As various departments, volunteers, businesses and people in general scramble to keep the fire contained and support those on the front lines and those that have been impacted, help will be needed now and for the foreseeable future. Please scroll down for a few ways you can assist. With such an unfortunate event, many things here will be effected, including the real estate market. The initial pause of activity while things get under control, the ongoing pause while the aftermath is addressed, and the long term impact from pressure this may cause on our already strained market. HRM is a big place, so there are many areas that continue to press on, much like the pandemic market, things carried on, just differently. At first blush, the stats this week look rather normal, especially for this time of year, but I think the impact will be felt in the coming weeks. The need to rebuild 150+ homes lost in the fires will put pressure on local builders, and there will be many who will not be able to wait out rebuild times, so they may choose to enter the market to purchase. With so little inventory as it is, and builders being as busy as they are catching up from the pandemic market, it seems as though we could see a further entrenchment into the Sellers market. Haligonians are a resilient bunch, and reading all the stories and posts offering aid, volunteering, and the general rally around each other mantra has been heartwarming and inspiring. New weekly additions to the market reported averagely, sales slightly elevated, and listings that received and accepted offers reported quite the same as they have lately; above average. The overall inventory gained again this week, even if marginally, and with the peak of the Spring market on the horizon, we may only see a slightly larger number than what has been reported thus far. Could have been the long weekend that had an impact, but the initial feel during and afterwards has been rather tepid. Values in both tracked products reported much lower than they have been lately, however, the six month selling prices crept up yet again this week, continuing to widen the gap of the overbid. The expectation is that the market will cool as the weather heats up. The annual trend is that the Spring market will always have what seems to be a lot of options, but it is also met with a balanced (or more) demand for products as relocations are in full swing, as well as other folks who need to move for various other reasons. Most like to be settled before Summer hits so they can enjoy it, so the push to be in their new residence really becomes the main focus during the Spring months. As these buyers purchase property and the demand wains, the market cools and we see activity start to slow. Good news for buyers who are perhaps looking to get into the market, and who don't; want to compete as intensely, but the market is anything but predictable these days so you never know what will happen. I came from Texas a couple months ago and now I need to start the search for my forever home. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I came as a very nervous little girl, but I am blossoming slowly into a more confident dog. I will require a patient and attentive home. In my current foster home my ma and pa are retired, and with time, these two have become my pals. Their grown children and spouses, well, they may need a bit more time. They come and go and we can all hang out in the same room together, but sometimes I show them my very best teeth. This is to remind them that we are not on a first name basis yet. I will do this even if they glance in my direction and do not approach me. My foster dad was smart and did a lot of stuff beside me and never looked at me, that is the way I like it. I don’t think I’d be a good match for small children. I will allow my foster mom to pat me all over, but I prefer to have her on the floor with me, so I can decide how long and how much attention I want. I will crawl in her lap, but I do not want to be picked up. I can get on the furniture, but usually won't if someone is already on it. I will go in a crate on my own and this is handy for going to the vet, a place I can certainly do without!! I am not leashed trained as I haven’t yet had the courage to venture outside. Hopefully that comes soon because I get so excited when my foster mom comes home from walking the other dogs, I think I’d definitely enjoy going with them. I get so happy to see everyone, I am bouncing and tail wagging like crazy. It lets my foster mom know that a playful dog is hidden deep inside. I don’t really like toys, have not really cared for food games or puzzles. Unless there is a significant reward I won’t work very hard, if at all. I am also a silly animated dog at meal times, otherwise I am hard to convince to come out of my bed. I am not destructive in the least. My bed, well, I love it. I had a nice fluffy one waiting for me and I love it. It is my safe space and I don’t want ANYONE to bother me when I am there. My foster mom really wanted me to join the pack so my bed is close to everyone, which is fine. At night I have a bedroom bed. I am fine with that and am happy in the bedroom with everyone, I totally get my nighttime routine. I cannot be convinced to get on the human bed. I have climbed on to explore but not to sleep. I really don’t like other dogs in my personal space when I curl up so maybe if no dogs where up there, I might. As far as other dogs go, that is another uncertainty. I like my foster brothers, who are all very chill, but I am not part of the pack. I might choose to be near them if I am nervous, but I might want them to buzz off too. I definitely don’t want them near my bed or dinner. I think I like them around, but I don’t think I’d like a dog up in my face. Cats? They are to chase and howl at aren’t they? The one here is for sure, the few times I’ve seen her. So maybe best that there's none of them in my new home. My foster mom is dying to get me outside, but the last few weeks have been so cold, and I have showed zero interest. I have a feeling if the weather goes above zero I will be forced out that back door. While I am an indoor dog I am a very tidy, pee pad trained girl. My foster mom really thinks once I'm brave enough to take on that big, scary world outside, I'll blossom into my best self in no time. I am not going to be the dog for every family, as I'll need a very patient family, but my cuteness is undeniable. The reward of becoming my friend is significant, to earn my trust is a gift. All it takes is one week of limited inventory additions, buyer pressure, and high sales numbers, and more fuel is added to the market fire! After a few weeks of inventory gain, it looked as though options would become more readily available for current buyers searching, instead, this week proved to be a bit more of a challenge, as not a lot of new selections hit the market and what was available seemed quite competitive. Prices continue to soar week to week, reporting much higher than their six month median values, which are also creeping up. The six month median listing prices seem to be holding fast, but the median selling prices have been increasing, especially single family homes which have increased just over $30k in a month! The six month median prices are a bigger pool of data to draw from (although slower), but you can certainly get an idea of the trend. Limited inventory and the surge of buyers to market, coupled with the accelerated start of the year have created an extremely hot Spring market, one that feels very close to the pandemic market. Overbids are a bit more realistic however (so far), and although many had hoped that overbidding and competition would have subsided by this point, it just isn't happening. The rollercoaster market presses on, so be sure to stay on top of it by tuning into the blog! Thanks for stopping by! The Weekly "Adogtable"I'm Guero. I am a 6 yr old, Am Staff mix fella weighing approx. 50lbs. I came all the way from Texas a couple weeks ago in hopes of a better life. Now I just need a forever family to complete that dream. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I like chasing balls and my tug toy. At first, I wouldn’t bring the ball back to be re-thrown, but now I do. I did have a little issue with my new tug toy my foster mom made me. They tried to take it away from me so I let out a few warning growls. That was before I knew them well, but now that I do, when they insist on taking it, I do let it go without issues. I now know it’s my toy, and that they will give it back. We now only play tug with a rubber tug, and not my special one (the cloth one they throw and let me bring it back). Foster mom thinks that it would be best for me to be with older children who understand boundaries. I’m a bit hesitant around new people, more so with men but a little time and I warm up to everyone. When I’m not asking my foster family for reassuring pats, I’ll find a spot out of the way to wait until the new people are gone. I may flinch if someone goes to pat the top of my head when I’m not expecting it so please give me a few minutes with new people so it's not so scary for me. I am also scared of brooms, if you have one in your hands, I will run and hide. 😥 I do love pats and cuddles and I go find everyone in the family to get more. I didn’t care for stairs at first, but now I have no problem going up and down in search of more people to tell me what an amazing boy I am! I don’t like it when my foster-family leave the house, mostly because I want them to take me with them. I’ll whine a bit, but then I’ll go lay down and wait. If they all go out, I’ll usually curl up on the couch to wait (or sometimes in foster mom and dad’s bed, where I’m not supposed to be, hehe!). I love my dog bed, and like to be covered with a blanket so that I’m nice and cozy. I’m a medium energy dog, my foster-family takes me on multiple short (1km) walks a day. I would be happy with as many walks as you’re willing to give me. I walk pretty well on a leash but I stop frequently to mark. I often forget and pull a bit, but I settle down again when reminded. I like to walk on the curb when on my walks. I eat up all the food I’m given right away and won’t leave any for later so I probably wouldn't do too well being free fed. I haven’t taken anything from tables or counters, and while I do look for tasty tidbits that might have fallen, if I think someone else might want them, I’ll leave them be. When I’m offered treats, I take them politely from foster mom’s hand. I won’t try to get into the garbage or the compost, and I won’t try to destroy anything. I’m fully housetrained! When I want to go out, I paw at the door. If no one hears, sometimes I’ll whine, and occasionally I’ll bark. I do bark at unexpected noises and I sing as loud as I can when I hear firetruck sirens, but for the most part, I’m a pretty quiet dog. I have met cats before and while they don’t seem to bother me here, in Texas, my buddy and I busted through a fence to chase one. Karma sure got me that day as I hurt my eye busting out of that fence but I'm ok now. So maybe it would be better if there were no cats. I love playing with other dogs, and I ask to go play with every dog I meet on my walks. A canine sibling would be great. I can “sit” for my leash to be put on and while my food is given. I don’t reliably know “come” but I respond really well to foster mom’s excited voice. I’m starting to know “off” when I jump up on the furniture. I don’t jump on people. I can shake hands. I try hard to do whatever is asked of me, even though sometimes I don’t quite understand. I’m a smart boy, though, and foster mom thinks that it won’t take me long to learn everything I need to know to achieve my maximum potential. My foster family will be very sad to see me go, but happy for me to have found my forever home. Are you my forever home? Finally, we are starting to see healthy additions to the inventory, with this week seeing one of the largest gains in a week this year, so far. Single family homes definitely had the biggest impact on the increase, which is something that can be noticed by a quick look at what is available. It really has been slim pickings for buyers so far this year, so the increasing inventory level must be a welcome sight. With more inventory does come more competition for sellers and buyers really, especially since the Spring is the most active for both parties during the year. Even still, the activity has been such that the usually slow moving absorption rate has dropped 3 points within a month, after hitting the height of 14 weeks a couple months ago. This time last year is when the pandemic market came to a halt, which was felt on the front lines almost immediately but didn't report that way until a month or so later. By the fall most folk had clued in, and rushed to get their property to market to grab the remaining buzz of the dying market. This seemed to cause a counter effect, since the Fall tends to be one of the slower seasons on the market, so it almost became a very short lived balanced market to end off the year. Of course, we all know what happened next, the new year came, interest rates and prices stabilized, and now we find ourselves back in a Sellers market in most areas of HRM (especially in the entry SFH price bracket). Certainly not what it was during the pandemic, but very similar to the market of 2019 where hot areas of the market were under siege and the new tactic of "holding offers" first made an appearance. The Weekly "Adogtable"I am a cute, cuddly, 10lb, 10 yr old Bichon frise mix boy & my name is Bebe. I came all the way to Canada in December from an overpopulated shelter in Texas. After a long medical hold I am now ready to start the search for my forever home. I am definitely a one person man. I will only have eyes for you. Thats right, just YOU. I bond with all my heart to one person and will protect you by biting all other ankles in sight if I am on the floor. That's right I will bite the ankles of anyone who isn't my person. Just ask my vet. Other people can hold me and love me if my human hands me to someone but don't let these little 4 paws hit the floor because if I see ankles, I will try and get to them. When my foster mom has company, she holds me or puts my harness and leash on and I lay in my bed so I don't have access to ankles. I have made some reluctant progress with accepting more than one person in my life but in the big picture, I don't plan on changing yet. It's better to adopt me knowing this may not happen so it's really important I find the perfect person for me. I am house trained and will let you know when I have to go do my business by going to the door or staring at my human. It won't be long before you catch onto my cues. I like other dogs and have a foster sister now but I would be fine if it was just me and you!!! I haven't been around children at all but given my love for ankles, I don't think that would be wise. I haven't lived with cats but I don't exactly react like a gentleman when I see them outside so that's also probably not a great idea. I do play with toys occasionally but not with my foster fur sibling. I am not a picky eater and of course, love my treats. I don't adapt well to food changes so sticking to what I'm used to is best. I sleep with my person and that's where I prefer to be. I am crate trained for when fresh ankles enter my territory but I'm not destructive so don't need it for that. I love to curl up on the couch with my person and love getting my belly rubbed. I love car rides and going outside. I only need little walks because I'm not high energy. I love sitting in the sun on the deck. I'm good in the bath tub and am an all round gentle guy in my surroundings with my one love. My patella on my left side is pretty much constantly out. This is not painful, but it does affect my mobility some and can lead to things like ACL injuries. The vet says that I would have had this my whole life, so its not something we need to panic about. Giving pain meds when needed and modifying my activity is the best course of action given my age. My other issues after multiple tests have seemed to resolve. We'll discuss this further with my potentials. My foster mom says I am a VERY loveable & special little guy who has the sweetest smile. New listings continue to trickle onto the market, and are being met with renewed buyer vigour. Starter home, well, anything under $500k for that matter is red hot, seeing multiple offers and significant overbids in certain areas of the city again. Turn-key still remains the most desired property type, but location still seems to grant a little compromise in most cases. Strong sales week again this week, and values in both tracked products reported much higher than their six month counterparts. Spring market does tend to be bittersweet for buyers since there it is the time of year that offers the most selection (usually), but also drums up the most buyer activity as well. Competition can be fierce for property, especially since our inventory remains low, and pockets of desirable neighbourhoods do not offer a lot of options still. When they do come up, there seems to be a highly competitive bidding situation, especially at certain price points. With the offer holdover window now back for most property in or near the core of Halifax/Dartmouth, buyers are faced with the frustration of these situations known all too well by any would be buyers of the pandemic market. The question becomes, when will the market cool? Usually, the late Winter/early Spring is active, the most active of the entire year (normally). As early year inventory is gobbled up by buyers, there is usually a padding of listings on the back end of the Spring market, giving more options than the peak of the year. Right now, relocations, school seasons, work related moves etc are all big factors, bringing a highly competitive buyer to market. Once this group demands have been met, the general market feel is less competitive, and this tends to be at the end of Spring/Summer months. Keep in mind, these are typical annual trend notes, if we are headed back that way. Since the pandemic, the market has yet to react "typically", but this year feels the most familiar since then. I am almost 6 months old, 40 lbs and a growing husky mix pup, not yet spayed because of my young age. The nice folks at SALCARS took me in after my family here in Nova Scotia experienced some circumstances in which they couldn’t responsibly keep me any longer. I’ve been hanging out with my foster family for a few weeks, but now I’m ready to start the search for my forever home! In case you’re wondering, yes, my eyes are two different colours. This can be quite common to my breed and just adds to my beauty, don’t you think? But don’t be mesmerized by my looks, there are some things you need to know about me to make sure we’re the perfect match. First, I’m a pretty energetic puppy. I’m happiest when I’m working, playing or running. Right now, I go on 2 leashed walks a day, 30-45 minutes each time, as well as supervised play time in a secure fenced yard with my canine foster siblings at various times throughout the day. Foster mum is pretty strict about no play or shenanigans in the house, and since my exercise needs are being met, I do settle down pretty well inside the house through the day and I sleep through the night. Second, I’m strong willed and highly intelligent, some may say a tad stubborn. I will push the limits if allowed, so foster mum keeps saying something about me needing a consistent, kind, but firm handler/human leader, whatever that means. All I know is that like my ancestors before me, I love being a member of a pack and I’ll settle into whatever pack hierarchy you allow me to. Third, I’m very friendly, playful, curious and a tad mischievous. I have a perpetual puppy happy face from sun up to sun down. Every waking moment is an opportunity for fun and adventure and I just love to spend time with my family. Let me tell you some more good stuff about me. I’m completely housetrained. Not one accident since I’ve been at my foster home, which is pretty good for a puppy if I do say so myself. I don’t seem to be a “howler” and I’m pretty quiet overall. I’m a great eater, enjoying 2 meals a day. I love all dogs; I’ve lived with all sizes of dogs in my young life and got along just fine with them all. I’m not reactive to other dogs when out on leashed walks in the neighbourhood. My preference would probably be for my forever home to have another dog for me to play with, hopefully one that could match my energy, but it’s not a necessity. Although I haven’t gone yet, foster mum thinks I would do just fine at a doggy daycare setting or at a dog park. I love all humans and am quite friendly. Although there’s no children at my foster home, I’ve previously lived with kids and did well. Keep in mind that I do have the typical puppy exuberance and energy, so kids under 5 are probably a no or at least a strong caution, but other than that, I would suit any family that has the time and energy to spend with me. I also previously lived with a cat and done well. Foster mum is pretty familiar with my breed and says I have atypical low prey drive for a husky, but to be on the safe side, if you have a kitty, it would be best if it was at least “dog savvy”. Since I’m not even 6 months old yet, there are some things that I’m still working on to be a better canine citizen. Before I arrived at my foster home, I did not have any leash training whatsoever. While I didn’t like it for the first few days, I learned quickly that leashed walks are fun and now I run to the door in anticipation if foster mum even thinks about picking up the leash. Speaking of which, she uses something called a transitional slip lead with me and I actually walk quite nicely with it. My breed is known for pulling, but with the slip lead around my head and muzzle, we can all enjoy our neighbourhood walks. Of course, if you’d like to harness me up and let me pull you along for a jog/run, I’d probably love that too! My foster home is also trying to do a little crate training with me. That’s going, ummm, meh. I don’t love it. Foster mum tells me that I have serious FOMO (fear of missing out) and I don’t like being left alone for long. Unfortunately, I can be destructive in the house if left alone, so crate training is a must. So far, I can handle a few hours at a time and as a bonus, I do get yummy peanut butter kongs for crate time so I am coming around slowly. My absolute preference is that someone is home with me all the time, but I’m slowly learning that it isn’t always possible and that I have to learn to settle on my own. Sales also picked up momentum this week, with an above average week that looks closer to pandemic market numbers. Still shy of this time last year, but one of the healthiest sales week of the year so far, with the expectation that more are on the way! Surprisingly, however, was buyer activity this week. With these solid stats getting put up, you would think that there would be a momentum shift and things would carry on with increased buyer activity. Unfortunately, that does not seem to be the case, as we saw the reduction of conditional/pending properties around HRM this week, perhaps lending to a bit more discerning vision to current buyers. Although offer holds and buyer activity are still apparent, it would seem buyers are being a bit more selective with what they choose to set their sights on. When multiple offers do happen (which seems to be quite popular at the moment), the winning bid is not usually a number extremely over the asking price. The good thing the cooling market has brought is a bit of stabilization, so value can actually be measured.... to a degree. Thanks for stopping by! The Weekly "Adogtable"Hey doggy lovers! My name is Petunia, named after a flower because I am a delicate, beautiful, and strong. I am a one and a half year old Lab/Retriever mix girl weighing around 50 lbs. I came from Louisiana a few weeks ago. Now I am ready to find my forever home! I am house trained. I have had a few accidents in my new foster daddy’s home, but we worked hard together and I am proud to say that I no longer use the washroom in the house. I love toys, whenever I get a chance I like to prove that no toy is indestructible. I sometimes need a cue if I am doing something mischievous and getting into things I shouldn’t be. I was previously fostered in Louisiana with multiple dogs, while I was recovering from my surgery. I had no issues at all there. However, since being in Canada, I had a couple of incidents with my last 2 foster homes. I was fine for the first couple days but then I wasn't. I'm not sure what happened or why but I bit the resident’s dogs. This was not my proudest moment. I am now in a pet free foster home and should continue to be in one for my forever home. I don’t seem to have any issues playing with dogs outside as I have been playing with multiple dogs frequently outside. Although I think being muzzle trained would be ideal. I did see a cat and did not try to chase them but again pet free is ideal. So about my surgery, I had a hip replacement which took some time to heal. But the good news is that I got the latest brand. Still working on getting used to it, that is probably why i sit funny sometimes or on walks I tend to pull. I am learning not to jump on people but I get so excited to see people I forget my manners. I am not nervous around anyone. This is probably not a good trait cause I don’t know what stranger danger is. I do not bark at all. Actually, that is not true my foster daddy once caught me barking in my sleep but that’s about it. He was getting worried that I might have been mute. I’ll accept love in the form of pets anytime but my favourite thing is food. I am totally food motivated. I don’t even care if it’s edible. I love the vet! I just went for a full check up and the place is like willy wonka chocolate factory. It’s pretty much unlimited treats, while they poked and prodded me but its totally worth it. I got a clean bill of health. I love going for walks! I’ll sit at the door and wait to go out to do my business. I don’t mind going in the car with you, I love the front seat especially if you have heated seats, what can I say, I am a princess. I’m a super cuddly gal that would love to lie on the couch with you or on top of you. My foster paw-rents gave me my own bed but I’d much rather be in theirs. I am also crate trained, you just have to point and say kennel. Most times I listen but I will always listen if you have food in your hand. Solid reports in both new market listings and buyer activity as reflected in the pending stat, both reporting higher than this time last year. Decent sales week as well, with a positive showing for this years market, despite still reporting lower than this time last year. The big surprise this week is the absorption rate. Sure, we have had a few good month of activity, but this is a slow change stat, usually. If you imagine the absorption rate as the accelerator of a car, the more you press the pedal to the floor, the faster you go. With the absorption rate, the lower it pushes, the faster things disappear from the market. With interest rates and overall prices stabilizing, the market may not seem so intimidating to buyers anymore, inviting them back. We are also starting to see first time, somewhat affordable properties come to market this year, which has not been the case in the last couple. Another interesting report this week are the sales values, especially the median single family home list/sell prices for the last six months. Late last year they somewhat stabilized, with the projection being a further drop coming into the 2023 market year, however, prices recovered and this stat has been on the rise ever since. This month alone, this six month average has actually increased 20k in a few weeks for listing, and 15k for selling. With more inventory on the way, these numbers should cool as demand is met, but it's anyones guess where and when that ceiling will arrive. I came all the way from Texas a couple weeks ago in hopes of a better life. Now I just need a forever family to complete that dream. I like chasing balls and my tug toy. At first, I wouldn’t bring the ball back to be re-thrown, but now I do. I did have a little issue with my new tug toy my foster mom made me. They tried to take it away from me so I let out a few warning growls. That was before I knew them well, but now that I do, when they insist on taking it, I do let it go without issues. I now know it’s my toy, and that they will give it back. We now only play tug with a rubber tug, and not my special one (the cloth one they throw and let me bring it back). Foster mom thinks that it would be best for me to be with older children who understand boundaries. I’m a bit hesitant around new people, more so with men but a little time and I warm up to everyone. When I’m not asking my foster family for reassuring pats, I’ll find a spot out of the way to wait until the new people are gone. I may flinch if someone goes to pat the top of my head when I’m not expecting it so please give me a few minutes with new people so it's not so scary for me. I am also scared of brooms, if you have one in your hands, I will run and hide. 😥 I do love pats and cuddles and I go find everyone in the family to get more. I didn’t care for stairs at first, but now I have no problem going up and down in search of more people to tell me what an amazing boy I am! I don’t like it when my foster-family leave the house, mostly because I want them to take me with them. I’ll whine a bit, but then I’ll go lay down and wait. If they all go out, I’ll usually curl up on the couch to wait (or sometimes in foster mom and dad’s bed, where I’m not supposed to be, hehe!). I love my dog bed, and like to be covered with a blanket so that I’m nice and cozy. I’m a medium energy dog, my foster-family takes me on multiple short (1km) walks a day. I would be happy with as many walks as you’re willing to give me. I walk pretty well on a leash but I stop frequently to mark. I often forget and pull a bit, but I settle down again when reminded. I like to walk on the curb when on my walks. I eat up all the food I’m given right away and won’t leave any for later so I probably wouldn't do too well being free fed. I haven’t taken anything from tables or counters, and while I do look for tasty tidbits that might have fallen, if I think someone else might want them, I’ll leave them be. When I’m offered treats, I take them politely from foster mom’s hand. I won’t try to get into the garbage or the compost, and I won’t try to destroy anything. I’m fully housetrained! When I want to go out, I paw at the door. If no one hears, sometimes I’ll whine, and occasionally I’ll bark. I do bark at unexpected noises and I sing as loud as I can when I hear firetruck sirens, but for the most part, I’m a pretty quiet dog. I have met cats before and while they don’t seem to bother me here, in Texas, my buddy and I busted through a fence to chase one. Karma sure got me that day as I hurt my eye busting out of that fence but I'm ok now. So maybe it would be better if there were no cats. I love playing with other dogs, and I ask to go play with every dog I meet on my walks. A canine sibling would be great. I can “sit” for my leash to be put on and while my food is given. I don’t reliably know “come” but I respond really well to foster mom’s excited voice. I’m starting to know “off” when I jump up on the furniture. I don’t jump on people. I can shake hands. I try hard to do whatever is asked of me, even though sometimes I don’t quite understand. I’m a smart boy, though, and foster mom thinks that it won’t take me long to learn everything I need to know to achieve my maximum potential. Inventory continues its road to recovery, with stale listings starting to pad the overall numbers, giving new buyers to market some options to consider. Listing activity likely reported lower than average this week due to the Easter long weekend, and historically, the true "Spring" market arrives at this point. The expectation now is that we will continue to see listings come to market, with on a more frequent basis, where it will grow in numbers until late may / early June. That was the way our historic trend worked anyways, so it will be interesting to see if these usual patterns are revisited post pandemic market. Buyer activity was lacklustre again this week as well, but I can't help but consider the holiday for this report too. Now is the time to get down to it, so you can expect some reports with more substance in the near future, if we do get back to previous trends. Perhaps there is a new market on the way this year, which seems possible given the way things have reported. I am an 8 month old, Golden Doodle lady weighing approximately 45lbs. I was surrendered to the rescue a couple weeks ago and am now ready to start the search for my forever home. I haven't had any interaction with cats or kids while in care but my previous home had 2 young boys that I loved alot. I had a beagle brother previously but his play style and mine didn’t vibe. He was pushy and kind of a bully. I am learning to play with 1 y/o Cockapoo in my foster home who has a great temperament. We play-wrestle, share food and water dish and sleep in the same bed without any issues. I'm very responsive to positive affirmation. I could definitely use more work on my leash skills. I pull when on walks and may bark at approaching dogs/people until they get close, then I settle down. My recall isn't great either but I'm still a puppy so lots to learn. I'm very food motivated and respond and listen well when I'm offered a treat so training should be a breeze with these tools. I am a medium-high energy gal, I love having 1-2 hours of activity per day. 2 good walks per day and I like to run and chase a ball in a fenced in yard. I am completely housebroken with regular bathroom breaks outside. I'll let you know when I need to go outside. I love going in the car! I love looking out the window and exploring! I'm not a chewer of furniture or house goods, although I will try to get into the garbage or pull items off the counter if you leave me alone in the house. I really do not like being left alone, I will cry for a while. Even though I am fostered with another dog and we're getting along, I really could care less if other dogs existed. I would be happiest in a home where I can shine as the only pet, but am slowly learning how to play and socialize appropriately with my foster's dog. I'm ‘on alert’ whenever another dog is around and seem a bit unsettled, compete for my people's attention and sometimes I struggle with sharing treats, chew toys and attention. I'm a good sleeper. I sleep in my foster parent's room with the door closed, either on the bed with them, or on the floor on a dog bed/blankets. I tend to bark whenever I notice any activity happening outside the window at home, or on walks when we’re approaching other dogs or people. I usually settle when my fosters speak softly to me and some distracting treats help too. I am not a picky eater. I tolerate baths but they're not my favorite thing. I don’t really understand what toys are for yet but I'm sure I'll eventually get the hang of it. I do sometimes want to take the toys away from my foster fur brother when he has them, maybe out of fear that they’ll be taken away from me. This smart girlie has mastered ‘sit’ and ‘give paw’ very easily. I am eager to learn more tricks! I'm a very affectionate lady and love to snuggle up close and give kisses. I like being close by at all times and love laying my head on my humans. I love having the freedom to run around, chase a ball and I also get very excited at meal time! I'm goofy, playful and snuggly and sometimes stick my tongue out the side of my mouth when I'm happy! I usually start my day with a walk around the block and bathroom break. Then in for yummy breakfast and play time—either chasing a ball or learning how to play tug on a rope. I love exercising my mind with a puzzle, snuffle mat or training session to get those extra treats. Then a mid-day nap next to my humans while they work. More walks or a run around the yard, then in for a treat filled Kong. Long evening walks after the workday are my favourite. Wind down time on the couch in the evening while the humans watch Netflix, then off to bed to settle in to my comfiest spot where I can stretch out and sleep through the night. Buyers were out again this week in full force, and it does feel like the Spring market has finally arrived here in Halifax. Values for both tracked products reported averagely this week, with the exception being the six month median list and selling prices, which had a surprisingly large uptick. The early year market surge lended to the quick recovery of sliding values and slumping sales, and while most activity is notably lower than this year at this time, the big takeaway is the rebound of the down prices. Speculators have been waiting for signs of the bottom, and as reported here last month, it did seem the slide had stopped and prices stabilized. The end of last month and this first week of April have somewhat confirmed this, but anything can happen in this market! Seems a few other markets are starting to recover across Canada, which could further strengthen ours, so it will be interesting to see how this impacts us. I am a 6 yr old, 17lb, chihuahua mix lady. I came from Texas before Christmas and am now starting the search for my forever home. I am a very timid girl who takes great comfort in other dogs. Any forever home will definitely need to have another dog. I am respectful of “dog rules” and draw comfort from the pack, dogs first, people second. I haven't met any cats so not sure what I'd think of them. As far as kids go, no thanks...too noisy and unpredictable for this girl. Although I am very shy, I haven’t shown any aggression towards anyone but my foster family does give me my space. I am not leash trained. My fosters have been working on it without success. A leash is an annoying, useless accessory in my eyes. Although I will tolerate it being attached, that’s as far as it goes. I go into instant flight mode when pressure is applied. Maybe once my confidence builds, it will get better. When I'm outside, I am uncomfortable and am always trying to find a way back inside to safety. Maybe I'm just an indoor type of gal. Even with my foster parents who I've been with for a couple months, if I ever got off leash, I would probably run. I believe once leash trained/comfortable outside I would probably benefit from and enjoy some outside physical activity in daily walks, but I am also very content to lay about. I know my name, working on recall and I will come most of the time when called depending on what obstacles are in my way. With treats involved, the success rate goes up. I use a pee pad with zero issues. Once some leash work is complete I believe the transition to outside potty would be pretty seamless as I am a very smart dog. I am treat and canine motivated. I follow my foster fur sibling almost everywhere. I will also stay close to my foster mom sometimes. As long as there are no visitors in the house, I have no issue relaxing with the family. I do not have separation anxiety nor am I crate trained. I prefer to sleep in a dog bed beside my humans bed, or in the living room or office. I do like the bed and will sneak on during the day or when they are out, but I need stairs to get on/off and I am uncomfortable with being that close to my humans while I'm sleeping. I am not destructive when left alone with free reign of the house. I may snoop when I'm bored so something mentally stimulating would help if you're gone...Kong, food ball, snuffle mat, etc. I will bark with unexpected quick moves/noises. I will also bark at men, but I'm not aggressive, just telling them to keep their distance. I am not a picky eater but don't panic if you don't see me eat. I prefer to do that when everyone is asleep. I don't like baths but I think I tolerated it like a champ. I have shown some interest in toys so I believe, in time, I'll get the hang of them. My tolerance of people has improved since I arrived, however I am still very wary of people in general and will not seek out physical affection. To sum me up, I am a wonderful girl who would do excellent in a home with another dog and owners willing to put the time in to acclimate me to life in a household. I would not recommend a home with children due to noise/activity but older teens would probably be fine. I have a slight aversion to men, but nothing that can’t be worked past, I have not been aggressive. In the short time I have been here, I have adjusted at a slow and steady pace, and am now seeking out a family to further build that trust and a strong relationship with. I am a very intelligent dog and have a willingness and want to be part of a family, but struggle due to my past experiences. Are you the one to help me with this? Listings falling under contract edged up a bit, but still reporting much lower than this time last year, despite having more than double the property options. Values overall held steady this week, but the average selling price in general is reporting lower than this time last year, to include the single family home six month median selling amount. The six month median stats themselves have now turned over, and are starting to show positive signs of value increase. With the way the first quarter of the year has performed, it is not surprising to see the values recover so quickly, however, with the sagging start to the second quarter, it is now more questionable than ever to see how the Spring will turn out. Nova Scotia is still doing much better than some of the larger markets across Canada, as prices across the country continue to cool and sales slump. Affordability, ocean living, and everything else the jewel of Atlantic Canada has to offer, we continue to be a national draw, holding strong against the pandemic market correction. With March in the books, April will be our tipping point into defining what the rest of 2023 should look like, and with the way the numbers are reporting, it could go either way. I came from Texas a couple months ago and now I need to start the search for my forever home. I came as a very nervous little girl, but I am blossoming slowly into a more confident dog. I will require a patient and attentive home. In my current foster home my ma and pa are retired, and with time, these two have become my pals. Their grown children and spouses, well, they may need a bit more time. They come and go and we can all hang out in the same room together, but sometimes I show them my very best teeth. This is to remind them that we are not on a first name basis yet. I will do this even if they glance in my direction and do not approach me. My foster dad was smart and did a lot of stuff beside me and never looked at me, that is the way I like it. I don’t think I’d be a good match for small children. I will allow my foster mom to pat me all over, but I prefer to have her on the floor with me, so I can decide how long and how much attention I want. I will crawl in her lap, but I do not want to be picked up. I can get on the furniture, but usually won't if someone is already on it. I will go in a crate on my own and this is handy for going to the vet, a place I can certainly do without!! I am not leashed trained as I haven’t yet had the courage to venture outside. Hopefully that comes soon because I get so excited when my foster mom comes home from walking the other dogs, I think I’d definitely enjoy going with them. I get so happy to see everyone, I am bouncing and tail wagging like crazy. It lets my foster mom know that a playful dog is hidden deep inside. I don’t really like toys, have not really cared for food games or puzzles. Unless there is a significant reward I won’t work very hard, if at all. I am also a silly animated dog at meal times, otherwise I am hard to convince to come out of my bed. I am not destructive in the least. My bed, well, I love it. I had a nice fluffy one waiting for me and I love it. It is my safe space and I don’t want ANYONE to bother me when I am there. My foster mom really wanted me to join the pack so my bed is close to everyone, which is fine. At night I have a bedroom bed. I am fine with that and am happy in the bedroom with everyone, I totally get my nighttime routine. I cannot be convinced to get on the human bed. I have climbed on to explore but not to sleep. I really don’t like other dogs in my personal space when I curl up so maybe if no dogs where up there, I might. As far as other dogs go, that is another uncertainty. I like my foster brothers, who are all very chill, but I am not part of the pack. I might choose to be near them if I am nervous, but I might want them to buzz off too. I definitely don’t want them near my bed or dinner. I think I like them around, but I don’t think I’d like a dog up in my face. Cats? They are to chase and howl at aren’t they? The one here is for sure, the few times I’ve seen her. So maybe best that there's none of them in my new home. My foster mom is dying to get me outside, but the last few weeks have been so cold, and I have showed zero interest. I have a feeling if the weather goes above zero I will be forced out that back door. While I am an indoor dog I am a very tidy, pee pad trained girl. My foster mom really thinks once I'm brave enough to take on that big, scary world outside, I'll blossom into my best self in no time. I am not going to be the dog for every family, as I'll need a very patient family, but my cuteness is undeniable. The reward of becoming my friend is significant, to earn my trust is a gift. My foster mom says they don’t come any prettier, my brown eyes melt her heart. My adoption fee is a $450 donation to the rescue to help save more dogs like me.
