Marginal improvements in some of the key areas including a slight gain in sales, reduction of inventory gain, lower days on market, pretty much everything...except vacant lot gain. Although there was a slight improvement in the market this week, the total inventory bumped again, climbing to peak levels. Traditionally, the inventory will ebb and flow over the next few months around the same numbers, but anything goes as of late and it's time for us to snap out of this funk right? right?? Investors and analysts alike are projecting that we are in for the long haul, where other, glass half full types, look at any nominal improvement as the great wave of change. With the Irving shipbuilding contract taking longer than expected to ramp up, the general market attitude remains reluctant. And with the currently low buyer and seller confidence, the feeling is that even the mighty Irving contract is not enough to put this ship back on course. TIP OF THE WEEK Before starting your home search, it's always a great idea to get pre-approved by a mortgage specialist from your financial institution, or a mortgage broker. It really helps you dial in the price range that you should be looking at, and without it, you may be looking at properties that are over budget. WEEKLY ADOGTABLE Derby is a handsome 3 year old, 70lb dark blue pitty looking for his perfect match! He is a gentle love bug who loves to snuggle and relax in the sun. Derby would like a home with an active family where he well get plenty of mental and physical stimulation. He loves children and would do best with a family with older children as he tends to get excited, but with basic obedience he would be a fantastic dog to have around. Obedience classes will be mandatory for anyone wishing to adopt and if a foster home is found in the HRM area, training classes will be provided. Derby is simply looking for an active friend to call his own who will help teach him the good in the world. Derby is not good with other cats and since he tends to have bad manners with other dogs, a pet free home would be best. Derby is kennel trained, vaccinated, and neutered. Couple new additions to the blog, a new blog record, and we celebrate an anniversary this week. To the rant! Looks like things are still steady in the main areas and no "uptick" in the market occurred in the last couple of weeks. The only things that are on the up is inventory (as per usual) and the average sale prices. Both Condo and Single Family Homes posted solid prices this week, with SFH's breaking a all time value high this week on the blog coming in at $309,886. So our odd trend of increasing prices, every growing inventory and lack of buyers continues as the summer market carries on. Couple of new stat additions this week, and the return of an old one. Decided to post the sale to list ratio for both single family homes and condo's. As you can see, SFH's averaged a 5% price reduction from where it was listed, and condo's negotiated a mere 2%. These numbers only reflect the last list price to the sale, and does not take into account however many price reductions took place before that. I would imagine the point gap would be much larger if that was that case. Last but not least, we celebrate the one year anniversary of the "Weekly Adogtable" feature on the blog. Working hand in hand with many of the great people and associations that take care of these rescued animals has been an absolute pleasure. The exposure that these guys get here has been noticed by many people, and referenced back to on adoption day, which makes me extremely happy. I donate what time I have, and funding to these amazing people and places in hopes that these guys get a second chance at a home, and don't get lost along the way. WEEKLY ADOGTABLE Bronx is a beautiful pit bull terrier that is as cuddly as can be and will curl up with you for hours as soon as you sit down. She is around 3 years old, 65lbs, spayed and vaccinated. Bronx is fully house trained and hasn't touched any of her foster mama’s things. She loves to play with tugging on her rope and is lower energy with sleeping most of the day. Bronx will bark when someone comes to the door but she warms up quickly and is full of kisses for new people once she meets them. She is learning quickly not to pull on walks but will need someone with patients who will continue to work with her. Bronx meets big dogs when off-leash, but will need a home free from small dogs and would do best in a pet free home. She lived with 3 children in her past and loves to snuggle right in with them. Bronx is a very loving girl who is looking for someone to curl up with and who will love her back. To adopt Bronx, fill out an Adoption Application! Listing piled onto the market this week confirming the theory of the whole first of the month expire/re-list dance. Inventory struck back with a vengeance, and almost spiked us back to the peak of the year that we witnessed two weeks ago. I guess only time will tell if there is still "gain" left in the inventory this year, or see it start to taper off finally. Much like the featured article last week, values for single family homes remained high this week, despite the command for correction. We need some action, and less talk about the "things to come", even then, I believe the majority of upgrading buyers will still be hesitant until a real turn around is made. Guess we will just have to continue playing the waiting game. WEEKLY ADOGTABLE Saskia is around 2 years old and fully vetted , she is a sweet goofy girl that get's along well with other dogs , we are not sure about cats at the moment. Usually, there is a pretty big turn around at the beginning of the month with expired listings coming off, than back on the market. This week, it would appear that quite a few property owners decided not to come back to market...for now at least. For a month that is normally trends growth, the first week of July has actually shed some of that "winter weight", and looks to start an early decline into the annual trend. Specifically, there was 234 listings that expired this week, but new listings remained average (for the past couple of years anyways), which leads me to believe that the annual decline has started early, or record numbers of sellers are "taking a break" from the market and we will see them back in a couple of weeks. Prices still remain solid, regardless of demand, which is an odd anomaly and addressed in the article below. NOTABLE NEWS Not to be fooled by the title "Halifax Market Picks Up Steam", this article outlines some of the factors that are contributing to our market. Long time readers of the Blog may find this news stale, but at least it outlines some of the issues. The CEO of ViewPoint Realty, and my boss, Bill McMullin weighed in as well with a perfect description of the "stand off" market we are currently in. Highly recommend a read! WEEKLY ADOGTABLE Dex is around 2 years old and will be fully vetted soon , we think he is an American Bulldog mix and is a big boy , likely around 75-80lb. He is an amazing dog , get's along very well with other dogs and great with people too. He does need some leash work as he likes to pull , this will be worked on by his fosters. At this time we do not know how he is with cats , and once we get to know him better we will know what age group of kids would be most suitable.
