Although there has been less activity over the past few weeks, the activity reported is no less significant than that of the previous weeks reports. This week is no exemption from the trend, although it is a bit more obvious than the last couple of weeks that the hot market has returned. Reports where almost pointing to a sliding scale back to the side of normalcy, but the numbers this week are proving anything but. Although, the half of the year that we have checked in the box has set its own trend, which may make these reports seem normal. I still think there are a lot of folks behind the times when it comes to market trends, which is quite normal I would say, since the average person has no real need to engage the information unless they are involved in the market in someway, or have an interest in the subject matter. In 2012/13 people where quite taken back to here me say that the market was quite a challenge to sell in, maybe since the years leading up to 2011/12 were good market years. And so true is today, where many people are a bit over zealous based on the "buyers market" that has loomed over the market since, not realizing how quickly the tables turn. Although buyer activity is still solid and reporting higher than last year at this time, there was a significant drop in offer activity (as noted by listings that changed status to conditional/pending). Still, there was a chunk of inventory that sold this week, reporting on par with the last few weeks, giving the sales to list ratio a strong presence. The unsung statistic however is the absorption rate. Although it appears that sales are strong, buyer activity mid-high, the absorption rate gained an additional three weeks this week, pointing to a slower season ahead. We are still eleven weeks less this year compared to last for the absorption rate however, so it's safe to say the first half of the year has been a success. Hot Summer days may distract potential buyers or sellers from their task, and with a great line up of events this year in Halifax it may keep folks away until the fall! This also reversed the slow taper of inventory that usually starts at this time of year and heads down to the end of the year, this week anyways. Sales remain strong this week, but it must be noted that these numbers are residual stats from a few weeks, to a few months of prior activity. Still, much higher report than last year at this time. Buyer activity remains strong, and what looked like a lazy start to the Summer was just an "off week" on the market. I'm sure the long weekend had a bit to do with that as well. Single family home values return to the $300's this week, and their average time to sell remains slightly lower than last year at this time, coming in at just over 2.5 months to sell on average. Condo numbers continue to swell, but we are right on par with this time last year, which is a different story for single family homes this year. Values of condos are slightly under that of last year, and they seem to be spending a bit more time on market to sell on average. Still a good market out there, and it seems like sellers are willing to squeeze it for all that it's worth. New listing additions to the market are down again this week, and 10% down from this time last year. Sales are still quite a bit higher than last year, but they have tapered off in the last few weeks. This is not an unusual trend in the Summertime though, and some would argue that the Summer is the slowest season of the year for transactions. I'm not of that opinion though, as I rely on the stats, and although the Summer tends to slowly taper in activity, there is still lots of gas in the tank of the current market trend. It could be the sudden gear shift of activity that usually happens from Spring to Summer, making it seem slow, but there are currently lots of active buyers and sellers out there looking to transact property. Overall, most of the inventory numbers are substantially down from last year, and sales remain steady. This could bode well for sellers if the trend holds, but not so much for buyers looking for that steal of a deal. I'll be keeping a weathered eye on the Summer market season and reporting accordingly, so be sure to stop by and stay informed! Meet Nala!WEEKLY ADOPTABLE Hello my name is Nala. I am a 2 year old spayed Amstaff- Boston Terrier mix (I had my DNA done) I am a beautiful friendly girl, and have you seen my eyes? Everyone loves my eyes. I like other dogs, though I'm not really playful with them. I let people pat me but until i know i can trust them, I don't really get excited about it. I have a kitty sister in my foster home and we get along well, I dont chase her because she gets mad at me. Mom takes me for a walk everyday before work so I will be calm in the kennel when shes gone. I dont like the kennel, I scream when mom leaves and sometimes I try to force my head out through the bars but that hurts my nose and mom doesnt like it when I do this. I am learning that she always comes back so now I don't get as upset. She also puts this lavender smelly stuff on a shirt in my kennel to kelp me keep calm. When mom comes home I get so excited but she won't let me out until I sit. I am a good walker, I even let kids walk me. I know how to sit and give paw, I'm learning lay down now. My favourite day is one where I get to sleep and cuddle with mom all day. Mom knows I really don't like the kennel so she lets me sleep in the bed with her. I love it there, I curl up in a ball beside her and snore the night away. When I first came to live with my foster family, I thought my sister was going to take everything from me. I got mad at her when she walked by my food. we got in to a fight. I have learned that she wont eat my food so now I let her walk by. I still dont like it when she goes by my toys. I think i can learn not to get so upset over time, but i might be best as an only dog that way I get all the love. I cant wait to meet you and show you what a good girl I am.
