It's quite typical for this statistic to slowly increase as the market heads towards the slow season, but we have gained six weeks in a short span of three, It usually takes a few weeks to confirm market change, or to see if that weekly report was just an anomaly, but it's looking like we are on pace to slow down to last years tempo. If you compare last year to this one, you will see stats that are starting to get closer and closer as the weeks go on. I've been eyeing the inventory levels over the year, and have noticed a gap closing trend beginning in the Summer, but we are quite ahead this year. Now, we are still a far cry from last years market (which wasn't that bad actually), and every market has its ups and downs. the 2018 market year has been a good one in most aspects, so it shouldn't be that much of a surprise that things have to move in the opposite direction sometimes. I would lean towards the latter since its been a great market year so far, but I can acknowledge that there does seem to be an activity wane from the last few weeks. Still, we are reporting better than last year at this time, which was reporting better than several years up to that point, so we are still in good shape. Inventory gained a touch this week, but that can be attributed to a bulk of vacant land that hit the market, as the other tracked products both took reductions. Not surprising that the absorption rate edged up a couple weeks, with average-low sales and consistent listing additions, but again, it is well off last years mark, and that's a good thing. So, it might be an average week, and things might be slowing down, but this is the trend for this time of year so there is no cause for alarm. Usually, this time of year is even sleepier than this, but there are still pockets of communities and price points that have yet to feel it. Interesting times indeed. Some of the other stats are reporting averagely, and some are actually reporting a little lacklustre, like sales and price changes. Overall inventory took a slight reduction this week, and is still a good step on the bulk of last year, but this was the time that a balanced market started to embrace several areas of the region. Since then, the market has improved little by little, and we are now experiencing areas that are seeing a sellers market. Beginning of September was almost the turning point in the red hot market up to that point, and although activity remains steady in the Fall so far, the first three quarters of the market year certainly had the accelerator pinned to the floor. Still lots of time left though, and as we approach the Winter (already), all eyes focus to the horizon in anticipation of the cresting market. It is a usual event for the inventory to start dropping off at an accelerated rate, but with the way the market has been this year, I was thinking things may have been different. Business as usual this week however, as the market falls into annual trend. Speaking of trend, there seems to be an activity falloff right before the Thanksgiving long weekend. After a couple weeks of sale surge, we fell a bit short this week, and if the trend holds true, then this lesser report should repeat next week. It appears that a number of properties decided to throw in the towel this week as well, which was contributing factor to the inventory reduction. It is the end of the month engagement/renewal time, and as we approach the end of the year, more and more sellers will want to reevaluate a property that has not sold and decide to keep in the game, or wait it out until the market can absorb their property. We still have quite the edge on last years market though, with much less inventory, an impressive absorption rate, increased values, and shorter time on market.
