listing and selling over $100k from this time last year, and so too are condos matched. We have reviewed the inventory and watched its ever decreasing rank, but the values may prove to be even more significant. Prices are on the continuous rise, so if you're planning on waiting for the price curve to flatten, you may be waiting awhile. I get asked a lot about my thoughts on sustainment of such a market, and "are we in a bubble with an impending burst?". Perhaps that is the case, since most markets tend to have an ebb and flow, but I personally can't see the ebb anytime soon. The factors that brought us here and continue to feed the market do not seem to be weakening, if anything, they seem to be strengthening. "Halifax will never be Toronto and Vancouver markets", another question I seem to field as well, but why not? Why is Halifax any less susceptible to big market trends? Maybe the rest of Canada and the world is finally cluing in to how great it is to be in Atlantic Canada, how great the people are here, the sites, the sounds, the lifestyle, the ocean. Not a big jump to consider that Halifax has been a hidden gem for a very long time, and very enticing for a lot of reasons to make a move to. Keep in mind that we were already in a smouldering Sellers market before the pandemic, it just poured gasoline on the flames. Good news is that more options were out this week across the city. No doubt they won't last the weekend, but the hope is with a few more weeks of these new products coming to market, the initial extremely motivated buyer group will be addressed, bringing the state of offers back to reasonable. The Weekly Adogtable!my name is Marshall Matt, aka Marshy, aka Marshmallow. I’m a 10 mo old, 35lb red heeler mix that came up from San Antonio Texas with my 3 siblings. My siblings and I were really nervous and scared when we first came to Nova Scotia as we really didn’t understand this whole living inside a home with humans and other pets. But now that I’ve had time to adjust, I really love it here, especially with my new fur foster sister! I’m good with other dogs, particularly females, but I may be a little nervous at first. I can get a little possessive over my bones around my foster brother, but I’m easily corrected when I’m told “ah” or “no”. I’ve never met cats or kids, but I would probably do better in a younger kid-free household as people generally make me nervous. I’m really smart and easily trainable once I’m comfortable in my new surroundings. I do best if I have a safe zone such as a crate or dog bed in a corner that I am able to reset in. I’m quickly learning my name and have mastered sit and down. I continue to work on my manners and have learned that I need to sit before my foster moms will give me a treat. My foster moms have also begun to teach me other commands such as up, off, stay, leave it, okay, and come but I still find those ones tricky at times. My release word is “okay” right now, but I am sure I will adjust to whatever my new family likes to use. My foster moms sometimes say I’m too smart for my own good and that I am one of the best boys. I love treats and kibble, and once I begin to feel more comfortable (which may take a few days) I can be convinced to do most things when these are the reward. In typical Heeler fashion, I’m really playful and have lots of energy… classic puppy. As I mentioned before I’m a quick learner and really like puzzle games, playing tug of war (though I often let my foster moms win so they feel good about themselves), fetch and chasing toys. Fetch is still a little foreign to me, as I can’t figure out why they throw something away if they want me to bring it back so bad… but I’m starting to get the hang of it. Once I’m more comfortable on a leash I’m quite confident that I will love going for walks, runs, hiking and the dog park - I may even be really good at agility and/or swimming (I definitely have the webbed feet for this). Although at this stage in my rescue, I’m likely to be a flight risk as I am still timid of people and new experiences, and my new family should be extra cautious when taking me outside and keep me double leashed. I’m still learning this whole leash concept and going outside to do my business, but I am pee pad trained (though I am still working on mastering my aim). I am still quite perplexed by humans. I’m slowly understanding that being touched, or as they say “pet” is not so scary but will need my new family to be patient with me as I continue to study their kind. When being exposed to new things that intimidate me, I’m really good at going to my aforementioned safety zone, and then coming out when I’m more comfortable (which is taking me less and less time to do). I’m really good being left on my own, especially if I have a chew toy like my kong with me. I also love the crate that I came in and am happy to sleep and hang out in it. I think I would be best suited with an individual or couple that is a low key household, as people still make me nervous (By low key I mean not a lot of noise or inside activity, and people who have a lot of time to dedicate to my training.. not low key in the sense of adventure and activity as I will need a LOT of this). It will take me some time to trust a situation and feel comfortable, but I will come around. I would definitely thrive having another dog in my forever home, preferably female, I could play with and who could teach me confidence and how to be a good family pet. I’m really smart and will need a lot of stimulation, exercise, and obedience training. My knowledge of the world and my surroundings is limited right now, so I need someone with a lot of patience and love to teach me about the great adventures this world has to offer (my foster moms say I will be a great hiking dog one day). Yet another week of inventory reduction, despite the false sense that more options are hitting the market. It does seem that more selection hit the streets this week, and the hope is that the trend will continue as the new weekly listings chip away at the buyer surge until a balance can be found. Until then, it will continue to be dog eat dog out there, and the hope from weary buyers is that there will be a wakening of sellers looking to take advantage of the market who list their homes. The problem with that hope is that these sellers will need somewhere to go, and with the market here in Halifax being as competitive as it is, there doesn't seem to be an enticement for these sellers to enter the market. "If I sell high, I buy high too", so for the average home owner looking to make their move into another area, or perhaps a slightly larger home, the lustre of maximizing profit on their current residence fades when looking at the options and available selection. Under half of the inventory we had last year at this time, yet sales and accepted offers best the stats for last year at this time, which is simply remarkable. In fact, it carried on with this new reduction trend, and another 30+ properties dropped from the overall collection. Things are definitely not looking good for the Spring market should this trend continue, since it's the busiest time of year for buying and selling in our market. Like I mentioned last week, we should be seeing an inventory increase week to week at the moment, but it's actually opposite and we need more listings before things get worse. Single family homes continue to take the brunt of reduction, and every new listing is getting swarmed with extreme showing numbers, making it really hard for buyers to gauge where they should place their offers. Obviously, the trend right now is over asking, but as this market carries on, the question become just how high do I have to go to secure bid, and will it be too much should the market turn, It's a terrible balance for would be buyers to consider... the need for a home vs making the wrong financial decision. There was a false sense of improvement this week however. There seemed to be a few more options come to market this week, and the hope was that at certain price points, the attention would be divided between these listings giving buyers a better chance at one of the listings that were newly listed. You see, the golden weekend usually holds offers to Sunday, sometimes Monday, and if that's the case, you can only bid on one. So if 3 options come up for 30 buyers over that type of weekend, the thought is that it would divide the group, giving buyers a better chance. This only works if they don't all opt for the same one however. Interesting times, and it is the critical time of year to gauge what 2021 will bring. The Weekly Adogtable!Hello all, my name is Millie. I'm a 2 year old, 26 lbs Boston terrier/ Australian shepherd /kelpie mix, which explains my exotic look. I was surrendered, with my brother Bo, to a kill shelter in Louisiana a few weeks ago because our parents got divorced. Now I'm ready to start searching in hopes of finding my forever home. I am a true southern belle and love wearing a sweater on walks or during visits to the dog park, but I can handle the Nova Scotia weather for a quick backyard bathroom break (I am fully house trained). I walk well on a leash and enjoy taking in my surroundings and the new smells. I am beginning to realize that I like the small dog section of dog park best. It's nice to be making both dog and people friends but I prefer to do it on my own terms. I have met some children at the park and I'm interested in meeting them and letting them pat me as long as they don't move too quickly. I haven't had any interaction with cats since I arrived in Nova Scotia. I like to play fetch up and down the hall with the ball that my foster mom found that's just my size. I'm beginning to branch out to a couple of rope toys too that are great for playing with you or just by myself by throwing them into the air and catching them. I always get a laugh from my foster nanny when I play like this. I like to play with my toys but I don't destroy them. When riding in the car, being a lady, I prefer the "lay down until we get there" approach. I do have lupus but you wouldn't know any different, I don't let that get in the way of my day to day. I'm currently taking 2 oral pills once a day to manage my lupus, they cost around $25 for almost 2 months worth - put the pill in a pill pocket and I'll gobble it up like it was filet mignon. I have been learning to do stairs and am doing really well once I become familiar with them. I don't jump up on the furniture but if you want to pick me up I'd be more than happy to cuddle up beside you for some TLC. I'm used to being fed my dry kibble twice a day with the bulk of my food at breakfast and left down all day and the remainder topped off at supper. Sometimes I decide I want to finish my feed as a snack before bedtime. My foster mom works full time but my foster nanny is usually home. I have been left alone for a few hours at a time and was happy to snuggle in my bed until my people got home. I will warn you that even if someone is home, I will greet anyone who comes home with a full body wiggle. This week takes yet another blow to the inventory count, taking the Halifax real estate inventory count below the 1,000 unit mark, continuing the march in the opposite direction of annual trend. Single family homes continue to take the brunt of the impact, but the inventory vacancy is certainly being felt across all tracked products these days. The absorption rate makes its return this week, and picks up right where it left off last year, reporting in at three times less than last year at this time, which is incredibly low given the time of year. You can feel it in the market though. Every listing has elevated showing appointments, and multiple offers are practically guaranteed in most areas and products across HRM. Buyer frustration is at an all time high, simply because there is not a lot of options, and when there is, it's a bidding war! Because of the extreme overbids at certain price points, it has really forced buyers to reconsider their entry into the market, and adjust expectations/budgets etc. Some are simply being priced out as selling prices continue to surge. Really is dire straights out there for buyers, and if you have considered selling, now would be a good time to think about it seriously. My name is Chocolate and I am a 2 years old, 40lbs, pitty mix boy. I came from Texas a few weeks ago and am adjusting really well to the Canadian life so I think I'm ready to find my forever home! I have two cats in my foster home, I am a bit interested in them, sometimes when I see them I will run and bark. I am still a puppy and between my mouthing behaviour and energy I think older kids would be best for me, so I don't accidentally hurt someone or scare a child. I do not live with another dog currently, but lived with 15 other dogs in Texas and am very excited and jumpy when I see another dog on walks, I really want to play! My foster family thinks another dog that matches my energy, size and jumping style would be good for me. I am very comfortable meeting new people, it usually involves a wagging tail and occasionally jumping up. I like to people watch through a window as well, and will growl and bark to let you know someone is there so apartment living or a busy street might not be the best. My foster family says I am a high energy dog that requires mental stimulation as well as walks, I love the fenced in yard! I work on commands for my breakfast and dinner, I also use a slow feeder rolling ball as I inhale my food too quickly. Once I have my energy out I am happy to settle and sleep on the couch or floor. I am working on commands and currently know sit, paw, down, spin, leave it (most of the time) and through my foster mom's legs. I don't really pull on walks unless another dog or something exciting is happening. I also have shown no resource guarding and with the "leave it" command my family can take away toys, bones, and things I'm not supposed to have. I am good in the car, and like to sleep on the co-captains lap, but have also sat in the back well. I have no problems with my foster family touching my paws, trimming my nails, or touching my teeth. My foster family said I also have to share the things we're working on. I have a lot of puppy energy and behaviour, this means I mouth a lot at your hands and feet if I have lots of energy and am excited. I like to chase and jump up if you're running around so I should be redirected with a toy, some commands and treats. I am also a big chewer and need things to keep me busy like Kong's, deer antlers and bones or else I might decide your blanket is really tasty! As well I don't like when my person leaves my eye sight or goes to work, so I'd love it if someone was home more than not with me. I'm not crate trained where I feel comfortable going in and enjoy it, but will settle after awhile. I have been left outside of a crate for about 4 hours alone with a frozen peanut butter Kong and chew toys and I did well. I might also enjoy living someplace not busy like the city, as I was at first nervous on walks even passing driveways, moving vehicles, and people in a calm subdivision outside of the city. Basically 60% fewer single family homes on the market right now compared to this time last year, so things are not looking any better for buyers at the moment. Even vacant land is seeing a surge of buyers, reporting in at almost half of the available options from this time last year as well. Vacant land was always a product that seemed to have lots of selection, but with builders filling up their subdivisions and private buyers snatching it up, land is also becoming a shrinking commodity. Pretty sure this is the first week that I have ever reported single family home sales averaging over $500k on a week as well. Speaking of values, the six month median single family home selling price also jumped $5k in a week, which is a remarkable jump in a week, especially given that the data is a collection of six month averages. And condos are also enjoying a value increase this week as well, posting gains in both average and median sales this week. Listings do continue to trickle to market, but are met with such demand that they hardly last the first week of listing. Less than half the inventory from last year, but more sales and higher accepted offers make the market environment super competitive. With inventory continuing its backwards trek as the year presses on, I can only guess what will happen should this trend continue as the busiest time of year approaches. I am a very handsome 3yr old Boxer/Amstaff mix boy weighing in at approximately 55lbs. I was surrendered to a shelter in Texas because my family was about to have another baby and didn't have time for me anymore. So I decided to come to Nova Scotia with a few friends in search of a new forever home. I never get tired of being with you whether it’s a long walk in the woods, playing tug with my toys, or nighttime cuddles; I simply like hanging out with you so if you work from home or aren’t gone all day that would be awesome. I am a medium energy guy so several walks a day and some thinking games to keep my mind and body in tip top shape would be ideal. When I am happy, I am easily trainable. I already know the basic commands so we can work on some harder ones. I watch my foster mama when she is getting my food ready, then when it is time, I sit and wait until she puts it down for me and says “ok” then I politely eat. No food or toy aggression here, you take it away, no big deal. I have never messed in the house, not even once. I don’t chew your stuff but I may cruise the garbage cans for something that might be edible. I got caught one time peeking to see what was on the kitchen counter. So best to keep food out of my reach so I don't accidentally eat anything I'm supposed to. I went for a walk with one exuberant puppy which I completely ignored, but when I went to the dog park, two beagles barked at me from the other side of the fence. I growled at them and my fur was up. Maybe I'm dog selective. A quiet adult home with not a lot of comings and goings would make me the bestest boy cause I am unsure of new people until I get to know them. Slow and controlled introductions to people is the only way for me but once I trust you, I am all in and will be your best friend forever. When I am walking in town on a short leash, I walk like a rock star; on the left, not pulling, can sit and wait at stop lights. I watch my foster mama for direction and she gives me treats in return. Walking in town makes me a bit nervous with the people close by and traffic so I started wearing a muzzle and I tolerate it. Maybe once I get use to it, I will ignore the muzzle. When I walk on a long leash in the woods, I pull to get to every spot that a critter may be hiding. Don’t let me off leash in the woods cause I will chase everything that moves - it’s so exciting! I haven’t met cats but I have seen chickens up close. Oh ya, I think I would like to see how fast they run. So probably best to be cat free. I have been good for the few short times I have been left alone. I use to whine but then I figured out you are coming back and I stop. I do bark if someone is in the yard. I was in a crate during transport and I hated it so no crating for me as this will bring out the not so flattering side of my personality. I do love car rides cause it means we are going somewhere together and I have no problem riding in the back seat checking out the sites. My foster parents have trimmed my nails with ease and gave me a bath. I have never been in a tub before so it was weird but I was very good. Usually we start to see the inventory count increase in numbers at the beginning of the year, but the current market conditions are keeping this stat suppressed. Reductions in all tracked products this week didn't help the cause, and the lower than average new listings plus higher sales count didn't help either. The listings that went under agreement this week seem the same as this time last year, but I imagine the reason for that is simply the lack of inventory. Given more options, I imagine this number would be much much higher. This time last year it seemed like there wasn't a lot of options either, but that pales in comparison to the desolate landscape that is the Halifax real estate market of this year... so far anyways. I talked with several buyers who wanted to wait out the market last year, only to witness what it would evolve into. Buyers even now have the same question, so the real question would be what will the market look like in 12 months from now. Common practice for buyers right now is to shop under their approval amounts so that they can compete when the time comes, but for many, they are slowly being priced out of the market, especially in the sub $300k range. The median prices seem to be holding steady, although I think they will start to show their true colours soon with that significant price explosion in the last few months of 2020. I was surrendered from a Humane Society and due to BSL I could not be adopted out there. I am super excited to find my forever home! I don’t quite understand children and their unusual movements and voices, I get excited and want to play with them but I can be quite rough because of my size so my forever home should be adults only. I saw a cat out a car window once and my transporter thought I was going to bust the car window out trying to get to it so definitely no cats for me. I have met multiple dogs and most times have done fine but two times, I did not do fine. Both occasions were with larger, intact male dogs and started out fine until it wasn't fine and my handler got bit in the process both times. I've had no issues with female dogs but I'd rather just have my humans to myself. I've gone to daycare once and did pretty well but it's not really my cup of tea. I am comfortable wearing a muzzle and I've been in board and train for a couple months now working on my impulse control and have excelled. There are videos of me doing my training, if you'd like to see them, just send my rescuers an email. Training classes will be mandatory for my adopters. I am very leash reactive to fast moving things...cars, bikes, etc., so this is something I still need to work on. A quiet neighborhood without lots of traffic would be ideal for me. I am also housetrained and crate trained because I may get into a few things if left alone. The neighbors said they don't hear a peep from me when I'm by myself. Oh and I know a bunch of commands! I will sit, stay/wait (even at meal times), shake and lay down. Let's just say I'm very treat motivated! I am a perfect car ride buddy. I would love to have a fenced yard to run out my zoomies in! Zoomies are often followed by snuggle sessions and I am a complete bed and covers hog at night. I love all things rubber and my favourite treat is pepperoni! Usually January starts with a bit of a hop with the leftover activity from the previous year resuming to finish up their transaction, then wains once the snow flies, but the demand is so high for property that I would be surprised if we even enter the late winter blues market at all. The bones have almost been picked clean as buyers take a look around and see a measly 1,075 products on the market (all categories combined), which is down 50% from this time last year. The entire HRM only has 441 single family homes for sale right now, and that's across all price brackets in all areas! Values continue to push across the board as well, with single family home values entering 2021 with a record breaking week to kick things off. Both sales to list ratios hit below the 100% mark, but the real story can be found in the median prices, as they are reflecting the true nature of the market by pulling data from six months. That picture is a bit different from the weekly snapshot, and shows that both tracked products, on average, are selling 8-10k over list price. This is just the average for a broad brush application, if you were to dig into the market in certain areas and property price brackets you will see extreme variations in sales amounts. Still, as this market carries on, prices continue to inflate as demand drives these sales to historic heights. Will this be the year that things turnaround, or are we in for yet another Sellers year? I am a 1yr old Catahoula mix boy weighing in at approximately 50lbs. I was surrendered to a shelter in Louisiana because my family didn't have time for me and kept me crated 24/7. So I decided to come to Nova Scotia with a few friends in search of a forever home. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me!?! I am much more than a Southern boy with fancy markings, I am a dog that is all about my people! My markings and awesome webbed feet are from my Catahoula side of the family, the official state dog of Louisiana. I am highly intelligent and energetic and am certainly eager to please. I would do amazingly well with an active family who is preferably breed experienced. I would probably be best suited for older kids as I still have alot of puppy antics to work on… but with my willingness to please they say I have a lot of potential! I know quite a few commands but I still need some training as my attention span isn't always the best. A few treats and alot of praise and I should be a breeze to train. I did interact with cats at my foster home and was gentle, however when they ran I was quick to chase..but they were always too fast for me to catch. I had 2 doggy siblings in my foster home. We got along for the most part. I did have a squabble with one over a toy and the other I got a little jealous over one day and did not act like the perfect gentleman I should have. Other than that my interactions with other canine friends have been positive. My exercise needs would be medium-high but my cuddling needs are very high. With a human as my pack leader I walk like a champ, always keeping a close eye on you when walking right beside you, sometimes so close that sometimes you might trip over me...oops sorry. I am super fast.. and not too bad on recall. I love the car, so much so that sometimes I jump right in the front passenger seat. I am a social bug and love meeting new people but sometimes I just get so excited I jump right up on them. My foster dad says that's a big no-no and we're working on this. I am housebroken and love a comfy warm bed, being a southern dog who can blame me! Still being a young dog I need to have access to some chew toys..and I also like to cuddle with plush toys.. but they may end up being a chew toy at some point. I also love tennis balls. Being in a crate for so much of my short life, I definitely prefer to sleep near my person and not in one. I can pretty much sleep in any position. Are you ready for a wild ride? Well strap in cause it's gonna get interesting! Going into 2020, we were steeped in a Sellers market that had been established and building since 2018. By the end of 2019, multiple offers and asking/over asking price sales were becoming somewhat normal. So much so, that the trend of the "golden weekend" started to occur as agents clued in to the climate surrounding our market. In short, showings were being held for a few days, offers held off until Sunday and presented on Monday. That type of thing. Fast forward a few months and the COVID-19 pandemic would set another blow to the already surging sellers market. At first, no one knew how it would affect the market. Some thought that everything would come to a full stop, for awhile at least, then see the downturn of activity. Buyers came out again in full force hoping to capitalize on the situation and snag a property at a deal potential, or at least get into a property at a minimum. Alas, that was not the case. The demand for property remained, while the already decimated inventory continued to decline by sales and lack of sellers coming to market. This activity steadily stoked the fire of an already smoking market. Already at a record low going into 2020, things did not improve at all in this regard for HRM's inventory. As fast as it was being added, was as quickly as it was being snapped up. The challenge continued in the pandemic, as many sellers put their listing needs on hold since they were likely a bit wary of trains of people in and out of there homes, touching things, coughing on things and the like. This put a pause on a lot of occupied listings, adding to the lack of options available on the market, especially at peak of the listing year. Even after showing protocol was established it was too late, the demand for property and buyer surge had created a buying environment so competitive that extreme overbidding became the norm. It was an incredible year for sales despite the pandemic, with only a short interruption in the surge. 2020 broke a lot of records, and has set up 2021 to do the same, perhaps. As you will see from above, 2020 carried on with the strong sale lead of 2019 and continued its push until March when Covid=19 made its way to the Maritimes. April and May were the hardest hit by the somewhat pause in activity, but quickly regained its footing in June and carried on breaking records all the way to December. A lot of questions came in regarding the reasoning behind the surge, and what were the major factors contributing to this unprecedented time. In my opinion, it wasn't just one factor that put us where we are currently. As mentioned, we went into 2020 in as Sellers market that had been in place for a couple years already. Things were getting bleaker by the week for buyers, but it was gradual, which is the way in Nova Scotia. The factors that created that market are plentiful. Government contracts in full swing, relocations back in the cycle, immigration and economical factors, along with affordable lending / living options and quality of life wants all created a perfect storm of desirability in Nova Scotia. Based on all of those factors, Covid-19 made many people second guess their current living situation. If they were going to be locked down again, why not do it where it's awesome, which is here in Nova Scotia. People in apartments wanted green space, people in cities wanted to move a little more remotely to have elbow room, people in land locked provinces wanted to be by the ocean etc. Here in Nova Scotia, we have all those things, and at the time, an affordable option at that. The pandemic also created another unique secondary factor from outside buyers, as they started to identify businesses that could be managed from the home office. "If I can work from home now, I don't need to add the stress of living in a metropolis to do it, I can do the job overlooking the Atlantic ocean". So in addition to regular relocations, we now have people from all over the country (World) looking for a affordable option that aligns with their living wants since they can work from the comfort of their living rooms. Now I say affordable option, since Halifax is still quite an affordable city compared to many around the country, but that may change if it keeps up however, as sale values also achieved record heights and continue to surge. 2020 started off in usual fashion, a general 4-6% annual gain, which is and has been the average (give or take a point or two) for as long as I have been tracking the stats (15+ years), until this year of course which witnessed a 17% gain in 12 short months. More than 4 years (perhaps more) of growth combined, and most of the gain was achieved in the last 5 months of the year. So where does that leave us in 2021? Well, historically, the numbers flux in small waves but nothing like the above in this city. If the current trends continue, this stat will also carry on rising, but when and if we hit that ceiling, the fall is likely to be fast and noticeable. The question becomes, when will it plateau and turn? Well, in my opinion, I think we are in for another year of record breakers and sustained buyer activity at the least. We are still taking in many relocations, essential and personal choice based, but there are many stuck where they are because of the need to self isolate for 14 days so it's not an option. Couple that with the lack of options and it's almost an impossible task for a lot of people out of province at this point, so they will need to wait until things taper off a bit. How long it will sustain is question. All the previously mentioned points certainly contribute, but to paint a picture of just how significant the change in the market has been this year, the height of the inventory 5 short years ago was 5,845, and sales of 437 residential units at a average selling price of $274,774 in August of 2015. Fast forward to August of 2020 and there was 1,793 available residential products, 825 sales at an average selling price of $373,143, practically $100k change in that short time on average. Looking at the current inventory level is that much more bleak for buyers at the moment as well. 2020 proved to be one of the most unique years on record, so going into 2021 there is a lot of optimism and hope that we will see things return to a more familiar normal. A measly 553 single family homes are listed for sale at the moment, while at this time last year there was 1,139. This should make for an interesting launch in the new year. Usually, January sees remnant activity from the previous year spark back up again for a good portion of the month, then wane when the snow flies, but as I type this, that is already happening and unless something drastic happens the sellers market will dominate the new year! With 2020 being a market year that no one could have predicted, it only makes sense that we start out the new year in uncharted territory, and vague projections. Fairly surprising number of new listings this week, almost double from last year, so I suspect buyers will be watching this stat with great interest to see if this listing trend will carry into the new year. It does seems that more and more listings are finally making their way to the market, although demand is so strong that it's hardly noticed. Eventually, I suspect that this activity will be noticed once the turn has happened, but for now, buyer activity is relentless so new listings will continue to be gobbled up! Last notable from the week is the jump in single family six month median prices. Listing prices held fast, but the median single family home sale prices had their largest leap since the Summer, coming up $3,000 in a single week. This stat has stalled for the the last couple of months, and there almost seemed to be a notice of change with a couple weeks or marginal reduction, however, this jump has indicated the opposite in a big way. This jump also puts SFH median sales exactly $50,000 over last year at this time, and also suggests that on average, listed properties are selling at least $9,000 over asking price. Of course, we have seen this vary significantly, latest high being $130k over the asking. That's a significant increase. . With 2020 almost in the rear view, there will be a lot of data to review and analyze. I was a local surrender and have been waiting over 4 months to find my forever home so I'm ready! I am good with adults and kids but I can get over excited and knowing my size could easily knock over little ones by accident. I had a cat with me in a home and we did okay but anything quick moving outside I will pull as hard as I can to go see them. I have seen dogs from a distance and will growl and lunge and pull to get to them so I am looking to be the only dog in the home and also make sure my family can handle my strength. I'm good on my leash when no distractions are around but have a hard time focusing when other animals go by. I am learning recall and will answer to my name and come immediately, again without distractions like animals and people. I am very energetic, I just had my ACL fixed and it does not slow me down one bit anymore. Since my recovery, I am getting very close to be able to run and dash with no more cracking coming from my back leg. I can also definitely be a couch potato just as much of a snuggle bug and play once I'm comfortable with someone. I had two incident inside the house while with foster dad but never again. Foster dad will brush my teeth, clip my nails and clean my ear and I just sit there without complaining, other than occasionally pulling my paw back. I am good in the car and I'm learning baths aren't scary either. I don’t really love being left alone but will be fine with it. I don't chew anything I'm not supposed to so don't need to be crated and if I'm being honest I really don't like them. I do not touch tables or counters but will eat whatever you give me. Toys are now fun ! I have learned to play with chew toys, chase balls and play tug. I will answer to sit, down, paw, wait, up and look and will turn on my belly every time I'm laying down to ask for a belly rub. Are you my forever home?
