Still just shy of 50% less from last year at this time, but we are finally headed in a different direction...for now. Decent gains in all tracked products this week certainly helped the growth, with single family homes leading the charge reporting one of the largest jumps in a week so for this year. Sales reported a touch lower again this week, but with the solid buyer activity in the last week putting property under agreement, that number is bound to get back to the pre-lockdown levels shortly. What seems like a bit of a slow awakening on the other side of the restrictions being lifted has started to change. Took a week or so to happen, but buyers are slowly coming back out, although listings are still trailing a bit with the return to the market. It's a strange dynamic out there right now, not as busy as before, but activity is increasing, so perhaps we are headed back in that direction soon. Historically, Summer is the notoriously slow market season, likely because most relocations and in town moves have been concluded so that kids can settle into their new homes before the school year starts, and relocated employees can have a bit of Summer before getting back to work in the Fall. Posting season for military and other government employees also follow these seasons as well, making Spring the busiest time historically. We had a few influencing delays in our Spring market including a lockdown, limited inventory and a pause on the influx of out of province buyers because of the border closure, so the thought is that this activity would pour over into the Summer months to make up for the lost time. The Weekly "Adogtable"Meet Harley! Harley loves people and kids, and is a happy dog that listens well. He is house trained and crate trained. Harley has no bite history, but is not recommended around cats and has not met other dogs besides the dog he lived with. Harley requires obedience training as he jumps up, pulls on leash, has no recall, steals food within reach, and sometimes chews the kennel floor when he was left in there too long, so potentially has separation anxiety. He will be assessed further while in rescue and obedience training will be started. For the second week in a row, Halifax is reporting a solid property gain to the market, which was to be expected since restrictions have loosened. What was unexpected however, was the lack of buyer interest. The stats may be pointing to a sustained sellers market environment, however, there seems to be a bit of wind let out of the sails of said market, causing a bit of confusion for some, especially sellers. Of course, pending sales were solid again this week and sales also reported well, but for those in the trenches of this market, it just feels a bit different in the last couple of weeks. Good news for any buyers left that still want to get in, not so much for sellers looking to maximize their profits. I did also mention in previous posts that I predicted this lull would be brief while the border restrictions were sorted out, but now the question is will it return. Values across the board are still excellent, but they too hit a bit of a lull this week, reporting a touch lower than the current average for single family homes. Still, the market remains a lion, perhaps a napping lion at the moment, but surely that will change in the coming weeks. There are already rumours that some of the other big markets, like Ontario, are potentially seeing a cooling in their market, so it's not too much of a stretch to think that all markets are susceptible to taking a break, one that sellers are surely hoping isn't a long one. One can only wait and see, so be sure to stay on top of things by tuning into the blog to keep up to date with all things Halifax real estate! The Weekly "Adogtable"Hola Amigos! I’m Thor, a handsome four-year-old 60 lb Labrador-Mastiff mix from Mexico! My rescuers found me abandoned in a park in Puebla after having been attacked and wounded by another dog. I can’t believe how lucky I am now to be in Nova Scotia and so close to finding my FUR-ever family! If you’re looking for a big snuggle bug that’s likes to play, look no further! I LOVE to cuddle and get pats, but I also LOVE to play (especially tug and ball chasing) and go on walks. Speaking of walks, I’m still learning how to behave properly on a leash; I have a tendency to pull and occasionally jump up on cars when I see my reflection. Since I do enjoy my my walks, it would be beneficial for my FUR-ever family to help me learn proper leash manners so that we can both enjoy long walks together! I’m very friendly with all the people I meet, but I can get a little bit too excited and try to jump on them. I also started to guard my foster mom from the kids, they are 13, 15, and 17. I have been responding to correction well with this issue but because of this i think I'd be happiest with adults only. I haven’t had a lot of experience with other dogs since I’ve been in the Maritimes, but my rescuers thought that I could do well in a home with female dogs my size. I met a few dogs who were off leash at the beach and I was indifferent to them. In terms of cats, I do not have any experience living with them, but I’m definitely keen to chase them if I see one, so it would probably be best if I didn’t have feline siblings. Housebreaking, indoor manners and basic obedience are all still a work in progress, but I am very eager to please! I have finally figured out if I tell them I have to go they will let me out! I am also compelled to try and eat pretty much everything, that includes things on tables and counter tops, so a properly dog-proofed home would be safest for us all. I’ve learned how to “sit” but am still working on other commands. I’m not too keen on being left home alone and can get into mischief (my foster mom caught me stealing a peanut butter jar off the table…). I do, however, love to go for car rides, so I’d love to come with you on your errands and adventures! All in all, I do have some training needs, but I know that if my FUR-ever family is patient and consistent with me that I will learn everything I need to know! Still, almost 50% less than last year at this time, but it's definitely a step in the right direction. Single family homes experienced the biggest gain, but vacant lots had a good showing especially given the product availability ratios. Sales were a bit down this week, but this is a dragging stat, so the sales reported this week were likely lower due to the lockdown. One of the stats that can be measured week to week is the pending sales, which saw a sharp spike in the northern direction as people stretch their legs and get back to the property shop. Expect this to activity to sustain in the coming weeks, as well an increase to the overall inventory in all tracked products. The prediction is that we will see a late Spring market, one that would usually be cooling by this point but was stunted due to the restrictions. Still not tapped back into the out of province buyer stream yet, as border restrictions still loom, but they too will be coming to an end soon. So, for local buyers, now might be your chance! The paused listings from the lockdown will be flooding to market over the next few weeks, and out of town buyers are being held at bay for a little longer, perhaps lending an opening and chance to get in! She has never been around cats, and while she has met a few dogs and has played with a few before, she has begun resource guarding furniture and some items by growling when another dog comes near. This behavior has not been shown towards people. Allie is currently reactive on leash to strange dogs and strangers, although once she meets you she is affectionate and playful. Allie loves to be the center of attention and snuggle with her humans. She is OK with kids, but will need to assess this further to determine age limitations. Allie is crate trained, and is learning to not pull so hard on a harness for her walks. Allie has not exhibited any anxious or destructive behaviors. With restrictions being eased, we have and will continue to see a climb in the inventory for at least the next few weeks (hopefully). Demand is still high however, so perhaps supply will be muffled by the bulk of buyers currently out there, dampening the impact. Some sellers decided to wait until now to list, just to keep the foot traffic lower and to tap into more buyers once the lockdown had ended, so I imagine there will be lots of options to divide the groups of buyers and give them a better chance at locking something up shortly. That is the hope for buyers anyways! Last week wasn't a great week for sales, but that could be because of the lockdown and the lack of availability out there, which reported sub 200 units for the first time in months! I don't imagine that to stay down though, especially now that things are starting to get back to business. The Weekly "Adogtable"My name is Chandler and I am a 4 year old, 45lbs collie mix boy. I came from Texas a few weeks ago and after settling into my foster home I'm ready to find my forever home! On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I have really enjoyed being around dogs of all sizes since coming here! I tend to play follow the leader with them all around the house and really rely on them for guidance. I think having a friendly pup in my forever home would be very helpful! I have met a few kitties and really paid no attention to them. I haven't met any kids and because of my timidness I think my ideal home would be adults only with more of a low key lifestyle. The more things going on, the more I feel the need to pay attention to; which can get overwhelming. I was a little unsure walking around the neighborhood at first but after a few trips around I started to feel more comfortable. I wear my harness and am double leashed when we go for walks, foster mom said I walk very nicely 🙂 I like to chew on bones, watch TV and hang around just relaxing. I'm more a medium energy kind of guy. I love watching everything going on in the house and in addition to the dogs, I will also follow you from room to room to make sure I'm not missing out on anything. Walking through doorways at first scared me but, with some encouragement to walk through, slowly I figured them out. Once I'd go through a few times, the hallways became my cat walk and now I prance through no problem! Although I will follow you around, I do also keep my distance. I am a shy boy and it takes me a little more time than others to gain trust. Don't get me wrong I love a good scratch under the chin and pat on the head but just give me some time! When left alone, I will paw at the door, whimper and let out some barks but will settle. I have behaved like a gentlemen when left out, and have not chewed on anything so I'd talk prefer not to be crated. Good news for you! I am a dog and alarm clock all in one! Once I memorize your daily routine, mornings are started with my big eyes, wet nose and wagging tail, inching my way up to your face. I get very excited to start my day with a bowl of food and a nice walk. When being fed I will sometimes wander off but a little reminder and I will come back and finish up. I am also so gentle and friendly with other dogs. If one comes along, I will kindly move out of the way to allow any other dog in to finish my meal. The humans keep giving me toys and im not quite sure what they want me to do with them. I can be picky with treats but do enjoy loving words of encouragement and they help me build my confidence as well. I also learn quite quickly if you correct me for something I've done wrong, I just want to make you happy! When getting into the car, I can be skeptical at first. I do best when my humans cheer me on and walk confidently up to it, then most times I will jump right in.
