Not the numbers we are used to seeing around this time of year, but there are glimmers of the Spring market shining through this week. New listings had a bit of a comeback this week, as well as overall sales stats. We also had an uptick in buyer activity this week, although marginal, but the stats this week are saying that real estate here in Halifax has not come to a full stop. If anything, with the new protocols and safety measures that many brokerages have undertaken, it has provided a sense of comfort to the would be sellers and buyers wading through these times of uncertainty. Once the restrictions begin to loosen, things will start to carefully return to a new normal, but just like going to Costco, there will be new measures that the public will face when buying or selling property for the foreseeable future. Many of these new protocols have been adopted across the brokerages in the city, but the great thing is that the public has been very receptive if not expectant of these new safety measures. It's not the environment to get out there and "peruse" the inventory, but at least the adaption has allowed for people looking for that change an option. I've noticed the itch to get out has become a bit more obvious lately, but this is the most critical time to adhere to the instructions we have been given. In the military, we had a very real, and silent enemy, and a saying that accompanied it: "complacency kills'. It's when you let your guard down in a dangerous situation that things can get out of hand, so it's best to stay vigilant and steadfast, even when things get tough. I came all the way from Texas with 30 of my friends to find my forever home! I am currently being fostered in Nova Scotia. I have loved every human I’ve met, my fosters say I’m super sweet. I do get a little overly excited on walks when I see other dogs or people to meet, but I am working on it! I’m completely house trained, and crate trained! I have been known to get into things I shouldn’t, but since I’m good in a crate, I’ll be ok while you’re gone for a bit. I would like someone who isn’t gone all day, as I do have lots of energy to burn! I know basic commands like “sit”, “down” and “no”. I’ve been told I have extremely good table manners; after I attempt to sniff and you tell me “no” or “down” I will just lay at your feet the whole meal with very minimal begging. I love to be near my humans and love activity. I am a fairly high energy pup so having a fenced yard to play in would be extremely beneficial for me! I don’t do that well in apartments unless you take me for multiple walks a day. I am highly treat and food motivated and am a fast learner. I am excellent on the leash once we get comfortable with each other but can pull if I get excited. Because I’m easily excited, a house with older children would be best; I don’t want to hurt anyone! I need a strong leader who knows how to tell me no. I have tried being dominant in the past, but my current foster mom says I have been good in her home. I’ve been in a foster home with a cat - but I got a little too interested in them, a home without them is recommended as I play too rough; the same probably goes for small dogs. I am good with my current foster siblings, I love to play with them. I’m good with dogs my size and a bit smaller. I have shown dominance issues in the past, but my foster mom says I’ve been good lately! At night I have been sleeping in my crate, and won’t cry once you put me in while your winding down for the night; and you are the last thing I see before I fall asleep. I truly love my people that much. I am really good in the car and love being the co-pilot (from the backseat). I love adventures and have been to the beach. I would really benefit from an active family. My foster family says I am a truly outgoing, friendly, loving and happy pup that would complete any home. All I want to do is be loved and love you back. My ideal day would be one where I could spend it with my human doing anything from going on fun hikes or adventures to playing fetch in the backyard. We are starting to see reoccurring reports as we trudge on, and it's not as dismal as one may think. There was a slight increase of new listings compared to last week, but still under half of what was reported last year at this time. Sales held steady around the 100 mark, which again reports under half of the reported sales from last year. Buyer activity, as tracked by the conditional/pending stat, held steady again this week, with only slight variation in the last month or so. That is a bit surprising since property selection is scarce, and even less selection this week. Overall inventory took another drop this week despite the slightly elevated new listing count, but as you will see from the sales to list ratio, sales still have the favour. One indicator of how a market is trending is the absorption rate. Sometimes taking weeks, or even months to change, but it can show the strength or weakness of the current market environment. Flashback to just a month ago and you will find the lowest absorption rate ever tracked on the blog, but in 4 short weeks, 6 weeks of padding was added to that stat, which is the fastest gain I have ever seen. Again, unique times, so there are expectations. The good news is that things are still slowly moving, although a crawl, and those persistent enough can still maneuver through the market for now. All we can do is wade at this point and continue to respect the boundaries set forth by the government. I imagine increased market activity will coincide with the release of some of the restrictions, but it's anyones guess when that will be. For now, it's business not so usual. I am a fun loving little guy who loves to play with toys and sometimes I will let you know when its play time by jumping around all over you or chewing on your hand. If you have other doggies I will play all day with them, if they let me. I haven't been around cats but if they will play with me, I am sure we will get along. On the flipside, I love to get belly rubs, snuggles, be held, carried around and my favourite; giving mouth kisses when least expected. When you go to bed please take me with you, I need help getting up on the bed and I love to sleep under the blankets with you. In the morning you may even find me down by your feet under there, as I like to explore. When we go for walks, you may notice I prance about and will keep trying to get you to pick me up. My foster Mom ignores me when I do this and keeps on walking with me, but we don't go far anyway, just around the block is good for me. I know my name, but don't always listen too well. I just get so excited about having fun. I also will beg for food, all food, any food? You may need to work with me more on that or I will try to even get it out of your mouth. That is a no no. When it is time to go potty please stay with me, I will not go outside without you for a while. I am house trained, as long as you take me our regularly and remind me too go pee pee then I won't have accidents. I really don't like being alone at all! I will cry and whine constantly. I would prefer a home that has someone home most of the time or takes me with them. When I am in the car, I will try to be with you, so if you are my person and drive you may need to get a doggy seat belt. I just really like being with my person. Heads up, men scare me and new people. I may bark at them and tuck my tail. In time, I will allow pets and snuggles, but I tend to pick one person to be with and stick with them like glue. Usually this time of year kicks off the listing season and properties start to pour onto the market week to week, but that is not the case. I mean, there is a pandemic going on, so I guess that may have something to do with it. Sellers appear quite hesitant to approach the market right now, just look at the measly amount of new listings, over 200 fewer than last year at this time! Buyer activity is way down as well, but with fewer listings to choose from there is bound to be fewer sales naturally. With scarce products to snap up, buyer activity will report short of the mark, even though there are still plenty of buyers out there looking. Speaking from personal experience, I was involved in two separate multiple offer situations this week, one that ended up receiving 7+ offers on it, so buyer activity is certainly not in short supply. Properties have been, and continue to be, even in our current environment. As an industry, we have begun to adapt, and there will certainly be more changes to service offerings and the way business is conducted, I know I have revamped mine. More and more listings (the ones that are coming to market) are offering enhanced viewing options, and video tours to make sure the potential buyer has seen the home without seeing it. Some have even gone onto mention that showings will not be confirmed until the buyer prospect has watched the tour, just to lessen traffic through homes. Additional sanitary measures and compliance protocol become more upfront as agents continue to adapt to the new environment in hopes of protecting client, themselves and public alike. At this point, if you are involved in purchasing or selling property right now, you should expect to be subjected to additional precautions and screening, and certainly question if you aren't. Mind you, there was just shy of a dozen condo dales this week, but they averaged a measly 12 days on market! about three weeks into the State of Emergency, so we are starting to see the carry over momentum finally start to wain. New listings are about half of what they were at this time last year, which seems to be the biggest change, and buyers appear to purchasing still, but that activity is also about half of what it was at this time last year too. I imagine the Premier's plea of "stay the blazes home" has resounded with the good folks of Halifax, but there are still some of those that are out hunting for a property despite the request. Some may see the situation as an opportunity to get into a property without as much competition, which might be enticing so those who have lost out in the market before COVID-19. Perhaps there are those that simply need to purchase a home, and can't wait out the shut in orders. In any case, property is still moving, although it much less volume, especially around this time of year. Usually, April is the beginning of the busiest time of year on the market, but we are 9 days into April and we are barely matching the numbers from last week. To be expected though, and I do think this will get worse before it gets better, but I also think the longer it takes to figure out how to get things to a new normal, the longer the recovery will be. We are seeing significant reduction in activity though, to the tune of over 50% from this time last year in some cases, like the listings coming to market, and the listings that received and accepted offers as noted by the conditional/pending stat, which means buyer activity is also down. Still, there was almost as many properties that did go under contract this week as this time last year, and the absorption rate is still way down despite gaining a week this week, so there is still life out there! Of course, that is a stat that takes a long time to reflect the current market conditions, but quick changes can show immediate impacts of changing tides. Inventory made a slight gain overall, but not much, and the anticipation is that we will keep limping along like this until things start to return to a semblance of what we recognize as our way of life. Still, I do believe this will be a long haul event, that new protocols and measures will need to be taken to continue our due diligence in the fight against the spread of the virus. These small inconveniences will hopefully be embraced by the industry, and other industries, as we will have to adapt to be able to continue providing even a basic service like selling someones home. They are a bonded pair and must be kept together. They have always lived in the country, were kept outside but were allowed in the house at night. They are clean and quiet inside. No cats. No other dogs (Max is protective of Chanelle). No kids for now (need to be assessed with kids). They are shy, friendly and affectionate with people (have never met kids before). City life (noise, traffic) is too stimulating for them - they have never been around a busy environment so would need a rural setting. These two absolutely love each other and enjoy playing together. They experience anxiety when separated. Slight guarding of food (they take their food away from what they see as a threat). Max is more greedy with food so they are separated for meal time because he tries to steal Chanelle's food. No separation anxiety. Not crate trained but they are house trained. This "cuddly companion" is available through Good Bones Dog Rescue, a non profit rescue organization from Halifax, Nova Scotia.
