No real peaks or valleys to go over this week, as things have somewhat evened off. New listing additions, as they have done all year so far, reported below those of last year at this time. Even with the stark comparison of weather, Sellers have simply not come out in full force to oversaturate the market. That being said, with the lower amount of weekly products hitting the street you would figure the overall inventory impact would be lower than last year, however, that is not the case. What seemed like a solid step in the right direction for the inventory, has ended up correcting and taking a step back. The overall inventory level is yet again higher than that of all previous years, and that includes single family home products. Condo's, which have enjoyed an ever decreasing gap spread from last year (however small that market captures), continues the trend reporting 40 units lower than last year at this time. Expected was the inventory surge, but not as fast as it happened this month given the positive buyer momentum. As we head into the Spring market months full steam ahead, I'll be keeping a weathered eye nn the overall affect of March and it's role in the annual picture, but I still predict a summertime balance given the noticeable differences between the two market years. Although the overall inventory numbers continued to climb, and also continued the point spread from last year, activity is still up and better than last year this time. New listings continue to make their way to the market, and are now in higher numbers then the additions of last year. However, sales are reporting marginally better, and buyer activity, recorded as pending sales, are way up! Although mixed, this hot and cold reporting has the absorption rate continuing to drop, which is really the finger on the pulse of the current market. Value's remain strong on both tracked products, and even the days on market are reporting lower, however small. So, although there is some crossed report values, the overall market feeling is one of positive activity. Buyer activity, which has been noticeably higher, continues its run this week and shows no sign of slowing. Now if the rest of the stats would follow that trend, we'd be all set! As you can see, we have successfully surpassed the inventory levels of last year at this time this week. I think it was bound to happen eventually, and I'm actually surprised it hasn't happened sooner. I was looking at pictures the other day that were taken today last year, and it was of my fella's playing in about 3-4 feet of fresh snow. So if it was a crusher of a winter last year, and a dandy of one this year, then you would expect activity to be somewhat affected by the difference. I'm just surprised it took so long. That being said, I still think there was some solid ground work early this year, and the true reflection of activity up to this point will be reflected early this summer. Buyer activity is still up and sales are still much better than the last couple of years, and even with the uncontrollable variable of the weather in play, the market is showing critical signs of improvement so far this year. The warm weather this year has certainly been a welcome surprise for most, including sellers, and it turns out that market activity adapting to the season. The weekly new listing additions and sales reported averagely, but the listings that expired, or were cancelled, were much lower than normal causing gain. This little turn of events has caused the gap to narrow that much further between the overall inventory from this year to last. In fact, the single family home and vacant land numbers are already back up over this time last year, with Condo inventory being the marker keeping the market weighted. Buyer activity is still up, however, an I can't help reflect on the stark contrast between the punishing winter of last year to the easy breezy one we are currently experiencing. With current activity reporting in a positive light, I would anticipate the real impact of our market conditions to reveal itself by mid Summer, if you can wait that long. Maybe the word is getting to sellers about our market improvement, as we witnessed the largest new listing addition of the year this week. Sales reported higher, yet again, from the previous weeks but not enough to be notable. Because of this average sales week, the higher than normal listing addition has reversed the overall inventory direction, closing the gap yet again from the last year. The most encouraging statistic for sellers, however, is that if the accepted offers (listings that went conditional/pending) Once again, we are well over average with buyer activity this week, and this week reported over 50 more accepted offers then last year at this time. Might not seem like a lot, but with an average of weekly sales hovering around the 100 mark it could be a substantial addition to the market in the near future.
