Although activity should be starting to slow at this point in the season, it's all engines ahead into the fall market. A larger then average addition of new listings this week, coupled with a softer sales week has caused the inventory across the board to sneak back up. Sales values remain solid (despite their odd appearance this week), but it is a clear observation that value priced starter homes where the flavour of the week not too long ago. Still, we don't seem to be making a dent in the absorption rate, and of course, inventory is still way above all years previous. It would seem that sales are happening at pace, but I'm sure each one has a very unique story to tell. Please also update your bookmarks as we are now .ca intend of .net! So after a few weeks of back and forth, the market has decided to turn down again. Most key areas are reporting reduction including single family homes and condo inventory, but areas like new listing additions, sales and conditional offers seem to be holding strong with activity. Values remain solid, but the end of the season is starting to prevail. Trying to soak in the last of the 2015 summer/fall market, there was 337 price changes this week to make properties more attractive, and 179 listings decided that was enough and tipped their cap to fight another day. The absorption rate is just below par with last year at this time which signs, at least, that things are relatively the same as last year (exception being the inventory). Things are also better than last year in some cases at this time, but we won't truly see the overall impact for months to come. Thanks for stopping by, and stay tuned! Might be the slower sales, the smaller amount of expired/cancelled listings, and the slightly increased new additions to the market that has caused the comeback, but for a time when annual trend is supposed to point downward in the inventory section, the market, I guess, has different ideas. Value remains solid this week (as always), and average days on market hold steady around the three month mark. Still, with a decent amount of accepted offers on the table this week, it appears that the late start to the market year has cause a late ending to it as well. Not sure there is anyone complaining about it, and I'm sure that most people would encourage the activity to stay around much longer, including me. Thanks for stopping by! THE WEEKLY ADOGTABLE Name: Echo Look at the gorgeous colors on this boy. Echo is a sweet and handsome Lab-Pitty mix boy who just celebrated his 1st birthday on July 5th. He is 62 pounds, is crate trained and spends his time alone in the house in a crate. Echo is up to date with all his vaccines and is neutered. He plays rough and sometimes gets a little rambunctious but never has an intent to hurt anyone. He is not mean or aggressive ever... just doesn't know his own strength. Echo isn't that great with cats so a home with cats or small animals is not recommended. He has a lot of energy and needs someone to spend time with him to train him and help him expend that energy. Children tend to be playmates to him and with his rough play run the risk of getting hurt. With the right direction Echo would be great but until then he is best not to be in a home with small children. Echo is still very much a puppy and really wants to be a good boy but gets into a lot of trouble because his Mom hasn't had the time to spend with him to train him properly. He is VERY motivated with food and would be easy to train given the opportunity. He is not good on a leash but can sit and stay when food is a motivator and has a fairly good recall when not distracted Echo still has the occasional accident in the house and will steal food if given the slightest opportunity. Echo truly would be an awesome dog for someone who has the time to train him properly. He is a loveable and loyal dog, not a mean bone in his body, and just needs the right home. Another event happened this week as well, condo inventory is actually less than last year! Single family homes, unfortunately, are yet to follow suit in that regard, but the gap is narrowing it seems. Activity may appear to be slowing down, but on the contrary, things are maintaining at a steady pace. Although new additions are down and the listings that failed to sell are coming off the market (causing the inventory decline), sales are still relatively strong and accepted offers are happening in high numbers. So what does this mean for sellers? Maybe a little less competition, or is it trying to appeal to a smaller crowd of buyers? I would have to say the first selection, since sales and offers are just as strong as they were in the peak of the Spring season. I have referred to September and October many times as the "secret time to sell", an it would appear that this year is no different. Thanks for stopping by!
