Well that doesn't rhyme... Hello everyone, and welcome the the Halifax Real Estate Blog's weekly market rant! That listing reluctance that I have been talking about over the past few weeks certainly slowed down this week. This week witnessed the highest new additions to the market of the year so far, but it was a bit of a mixed report. Where single family homes witnessed the largest gain in numbers, condos actually gained more in percentage (+6% vs sfh 3%). In another odd event, vacant land numbers reduced again this week, but this time quite considerably. Where land has been on the slow incline over the past few years, as of late it's actually been reducing, this week by -4%. Doesn't seem like much, but it's certainly enough to raise an eyebrow and wonder what may be happening to that market. I talked a few weeks back about the financing aspect of land purchase, so that could be contributing to its lack of saleability, or, things are starting to move. Speaking of, Sellers are starting to do the same thing...move! Spring is FINALLY starting to warm up, and so too is the market. More selection has started to relieve the Buyer build-up that has been developing, and certainly, Sellers across the board must have felt the welcoming of an active Spring market. As that pressure is relieved however, late starters to the market may find themselves without a dance partner, so if you where thinking of listing, it might be a good idea to get your property on the market sooner than later. Listings took a bit of a nap this week and reported much lower than usual, but that was also met with lower Buyer interest. The market still seems a bit sleepy, especially for this time of year, but no doubts there is a burst on the verge of happening. Activity overall was down this week, and I would imagine the Easter weekend was a factor, as Buyers and Sellers took the time to spend with friends and family rather than getting their property needs worked on. Certainly, the next few weeks will set the tone for the Spring summary, and gauge if the late start will ebb into the Summer. Buyer activity was being tracked as "decent and increasing" over the last few weeks, and this week is no exception. Another good spell of offers have been accepted this week, which should lead to similar strength sales in the coming weeks, but there is the period of due diligence to wade, which could be as short as 4 days, or as long as a few months! Many new buyers, and even seller, aren't always aware of the due diligence period criteria, and what happens during that time. It used to be the golden three; financing, insurance, inspection, but now there is a variety of different conditions included in the standard offer documents, as well as other conditions that may vary from realtor to realtor. I personally have a two page "Schedule" that takes care of things I've learned over the years, which helps protect my clients from things that might not be a consideration during the excitement of the offer process. It is still a "buyer beware" atmosphere out there, but with new documents and realtors specializing in buyer representation, there is a power shift when represented by the right person ;) Thanks for stopping by! The first week if April is the unofficial marker for sellers to aim at, but the dreary forecast has put a "damper" on their plans. Still a good showing this week despite the white stuff, but definitely fell short of last years listing additions with that whopping 496 count. Buyer activity remains steady and on par with last year at this time, and did manage to surpass last years report. Values remain steady, although single family homes took a bit of an undercut, but overall prices are holding strong. I would be pretty vain to think my rant last week regarding vacant land had anything to do with the decrease in inventory in quite a while, but it does seem pretty coincidental, especially for this time of year! More likely, it was a few larger developments that have paused their listings to try again another day, but I wonder... With the first quarter in the bag, I will be interested to see how the market reported overall, and I plan on getting that report to the blog asap! You will have to stop by to see for yourself!
