WEEKLY ADOPTABLE Bravo is a very special boy, who's been with us for over a month going through extensive rehabilitation. This handsome boy had been neglected in his past and this is evident through his various behavioural quirks. Bravo seems to have two sides, indoors he makes himself small, is very cautious and afraid to see and do new things while outdoors he's a hyper, bouncy, playful soul. Bravo is going to need a family with lots of patience (and strength because he sometimes needs to be carried haha). He likes to go for walks, play outside with his toys and snuggle up on a stormy day. The staff here imagine it will be tricky introducing him to new things like stairs, hardwood floors, beds, couches... everything! There isn't a mean bone in this boy's body, he's got lots of love to give but just needs a confidence boost to let it all out. Bravo would do fine in a home with another dog, as he learns from them very well - but, this dog will need to be very confident and able to provide appropriate signals for Bravo to learn. Sales are slightly up from our improving market of last year, but new listings are way down, which has been the story of this market year. At the beginning of the year, it seemed like the market was a bit slow to wake up, and Sellers where just biding their time until the Spring market when things heat up. When the Spring market finally came, the anticipated rush of listings never fully came, leaving the question of "where did the Sellers go?". Maybe the past few years of selling market woes had turned some Sellers away, or maybe there was just fewer folks that needed to sell their property this year. In any case, the fewer amount of new additions was noticed, and felt mostly by Buyers in the market. The sales year reported much improved as well, but it still hasn't made the impact you might expect. Even with the improved market, the absorption rate has paralleled last year for the most part of the year. So even though sales have improved, and there is less to choose from, it would still take the same amount of time to sell off our current inventory compared to this time last year. December year to year has a few factors affecting overall performance, but one really crucial one...Christmas. Although it's not the complete reason the real estate market hiberates for a few months, but I think it plays a major role. Talking with buyers and sellers, they agree that the holidays really do play a role in their strategy. Sellers sometimes use the time to take a break and enjoy the festive season without interuption of a showing and the like, and buyers scour for the Boxing Day deal from anyone that continues to sell during this time of year. In either case, it's a very real consideration for both parties in residential markets, and one that I can't imagine changing in the future. That being said, the stats overall are reporting eerily similar to last year at this time. We do have marked improvements in some areas like sales, inventory, and absorbtion rate, but it's really close. The big change this year is single family home inventory, reporting in at just under 450 products less! That's a significant change year to year, and it's being felt by buyers looking for this type of product. I'm hearing more and more from people I talk to and my buyer clients that selection is lessoning, and their wondering what's going on, especially at the first time home buyers price bracket. I don't imagine it can stay a buyers market forever, and the year we had has definilty made some changes that buyers may not be ready for. December 1st is notorious for a noticable drop in inventory, as Seller's concede the lack of sale to the holiday season. Most people who are selling at this point aren't really excited about the idea of a hot buyer coming in and asking for a quick close, and would rather tuck away until after the new year to try again. As you can see by the current active listings however, the majority aren't affected by the time of year, or maybe they think that Buyers might be considerate with their closing date... Suprising is the listing additions. Sure you could argue that property needs to be moved regardless of the time of year, and sure, there seems to be a surge of activity at this point, but new listings might find their hopeful Buyers distracted by the season. The market never rests though, and I can persoanllly attest to my buyer clients needs and their requirement to shop for a new home during this time of year is real.
