New weekly additions to the market reported averagely, sales slightly elevated, and listings that received and accepted offers reported quite the same as they have lately; above average. The overall inventory gained again this week, even if marginally, and with the peak of the Spring market on the horizon, we may only see a slightly larger number than what has been reported thus far. Could have been the long weekend that had an impact, but the initial feel during and afterwards has been rather tepid. Values in both tracked products reported much lower than they have been lately, however, the six month selling prices crept up yet again this week, continuing to widen the gap of the overbid. The expectation is that the market will cool as the weather heats up. The annual trend is that the Spring market will always have what seems to be a lot of options, but it is also met with a balanced (or more) demand for products as relocations are in full swing, as well as other folks who need to move for various other reasons. Most like to be settled before Summer hits so they can enjoy it, so the push to be in their new residence really becomes the main focus during the Spring months. As these buyers purchase property and the demand wains, the market cools and we see activity start to slow. Good news for buyers who are perhaps looking to get into the market, and who don't; want to compete as intensely, but the market is anything but predictable these days so you never know what will happen. I came from Texas a couple months ago and now I need to start the search for my forever home. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I came as a very nervous little girl, but I am blossoming slowly into a more confident dog. I will require a patient and attentive home. In my current foster home my ma and pa are retired, and with time, these two have become my pals. Their grown children and spouses, well, they may need a bit more time. They come and go and we can all hang out in the same room together, but sometimes I show them my very best teeth. This is to remind them that we are not on a first name basis yet. I will do this even if they glance in my direction and do not approach me. My foster dad was smart and did a lot of stuff beside me and never looked at me, that is the way I like it. I don’t think I’d be a good match for small children. I will allow my foster mom to pat me all over, but I prefer to have her on the floor with me, so I can decide how long and how much attention I want. I will crawl in her lap, but I do not want to be picked up. I can get on the furniture, but usually won't if someone is already on it. I will go in a crate on my own and this is handy for going to the vet, a place I can certainly do without!! I am not leashed trained as I haven’t yet had the courage to venture outside. Hopefully that comes soon because I get so excited when my foster mom comes home from walking the other dogs, I think I’d definitely enjoy going with them. I get so happy to see everyone, I am bouncing and tail wagging like crazy. It lets my foster mom know that a playful dog is hidden deep inside. I don’t really like toys, have not really cared for food games or puzzles. Unless there is a significant reward I won’t work very hard, if at all. I am also a silly animated dog at meal times, otherwise I am hard to convince to come out of my bed. I am not destructive in the least. My bed, well, I love it. I had a nice fluffy one waiting for me and I love it. It is my safe space and I don’t want ANYONE to bother me when I am there. My foster mom really wanted me to join the pack so my bed is close to everyone, which is fine. At night I have a bedroom bed. I am fine with that and am happy in the bedroom with everyone, I totally get my nighttime routine. I cannot be convinced to get on the human bed. I have climbed on to explore but not to sleep. I really don’t like other dogs in my personal space when I curl up so maybe if no dogs where up there, I might. As far as other dogs go, that is another uncertainty. I like my foster brothers, who are all very chill, but I am not part of the pack. I might choose to be near them if I am nervous, but I might want them to buzz off too. I definitely don’t want them near my bed or dinner. I think I like them around, but I don’t think I’d like a dog up in my face. Cats? They are to chase and howl at aren’t they? The one here is for sure, the few times I’ve seen her. So maybe best that there's none of them in my new home. My foster mom is dying to get me outside, but the last few weeks have been so cold, and I have showed zero interest. I have a feeling if the weather goes above zero I will be forced out that back door. While I am an indoor dog I am a very tidy, pee pad trained girl. My foster mom really thinks once I'm brave enough to take on that big, scary world outside, I'll blossom into my best self in no time. I am not going to be the dog for every family, as I'll need a very patient family, but my cuteness is undeniable. The reward of becoming my friend is significant, to earn my trust is a gift. All it takes is one week of limited inventory additions, buyer pressure, and high sales numbers, and more fuel is added to the market fire! After a few weeks of inventory gain, it looked as though options would become more readily available for current buyers searching, instead, this week proved to be a bit more of a challenge, as not a lot of new selections hit the market and what was available seemed quite competitive. Prices continue to soar week to week, reporting much higher than their six month median values, which are also creeping up. The six month median listing prices seem to be holding fast, but the median selling prices have been increasing, especially single family homes which have increased just over $30k in a month! The six month median prices are a bigger pool of data to draw from (although slower), but you can certainly get an idea of the trend. Limited inventory and the surge of buyers to market, coupled with the accelerated start of the year have created an extremely hot Spring market, one that feels very close to the pandemic market. Overbids are a bit more realistic however (so far), and although many had hoped that overbidding and competition would have subsided by this point, it just isn't happening. I am a 6 yr old, Am Staff mix fella weighing approx. 50lbs. I came all the way from Texas a couple weeks ago in hopes of a better life. Now I just need a forever family to complete that dream. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I like chasing balls and my tug toy. At first, I wouldn’t bring the ball back to be re-thrown, but now I do. I did have a little issue with my new tug toy my foster mom made me. They tried to take it away from me so I let out a few warning growls. That was before I knew them well, but now that I do, when they insist on taking it, I do let it go without issues. I now know it’s my toy, and that they will give it back. We now only play tug with a rubber tug, and not my special one (the cloth one they throw and let me bring it back). Foster mom thinks that it would be best for me to be with older children who understand boundaries. I’m a bit hesitant around new people, more so with men but a little time and I warm up to everyone. When I’m not asking my foster family for reassuring pats, I’ll find a spot out of the way to wait until the new people are gone. I may flinch if someone goes to pat the top of my head when I’m not expecting it so please give me a few minutes with new people so it's not so scary for me. I am also scared of brooms, if you have one in your hands, I will run and hide. 😥 I do love pats and cuddles and I go find everyone in the family to get more. I didn’t care for stairs at first, but now I have no problem going up and down in search of more people to tell me what an amazing boy I am! I don’t like it when my foster-family leave the house, mostly because I want them to take me with them. I’ll whine a bit, but then I’ll go lay down and wait. If they all go out, I’ll usually curl up on the couch to wait (or sometimes in foster mom and dad’s bed, where I’m not supposed to be, hehe!). I love my dog bed, and like to be covered with a blanket so that I’m nice and cozy. I’m a medium energy dog, my foster-family takes me on multiple short (1km) walks a day. I would be happy with as many walks as you’re willing to give me. I walk pretty well on a leash but I stop frequently to mark. I often forget and pull a bit, but I settle down again when reminded. I like to walk on the curb when on my walks. I eat up all the food I’m given right away and won’t leave any for later so I probably wouldn't do too well being free fed. I haven’t taken anything from tables or counters, and while I do look for tasty tidbits that might have fallen, if I think someone else might want them, I’ll leave them be. When I’m offered treats, I take them politely from foster mom’s hand. I won’t try to get into the garbage or the compost, and I won’t try to destroy anything. I’m fully housetrained! When I want to go out, I paw at the door. If no one hears, sometimes I’ll whine, and occasionally I’ll bark. I do bark at unexpected noises and I sing as loud as I can when I hear firetruck sirens, but for the most part, I’m a pretty quiet dog. I have met cats before and while they don’t seem to bother me here, in Texas, my buddy and I busted through a fence to chase one. Karma sure got me that day as I hurt my eye busting out of that fence but I'm ok now. So maybe it would be better if there were no cats. I love playing with other dogs, and I ask to go play with every dog I meet on my walks. A canine sibling would be great. I can “sit” for my leash to be put on and while my food is given. I don’t reliably know “come” but I respond really well to foster mom’s excited voice. I’m starting to know “off” when I jump up on the furniture. I don’t jump on people. I can shake hands. I try hard to do whatever is asked of me, even though sometimes I don’t quite understand. I’m a smart boy, though, and foster mom thinks that it won’t take me long to learn everything I need to know to achieve my maximum potential. My foster family will be very sad to see me go, but happy for me to have found my forever home. Are you my forever home? Finally, we are starting to see healthy additions to the inventory, with this week seeing one of the largest gains in a week this year, so far. Single family homes definitely had the biggest impact on the increase, which is something that can be noticed by a quick look at what is available. It really has been slim pickings for buyers so far this year, so the increasing inventory level must be a welcome sight. With more inventory does come more competition for sellers and buyers really, especially since the Spring is the most active for both parties during the year. Even still, the activity has been such that the usually slow moving absorption rate has dropped 3 points within a month, after hitting the height of 14 weeks a couple months ago. This time last year is when the pandemic market came to a halt, which was felt on the front lines almost immediately but didn't report that way until a month or so later. By the fall most folk had clued in, and rushed to get their property to market to grab the remaining buzz of the dying market. This seemed to cause a counter effect, since the Fall tends to be one of the slower seasons on the market, so it almost became a very short lived balanced market to end off the year. Of course, we all know what happened next, the new year came, interest rates and prices stabilized, and now we find ourselves back in a Sellers market in most areas of HRM (especially in the entry SFH price bracket). Certainly not what it was during the pandemic, but very similar to the market of 2019 where hot areas of the market were under siege and the new tactic of "holding offers" first made an appearance. The Weekly "Adogtable"I am a cute, cuddly, 10lb, 10 yr old Bichon frise mix boy & my name is Bebe. I came all the way to Canada in December from an overpopulated shelter in Texas. After a long medical hold I am now ready to start the search for my forever home. I am definitely a one person man. I will only have eyes for you. Thats right, just YOU. I bond with all my heart to one person and will protect you by biting all other ankles in sight if I am on the floor. That's right I will bite the ankles of anyone who isn't my person. Just ask my vet. Other people can hold me and love me if my human hands me to someone but don't let these little 4 paws hit the floor because if I see ankles, I will try and get to them. When my foster mom has company, she holds me or puts my harness and leash on and I lay in my bed so I don't have access to ankles. I have made some reluctant progress with accepting more than one person in my life but in the big picture, I don't plan on changing yet. It's better to adopt me knowing this may not happen so it's really important I find the perfect person for me. I am house trained and will let you know when I have to go do my business by going to the door or staring at my human. It won't be long before you catch onto my cues. I like other dogs and have a foster sister now but I would be fine if it was just me and you!!! I haven't been around children at all but given my love for ankles, I don't think that would be wise. I haven't lived with cats but I don't exactly react like a gentleman when I see them outside so that's also probably not a great idea. I do play with toys occasionally but not with my foster fur sibling. I am not a picky eater and of course, love my treats. I don't adapt well to food changes so sticking to what I'm used to is best. I sleep with my person and that's where I prefer to be. I am crate trained for when fresh ankles enter my territory but I'm not destructive so don't need it for that. I love to curl up on the couch with my person and love getting my belly rubbed. I love car rides and going outside. I only need little walks because I'm not high energy. I love sitting in the sun on the deck. I'm good in the bath tub and am an all round gentle guy in my surroundings with my one love. My patella on my left side is pretty much constantly out. This is not painful, but it does affect my mobility some and can lead to things like ACL injuries. The vet says that I would have had this my whole life, so its not something we need to panic about. Giving pain meds when needed and modifying my activity is the best course of action given my age. My other issues after multiple tests have seemed to resolve. We'll discuss this further with my potentials. My foster mom says I am a VERY loveable & special little guy who has the sweetest smile. My perfect home would be with one person and I will give you all my love and attention. If that's you, let my rescuers know you want to bring me home with you. New listings continue to trickle onto the market, and are being met with renewed buyer vigour. Starter home, well, anything under $500k for that matter is red hot, seeing multiple offers and significant overbids in certain areas of the city again. Turn-key still remains the most desired property type, but location still seems to grant a little compromise in most cases. Strong sales week again this week, and values in both tracked products reported much higher than their six month counterparts. Spring market does tend to be bittersweet for buyers since there it is the time of year that offers the most selection (usually), but also drums up the most buyer activity as well. Competition can be fierce for property, especially since our inventory remains low, and pockets of desirable neighbourhoods do not offer a lot of options still. When they do come up, there seems to be a highly competitive bidding situation, especially at certain price points. With the offer holdover window now back for most property in or near the core of Halifax/Dartmouth, buyers are faced with the frustration of these situations known all too well by any would be buyers of the pandemic market. The question becomes, when will the market cool? Usually, the late Winter/early Spring is active, the most active of the entire year (normally). As early year inventory is gobbled up by buyers, there is usually a padding of listings on the back end of the Spring market, giving more options than the peak of the year. Right now, relocations, school seasons, work related moves etc are all big factors, bringing a highly competitive buyer to market. Once this group demands have been met, the general market feel is less competitive, and this tends to be at the end of Spring/Summer months. Keep in mind, these are typical annual trend notes, if we are headed back that way. Since the pandemic, the market has yet to react "typically", but this year feels the most familiar since then. I am almost 6 months old, 40 lbs and a growing husky mix pup, not yet spayed because of my young age. The nice folks at SALCARS took me in after my family here in Nova Scotia experienced some circumstances in which they couldn’t responsibly keep me any longer. I’ve been hanging out with my foster family for a few weeks, but now I’m ready to start the search for my forever home! In case you’re wondering, yes, my eyes are two different colours. This can be quite common to my breed and just adds to my beauty, don’t you think? But don’t be mesmerized by my looks, there are some things you need to know about me to make sure we’re the perfect match. First, I’m a pretty energetic puppy. I’m happiest when I’m working, playing or running. Right now, I go on 2 leashed walks a day, 30-45 minutes each time, as well as supervised play time in a secure fenced yard with my canine foster siblings at various times throughout the day. Foster mum is pretty strict about no play or shenanigans in the house, and since my exercise needs are being met, I do settle down pretty well inside the house through the day and I sleep through the night. Second, I’m strong willed and highly intelligent, some may say a tad stubborn. I will push the limits if allowed, so foster mum keeps saying something about me needing a consistent, kind, but firm handler/human leader, whatever that means. All I know is that like my ancestors before me, I love being a member of a pack and I’ll settle into whatever pack hierarchy you allow me to. Third, I’m very friendly, playful, curious and a tad mischievous. I have a perpetual puppy happy face from sun up to sun down. Every waking moment is an opportunity for fun and adventure and I just love to spend time with my family. Let me tell you some more good stuff about me. I’m completely housetrained. Not one accident since I’ve been at my foster home, which is pretty good for a puppy if I do say so myself. I don’t seem to be a “howler” and I’m pretty quiet overall. I’m a great eater, enjoying 2 meals a day. I love all dogs; I’ve lived with all sizes of dogs in my young life and got along just fine with them all. I’m not reactive to other dogs when out on leashed walks in the neighbourhood. My preference would probably be for my forever home to have another dog for me to play with, hopefully one that could match my energy, but it’s not a necessity. Although I haven’t gone yet, foster mum thinks I would do just fine at a doggy daycare setting or at a dog park. I love all humans and am quite friendly. Although there’s no children at my foster home, I’ve previously lived with kids and did well. Keep in mind that I do have the typical puppy exuberance and energy, so kids under 5 are probably a no or at least a strong caution, but other than that, I would suit any family that has the time and energy to spend with me. I also previously lived with a cat and done well. Foster mum is pretty familiar with my breed and says I have atypical low prey drive for a husky, but to be on the safe side, if you have a kitty, it would be best if it was at least “dog savvy”. Since I’m not even 6 months old yet, there are some things that I’m still working on to be a better canine citizen. Before I arrived at my foster home, I did not have any leash training whatsoever. While I didn’t like it for the first few days, I learned quickly that leashed walks are fun and now I run to the door in anticipation if foster mum even thinks about picking up the leash. Speaking of which, she uses something called a transitional slip lead with me and I actually walk quite nicely with it. My breed is known for pulling, but with the slip lead around my head and muzzle, we can all enjoy our neighbourhood walks. Of course, if you’d like to harness me up and let me pull you along for a jog/run, I’d probably love that too! My foster home is also trying to do a little crate training with me. That’s going, ummm, meh. I don’t love it. Foster mum tells me that I have serious FOMO (fear of missing out) and I don’t like being left alone for long. Unfortunately, I can be destructive in the house if left alone, so crate training is a must. So far, I can handle a few hours at a time and as a bonus, I do get yummy peanut butter kongs for crate time so I am coming around slowly. My absolute preference is that someone is home with me all the time, but I’m slowly learning that it isn’t always possible and that I have to learn to settle on my own.
