As we approach the end of October, the solid market reports that we have seen all year continues its push. Average number of new additions this week, but the sales are still reporting strongly. Among other factors, the warmer weather may be contributing to Buyer activity, as we enjoy a rather balmy Autumn for now. Inventory is still reporting lower than this time last year, but that gap seems to be closing week to week. This event isn't really an anomaly however, as inventory across the board traditionally reduces until the lowest point, bottoming out at the end of December. The real test comes in the peak months from April to June, where inventory usually peaks.. Overall market values remain slightly down this week, but are still reporting higher than last year at this time. The big news is the continued strength of the absorption rate. Not surprising though, since our market year has seen a higher than normal low listing vs higher sales count. Nine weeks from last year is pretty impressive though. A lower than average (for this year) new listing report this week, which was met with slightly lower sales average as well. Things are looking up however, as it appears Buyer activity has returned in full force with a solid conditional sale report this week, matching this years average and returning to its former position. It was matched by last year at this time, but there was also many more products to choose from last year. Coupled with a Buyers void, there is no doubt that there were many negative influences at that time. This year, we have been fortunate to enjoy a rebounding market and the changes that go along with it. One thing that has become obvious with the moving inventory, is the adjustment of listing prices. I mentioned a few years ago that a price correction could turn the tide of the, at the time, down market. This adjustment seems to have happened in part, which has also been noticed by many clients and speculators that I have talked with about the market, noting the overall lower listing and sale prices, further illustrating that "everything sells at the right price". Excited with cats. special needs: Deaf. Housebroken Knows commands sit lie down, obedient . Loves to be caressed and loved , very relaxed to touching all over Temperment: affectionate and friendly. Good with all dogs (lives with shihtzu). Good with cats No aggression. Does not have any food or toy resource guarding. Not destructive. Has never injured another animal. Knows basic commands. Pulls on leash and strong like most staffies so we have a freedom harness we will try on her. Looks like she had a litter. She will be vaccinated then spay and microchipped before adoption. These holidays tend to sway some of the stats from a typical weekly report, given that a good number of buyers and sellers are otherwise preoccupied. I thought I would take this week to talk about the statistic labels, and where along the line they switch. As you probably already know, when you see a listing online (viewpoint.ca), or in another form of advertising, you are viewing an "active" listing. Once that active listing (Seller(s) receives and accepts an offer, then that status should change to "conditional/pending" within days of acceptance. Since the accepted offer has conditions that will need to be met during an outline laid out in said agreement, it is considered conditional. These conditions range from financing approval, to inspections, lawyer review of the documents and many more. Generally, this is a process that will last a couple weeks, which is the reason the property you are tracking might have this status for a little while. Once the conditions have all been met after the agreed time (say two weeks), the status will then change to "sold", even though the buyer(s) are unlikely to have possession of the property at this point. That is reserved for closing day, which can be quite varied based on buyer and seller situations, but typically ranges 30-90 days from the offer date. Once closing date comes and goes, all labels are removed until the next time the property is listed and returns to an "active" status. Of course, the history is still available and visible on websites such as viewpoint.ca, which is a great tool! The status changes are good to know, especially if you are tracking property and when pondering the above stats. Hope that helps clear some things up for the curious, and I thank you for stopping by! This year seems to have flown by! With the approach to the Thanksgiving weekend, activity overall might have been stunted a bit with Buyers and Sellers focusing on turkey day. Both new listings and sales were down this week, sending the sales to list ration tumbling as well. Buyer activity remained strong with 162 properties receiving and accepting offers, indicating that this years Buyer momentum hasn't throttled back that much. Accurate though, being on the front lines of property purchase and sales, I can attest to just how much the market has changed for both Buyer and Seller this year. For some it's a welcomed change (mostly Sellers), but others are met with frustration (mostly Buyers). Properties in certain areas are still accepting offers within days of listing, and some have what used to be a rare event happen to them...multiple offers. Inventory overall is in steady decline, which was certainly helped out by the bulk of listings that expired or cancelled from the market this week (most likely on the 1st), but the natural annual trend would have likely contributed as well.
