Localized hotbeds of activity for new listings continue this week, and still a good amount of buyer interest out there as well. Weather has held out for the most part, so buyers are taking advantage, and sellers continue to take advantage of the optimal selling conditions. Holidays are approaching, and it would seem many buyers have tapped out for the rest of the year, taking a rest to recharge the search in the new year, but there are still some hoping to snag a home before the year is out. Two incredible years of an unpredictable and unprecedented market here in Halifax, so the big questions is what's next? Are we destined to keep living this market, with buyers having to salvage what little meat is left on the bones until nothing is left, or will 2022 be the year of change? We still seem to have a lot of buyer pressure from out of province bearing down on our fair city, and the bulk of buyers seems to grow by the day as what little inventory that trickles to the market is snapped up in short order. January 2022 should start the ramp up of activity, but we really won't have a good idea of how things will shape up until the Spring market has passed and we are left with the data to analyze what happened. Of course, there are ways to get indications of how the current market is performing, like checking into the blog, so do that when you can and stay informed! Still, we did see a decent amount of new additions to the market, sales, and listings that accepted offers this week causing a slight reduction in the overall inventory. The six month median held fast this week, other than the six month condo sale price, which received sizeable reduction, punting it back to the values as reported last month. The absorption rate remains insanely low, as well as the overall inventory, which has caused the same fevered activity for new listings as reported in the Spring. If annual trend gets back on track, we should see the overall inventory and activity in general decline until it hits the bottom of the market year; last week of December. The big question on everyones mind is if this market will sustain for 2022, or if will continue to cool and perhaps enter into a correction year. More and more folks I talk with are of the mind that prices are here to stay, and if there is a correction it will be small. Issue with that is that we witnessed one of the largest upticks in property values Halifax has ever seen in such a short time, so prices, although drastically higher than two short years ago should only remain should the market outlast the period of volatility. Meaning, the longer this market persists, the more properties sell at these inflated prices, the more likely the overall values will stay. Should we hit a stop sometime soon and the market begins its turn, property values will become vulnerable as inventory rises and interest wains. My name is Chandler and I am a 4 year old, border collie mix boy weighing around 45lbs. I came from Texas several months ago, I thought I had found my forever home but turns out I wasn't quite home yet. I'm a little shy and it takes me a little more time to trust people, but once I warm up I love a good scratch, especially on my ears or under my chin, and I also love a good cuddle, particularly first thing in the morning! I enjoy the company of other dogs, but prefer to watch rather than play. I'm unsure of kids, I tend to scare easily, so I would do best in a kid-free home. As far as cats go, I haven't been around any, so I'm not sure about them yet. I walk really well on my leash, but it's really important that I'm always on a double leash because I am able to back out of my harness when I get scared. I can sit and come when called, but I will need some patience and training when it comes to body handling and confidence building; I tend to get nervous if I feel trapped or cornered and when walking through doorways. I'm not a big fan of toys right now, but I may learn to enjoy them over time. Car rides on the other hand, I'm definitely a fan of those! I'll just curl up and have a nap on route to our next big adventure together! At home, if there is someone around, I like to follow them around the house. If I'm alone I won't be destructive but I think I'd like someone home more than not. I am happy to say I am housetrained as well! I know I have a few things to work on, but I promise that your patience will be rewarded! This is the annual trend, but the sellers market has exacerbated the issue, causing concern for the retuning stats in 2022. Still, there seems to be a last push going on at the moment, with listings slowing arriving daily, and still greeted with the buyer activity that we have grown accustomed to. September had indications of a real slow down of buyer activity, but that has all changed again in October and November, showing glimpses of the early 2021 spring market. I still find it incredible that despite the extremely low selection, we are still seeing a solid amount of sales and listings under contract each week. Of course, these stats a bit lower than last year at this time, but we also only have a fraction of products up for grabs each week compared to last year. The six month median prices gained again this week, and these stats had all but paused in September, only to slowly claw back in the northern direction in the last couple of months. Last few months of the year seem to be blazing by, but important changes are still happening, so stay tuned to the blog to stay informed and up to date with this dynamic Halifax real estate market. I’m very playful and enjoy running on the deck with some small toys. I love chasing the falling leaves and my foster moms when they start walking fast and tell me to go, go, go. I’m new at that doggy life so I have a lot to learn. I know to use a pee pad for my relief; I might miss now and again but generally I hit the target! I love my fosters (well, pretty much all humans I meet) and want to be around them as much as possible. I will sit on the couch with you or lay on your lap while you watch TV or read a book. Since I have nine siblings, socializing well with others is no problem but playing nice I need to work on. I enjoy my kibbles at meal time; I will gobble them up and then have a bit of play time before going for a nap. I also really like the homemade treats that my foster mom makes, they are very healthy and tasty and I’m hoping that she’ll give you the recipe. Going back to the beginning of 2020, Halifax was already solidified in a sellers market, with overbids of 60k making headlines. Fast forward to today and that's pretty much a standard overbid for a semi in Sackville! Last year was a lot of wondering, a lot of "what happens next", tons of speculation and an expectation that it wasn't going to last. Well, here we are, just a few months from the finish line and what was shocking and surprising last year has become standard practice and "old news" so to speak. Buyer frustration remains s at an all time high, and the extremely lacking inventory is not helping matters at all. A lot of similar qualities in this weeks report compared to last week with a few small exceptions of course, most of which are in the "greater" column for activity, with marginal gains in most areas and products. The 6 month median single family home list/sale price dropped again ever so slightly, but the condo 6 month median reported its highest one week gain since last year.
