Inventory has made quite the comeback this year, with both single family homes and condo numbers having over doubled from last year at this time. I remember thinking if we had another inventory decimation year like 2021 it would have made for an extremely challenging market year, but as the 2022 market year pressed on, quite the opposite prevailed. Buyer activity recovered this week, with 143 listings receiving and accepting offers, which is not surprising with market prices continuing to stabilize and more property options surfacing. Six month median prices reported strangely this week, taking rather large gains in the average listing prices, but taking similarly sized reductions in selling prices. Speaking of the six month stats, they still look distanced from the values reported last year, however, the gap continues to close week to week. Question at this point is will we match values at some point soon, and how far will we see the correction go? As the overbid amounts continue to plateau, we should get an indication of the settling value once we get back to steady reports of 95-98% sales to list ratios, until then, stay tuned to the blog to monitor the market and stay informed. Thanks for stopping by! The Weekly "Adogtable"Hi everyone, my name is Quail, I’m a rambunctious 11 month old American bulldog mix and I’m about 70 lbs. I came from Louisiana a few weeks ago, where I was found as a stray, in search of a better life. I'm now ready to start that search. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so her forever family will find me! It’s currently just me and my foster mommy at home, but before I was rescued from the shelter in Louisiana, I was the tester doggy there. They used me to test all the new arrivals because I am pretty chill. That's still somewhat true. My rescuers sent me to another foster with a doggy, some kitties and a toddler to test me. Me and the doggy got along great outside and fairly well inside. I wanted to share my toy with him so I'd drop it so he could take it. Once he went to take it, I snapped at him. I love my toys, I wanted to try to share but couldn't bring myself to go through with it. After though, I'd try to give him kisses to say I'm sorry. This is something I'll need to work on. As I said, outside was great, we played and played but I don’t really know my own size so I was a little rough with him. So a doggy my own size would be more ideal. I was very interested in the kitties, I whined and whined at them but they wouldn't come to see me. As far as toddlers go, nope, definitely not my cup of tea so older kids only please. I'm still a puppy, so as far as my training goes, everyday I’m getting better on leash, but my foster mom says I’d benefit from a gentle leader as I tend to get excited and will pull a little. My recall is a work in progress so I’m a little bit of a flight risk, but I’m highly food motivated and a quick learner so I don’t imagine it’ll take me long to break out of those habits. I’m only 11 months old so I have a lot of puppy energy and tendencies so my energy level matches that. My foster mum takes me on several walks a day but she says I’ll probably enjoy a home that has a yard or is near a park so that I can get my energy out that way. When I get wound up, I start playing using my mouth. Because I’m such a big, strong boy, it can hurt. I don't mean to be rough, I just want to play. I love to play fetch and will play for hours if you let me, just don't expect me to always return it to you. I’m working on my housetraining, it isn’t perfect, but I’ve made loads of progress in a such a short time. My foster mom works full time but if I have someone able to let me out every few hours, I should master it in no time. I’m good in the car but you may have to lift me in occasionally as I’m still getting the hang of it. I don’t have separation anxiety and I’ll usually distract myself with a good indestructible toy until someone returns to play with me. If left unattended for too long, I may get into things that are left laying around the house like shoes or books as I am a chewer, but I am crate trained if there’s ever a need to do so. I’m not a big barker, but I’ll bark a little if I see a bigger dog while on walks or when someone comes to the door but I stop when told. I sleep on my bed sometimes, but I really enjoy sleeping on the couch. As far as food goes, I love it, so much so that I had an emergency vet visit because I gobbled way too much food when my foster mom was out, which is why I should be crated when you're out. My foster mommy has noticed that kibble with chicken doesn’t agree with my tummy and can cause me to become itchy. I’m a tall boy so I will try my luck if you leave interesting smelling items close enough to the edge of the counter. I think I’d be best suited in an active family or a home with another pup to play with, just no toys unless we are outside. I’m good with strangers and may come off a little strong as I like to jump on them to greet them, but my foster mommy says I can’t keep doing this and we’ve been working on it together. I love to give kisses and I’m all around just a very affectionate pup that loves living in my hoomans shadow. The colder weather is likely another property activity factor as well, and with Christmas on the horizon, it's that time of year where focus tends to shift to the holidays. Pricing and values continue to be a hot topic, and as the market continues to adjust the general feeling is that we have not seen the bottom yet. It has been a swift and abrupt correction so far, and now that we have some distance from the end of the peak, we are really starting to see the changes. The six month median reports for both Single Family Homes and Condo's both saw reductions this week, but the standout was the 10k reduction in a single week, on average, to the SFH list price. The median overbid amounts are still well over current selling prices, but week to week, that gap is narrowing, so it's only a matter of time until that stat reflects the current market environment. I came all the way from Louisiana, where I was found as a stray, in hopes of finding my furever family in the beautiful Maritimes. I am now ready to start my search. I am currently living in Nova Scotia with a foster mom, dad and their two pet rats. I am a smart cookie, already knowing several commands like ‘sit’, ‘down’, ‘paw’, ‘toilet’, ‘no’, and ‘come’. I am a quick learner and have had no indoor accidents. I do OK on a leash but I need some confidence training. With positive re-enforcements, I’m sure I will learn, in no time that the world is not such a scary place. I will need a confident handler because I can be head strong. I do occasionally bark at other dogs and humans. I may also do better with older children because I’m a bit scared of the littler humans when we pass by schools. I do love my walks and would love an adventurous forever home. I am a medium energy gal who loves exercise and running to my heart's content, you will see my ears flapping in the wind! I currently get a morning 30 min walk and an hour in the evening to get my zoomies out. On the weekends, I’ve gone to the beach and on trails and I love exploring new fascinating smells. I love playing fetch and tug of war. I like playing with toys too but I lose interest quickly. I am good left alone and have been left for a long stretch and was not destructive. I am sad though when my humans leave, but I will wait patiently, snoring on the couch or by the window if I got my required exercise. I'm good in the car, I don't bark alot and I'm not a picky eater. My foster mom suspects I don’t like baths because I run to hide when I see her with shampoo or brush. I will need a lot of love and patience to teach me baths aren’t going to hurt me. In my foster home I am not allowed near the dish washer or kitchen table when the family was eating and I did well with instructions. I can’t wait to learn what my new family will be like and what they will teach me! I was supposedly a stray on the streets but my foster family thinks I once had a family to call my own because of my fantastic manners. Not in the areas where you would think, like single family homes, or condos, but it seems as though the miscellaneous variables like vacant land puffed things up this week to push it into the gain margin. Values for single family homes dropped significantly this week, and there was also another 10k reduction from the overbid amount, which was the largest correction we have seen in a couple months. I would anticipate this stat to continue the trot towards parody in the short term, but the question will be where it lands in the long term. So a rather regular week, for once, this week. From the front lines, there has been a significant drop in overall activity, including showings and the like, but that is quite normal given the season. We are also very much in a stand-off market it seems. Sellers are still holding onto the hope of the big gains of early 2022, but things have shunted drastically since then, and buyers are the first to explain that. Still, lots of gas in the tank lest before closing out the season, so be sure to stay tuned to the big to stay on top of things. Thanks for stopping by! The Weekly "Adogtable"My name is Rocky and I am a 10 year old, Chihuahua mix male weighing about 11lbs. I came all the way from Louisiana a few weeks ago, and I am so happy I did. I was aptly named, as I am a fighter. Now I'm ready to start the search for my forever family. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! You’d never know that I came from a cruelty confiscation as my foster mom says I am the SWEETEST little old man she has ever met. I was instantly affectionate and looking for love and pets. I have a lot more energy than she expected, and have the bubbliest personality. I have five foster dog siblings about the same size and age as me. I get along with everyone. Foster mom thinks I’d do well in a home with a playful pup my age, or would be just as happy to get all the love to myself. My siblings would have to be accepting of my personality, and be ok with me tiring out quicker than a young dog. I have a cat in my foster home, I never go looking for her, but I do bark if I see her. My foster mom thinks I may not be a great match with cats especially ones that don’t hide away like this one. I haven’t been tested with kids, but foster mom thinks kids who can respect my small size and age would be just fine! I still have a lot life left in me to give and play! I am house trained. I have learnt this new behaviour in my foster home. I will need reinforcement of this good behaviour in my new home. Speaking of learning, I’m also learning that my foster moms food is not mine, and I’m not supposed to beg. I don’t understand why, but she’s working with me to learn. I can be a bit of a barker, I would probably not be suited to apartment life. I would probably react to strange sounds and activity if they were around me. It is quiet here, and so am I. Except if you want to talk, I love to chat! Foster mom cannot believe how good I am on a leash. I don’t pull at all! We currently walk in very quiet places. I love going for a nice walk and have easily done 5k at a leisurely pace. I do have one thing to work on and that is barking at dogs when I am leashed. I am quite reactive but with the correct training, I'm sure I can get better. I've met lots of dogs since being here with no issues. I really love the outdoors and since I have a fenced backyard right now I can usually be found outside. I love to to play, especially fetch, and I also love to zoom around on my own. Because I wasn’t well cared for in my last home, I have since had several teeth removed, and I am feeling so much better! I have also been neutered and am healing well! The nice doctor told me I have a significant heart murmur but he doesn’t think I’m at risk for anything like congestive heart failure anytime soon! I really am a sweet boy and just want to love you and make you happy, so if you can be patient with me and help me, I promise you I will be the perfect boy. I love snuggling and being near you, and my foster mom knows I am going to make one lucky family very happy. Are you that family? I'm sure there are a few contributing factors, like that big pile of inventory that withdrew from the market this week, the less than stellar new listing additions, and a fairly decent sales week that helped it along, but after an October surge things seemed to have cooled again. So, that should be the peak of inventory for the year! From this point, the market should continue to pump the brakes as focus shifts to the holiday season next month. Values overall are still adjusting, which you can expect to carry on to the new market year, and the first somewhat normal Spring we will hopefully have since before the pandemic. Until then, there will see be a lot of market watching and wondering. When will we hit the bottom? Will prices get much lower? Only time will tell! Seems to be a bit of a stand off in the current market environment, with Buyers not willing/wanting to pay over asking price, and sellers holding fast in a lot of cases in hopes of getting what the neighbour sold for in April. Eventually there will be a balance, and market expectations should return when the market stabilizes for a long duration. The Weekly "Adogtable"Hi everyone, I'm Looanne. I am listed as a 2 yr old, 26 lb, blue merle cairn terrier mixed female although the vet here thinks I'm closer to just a year old. I was found as a stray on the streets of Louisiana so a couple weeks ago, I made my way to NS, in hopes of finding my furever family in the beautiful Maritimes. My foster home includes a cat, a small hooman brother, and my foster mamma. I love them all! I’m a happy-go-lucky girl with impeccable smarts and sometimes I even have great manners to match - it just depends on how excited I am, and how clear the expectations of me are. I adore everyone I meet including kids, cats, and other dogs. I think I’d love a young, active family to add my funloving and goofy energy to! I am getting about 2 twenty minute walks a day here, and a few 30 minutes of a new game I’ve learned called fetch - I love it! It helps me expend energy so I’m calm when my friends are calm, and teaches me what I am allowed to chew! I love toys of all kinds, and I’m learning which ones are mine, versus which are the babies, or which belong on my foster moms feet and are not for chewing. Sometimes the cat doesn’t appreciate how much I want to play with her, and I respect that in the moment - but it doesn’t make me give up on trying later. I have understood when my little hooman tells me that I need to learn some personal space, or that I’m a little too pushy. It’s hard for me though, my instinct to be physical in play is powerful, and I’m a pretty solid girl, so it would be better if some bigger kids were part of my forever family who can help with me keep learning this. Another doggy sibling to play with may be ideal for me too. I am working on my house training and it is coming along - I do have accidents, but did I mention I am very smart? By taking me out often and consistently, I should have this mastered in no time. I do, however, still piddle a little when I meet someone new, I’m just so happy to meet them. The vet says my spay might help with this. I have also learned “sit”, and I’m mastering “stay”, and “no” - as long as I hear that your tone means business, I get the message and listen well! I don’t love being home alone, but I accept that it needs to happen sometimes. Given that I’m still getting the hang of table manners, I prefer to curl up in a bathroom and have a good nap while you’re away rather than have free reign of the house. This is much better for me than a crate - I spent too much time in those and they make me upset. A room is fine though! My new foster mom thinks I could be trusted in the open house, as long as there’s no food or garbage within reach, and I have toys to play with - even better if I have a doggy playmate! I’ve tried swimming and it isn’t my favourite, but I’ll follow you if you ask, and I might even learn to enjoy it. Sometimes car rides make me queasy, the stopping motion especially. I LOVE hikes and walks and running on the beach - I hope to do some more of these adventures with my furever family. I would really love other canine fur siblings in my home, ones that match my energy level are preferred, but definitely ones who will play with me. I do have some energy to burn, but I have such a loving nature, a huge desire to please, and a very respectful demeanour once I understand what is expected of me - I’m sure that as long as we can communicate clearly and directly, you’ll find me an easy dog to be with, and we will be the perfect match. I am not yet spayed, my appointment is Oct. 4th so if I am adopted by then, my new family will need to be able to get me to the vet and back for my appointment. I may not be microchipped yet either, still waiting on confirmation, but if not, I will get that done during my spay.
