This week looks much the same as the late Spring market reported, but the positive note is that the late Spring market was hot! Continuing the trend, new listings are down this week, almost half of what hit the market compared to last year at this time, Against the trend, sales reported lower this week however, but this is the first time that has happened in the last few months. Buyer activity was also up last year over this year, but there was a backlog of the late Spring market that varied the stats in dramatic ways. Average sale prices have also reported lower than normal over the past few weeks, but this could be influenced by the hottest price point and product, entry level homes. Of course, most in Halifax predicted somewhat of a price correction, however slow and hesitant the market accepted it, but it does seem that products are adjusting. Interesting times indeed, and there's still a tonne of inventory for Buyers to wade. This year however, there is a little bit less of a selection and prices seem to be a bit more competitive. Not entirely time to break out the banners and champagne just yet, but the market outlook is starting to look promising for Sellers. Another week into the Spring market and a larger gap widened between the inventory levels of this year and last. Just looking at the new listing additions compared to last, there is quite a significant difference. The abundant additions might have been late bloomers to the market, given the brutal winter in 15, but it still seems quite the difference. We have had a slower trickle of inventory than usual this year, and with positive Buyer engagement, there has been real progress to the recovery of the selling market. Just look at the absorption rate. Down a full 13 weeks from the same time last year, and decreasing every week. Buyers are still heavily active and increasing in volume, just look at the listings that have gone conditional, up 24 units more than this time last year. The market year will be summarized by the next few months (unless something extraordinary happens), but if things keep going the way they have been, it might prove to be the year that many have been hoping for. With the mild scare we had a couple weeks ago regarding the inventory levels, many people will be happy to see that the overall inventory level has reported lower than the last year at this time for the second week in a row. This is largely in part to the steady stream of Buyers that seem to be snapping up the right properties, and the lower new listing additions climbing onto the market each week. Looking ahead to the projected sales forecast (loosely based on the conditional property stat), it does appear that this positive momentum will continue to carry into the prime spot of the Spring market. The one product that hasn't had too much trouble in this area for the last year or so has been the condo market. Around mid-point of the market year last year, condo's halted the inventory advance and started to retreat. That retreat has been slow, but steady, and has continued to trend in that direction since that time. Now the condo market in Halifax represents a very small fraction of the overall market, but holds an important indicator of the Buyer and Seller's trend. Important to track overall, and definitely important to see the demand for these types of products. It does appear that the lure of less maintenance and price points are drawing some would be family home purchasers away, or the sheer difference in necessary size might also be playing a factor. Whatever the cause, the Condo market here in Halifax is healthier than it has been in a long time, and it doesn't appear to be changing anytime soon. Thanks for stopping by! As reported during the weekly reports, sales have made somewhat of a rebound. As a matter of fact, sales are actually reporting better than the last three years in the last few months, and this month's only bested by 2011 and 2012, so a good start to the first quarter of the year indeed. Inventory has been playing a bit of a trick on us in the last few months. Although the sales have been reporting higher, the swell of last years inventory levels, coupled with the busy Spring market, has skewed the positive effect that sales are attempting to have on the market. We did however report lower in a few of the first quarter months, but we currently stand smack dab in the middle of last year and 2013's inventory heights. What seems to be a year over year fractional gain, continues this year with overall sale price averages. Although we see this stat fluctuate to highs and lows during the market year, overall, annual trend sees a general increase that we witness year over year. Consistency in this regard is definitely a blessing in disguise, as it prevents the drastic boom/bust experience that many markets across Canada have, and continue to experience. So a solid first quarter report as there is hope to carry this momentum into the peak of the market year, and the hot (hopefully) summer months.
