Inventory took a bump in all tracked products, and the gap between this year and last years overall volume is starting to close. WIth more selection around the city, buyer attention has been divided and has caused a noticeable decrease in individual listing traffic. Perhaps this is one of those "pockets of opportunity" that become available from time to time, or perhaps we are finally on the way to cooler market times. A few more weeks of this activity and we will definitely be on a path to better times for buyers, and perhaps a bit of a different reception for sellers. It is the Spring market though, and higher volumes of new listing additions usually trend this time of year. Sure, we are missing some of the local lateral move inventory, and the some of the relocation inventory, and even new construction options, but will all that said the market does appear to be softening (for the moment at least). Values took another jump this week, which will likely continue as the stats catch up to the current market, and the overbid amounts seem to be holding fast on their averages as well. Exciting times for many as market fatigue has definitely taken its toll on weary buyers just trying to get in, and has even been challenging for many of the various professionals in the industry. The Weekly "Adogtable"Hello everyone, I’m Ollie, a 9 month old pitty mix boy weighing approximately 45lbs. I made my way to Canada from Texas, where I was found as a stray and I am ready to start searching for my forever home. I’m a playful fella who loves toys of all kinds but squeakers are my favourite. I will play fetch but I’m still working on bringing the ball back. Balls are fun! I am a little nervous when I first meet people and sometimes will growl but stop quickly, especially if you have a treat for me. I love treats! Children older than 12 are recommended due to my size and age as I can easily knock over a smaller child because I don’t realize my size and strength. I walk great on leash and do not pull at all. I’m also perfect in the car and usually just curl up on the seat and take a nap. My foster mom uses the command “Load Up!” and I jump right in. I am almost housetrained. I do most of my business outside but you have to take me out immediately after I eat/drink any amount of water. If I have an accident it is in front of the door but I don’t make any noise or indication to go out so sometimes my foster parents miss getting me out quick enough and then I will have an accident. I am getting so much better because they keep a close eye on me and know if I head to the door, I need out. Smaller animals are a big NO for me, cats, dogs or other. After almost 2 weeks of living without incident in my current foster home, I grabbed my little fur foster sister, thankfully she is going to be ok, but clearly I can't be trusted with littles. I also don’t think living with a low energy dog is ideal as I don’t know when to quit playtime and it can make another dog upset with me when they’ve had enough. I have no issues with resource guarding at all. I do bark a fair amount so apartments probably aren't ideal for me. I am crate trained for when I’m left alone, although I haven’t had to be in one for a while because my foster momma is home from work right now so I haven’t been alone much. My favourite place to sleep is in bed with my humans. Most times I climb under the covers and use the pillows. I think I’m part human sometimes. I am such a handsome boy, everyone falls in love with me! I hope my forever family is out there waiting and sees how wonderful I am! Perhaps it was the Easter long weekend, or maybe the weather kept folks at bay, but listings took a break and reported the lowest new listing addition in over a month, and the prices cooled a touch as well. Annually, however, we should see a wave of inventory hit the market in the next few weeks, since this time of year is usually the start of our true Spring market. The next few weeks will be huge in indicating which way the market will lean for the remainder of the year, and could possible have ongoing implications for the future market as well. Too early to tell if the interest rate hike, or the new tax implementation has had an impact yet, but those factors should start to be felt in the next few weeks. The big question on everyones tongue is "how much longer will the market sustain?", which is truly a very difficult question to answer. Predictability is just not in the cards for the Halifax real estate market right now, but if I had to take an educated guess, I would say we are in the early stage for a cooling in the market, at least in some areas and price points. Million dollar+ homes on the outside of the peninsula are sticking around in some areas, and not all properties are being met with the same buyer eagerness that we have seen in the last couple of years. Of course, there are still properties that are garnering the attention of buyers, which are mostly turn-key and priced just under true market value. The Weekly "Adogtable"Hey everyone! My name is Max. I’m a 4 year old fixed Lab/Rottweiler mix boy and I’m 80 lbs. I was a local surrender because I started to become upset with the children in the home. That was 4, long, months ago and I'm still waiting for my forever home. I've watched many dogs come and go through the rescue doors and can't help but wonder why noone chose me. I really am a good boy, I just need a bit of time to feel comfortable. But I'm not giving up hope that my forever family is out there somewhere and will see my beauty through my quirks. Fingers crossed for me!! I am fully house trained. I have never had any accidents in the house. I am also non-destructive as you can tell by my toys. They are still looking fine after many months. As mentioned I did live with kids at my last place and we weren’t an ideal match. I’d probably do best in a home with respectful children over the age of 15. It took me a few days to get used to a large resident pup and cat but now that I've been an only dog for a while I think this might be my ideal home. I wasn't a fan of being around a smaller dog than me but dogs my size or bigger I'd still like to play with outside the home. I get a little nervous and I’ll growl if people get too close too quickly and catch me off guard, but I warm up pretty fast if you give me some space first. Once I am comfortable with you, I’ll accept love in the form of pets anytime! I'm much more calm and quick to accept when the humans don't have those funny masks on their face. Once I put my trust in you completely, I’ll follow you to the ends of the earth. And become a very submissive boy. The one place I really don't like is the vet! I will need some medication beforehand to try and help me calm down. Maybe with my forever family we can take some trips to the vet and just walk around so I can start to learn it doesn't have to be a scary place. I love going for walks! I’ve also got great skills in the recall department. I’ll sit at the door and wait to go out to do my business. I don’t mind going in the car with you, but you’ve gotta let me hang my head out the window. If you need to leave the home without me, I bet you’ll hear me howl through the walls when I hear your car come back. I get super excited knowing that you came back to me! I’m a super cuddly guy that would love to lie on the couch with you or on your bed. My foster paw-rents gave me my own bed but I’d much rather be on theirs. My afternoon snore sessions are usually on the couch by the window so I can protect my owners. I have a preference for the human food (aka anything but greens). Chicken based kibble seems to make me a little itchy, so I am staying away from all chicken, even though I look like I want it!. I love treats, and would love to eat only treats but, of course, I can't. I know how to sit, give paw, stand up, wait for my supper, and lay on my bed. I love to flip bottom up and make all sorts of funny noises and put on quite a show when it’s playtime. I love the crinkly toys and ropes the most. I can also make you tired when I get a good toy and if you start to chase me! I can't help but grunt while running around so I hope you can have fun with me. My ideal day would be to wake up on my own accord without having to be pried off my bed. Let’s be real, the mornings are getting cold! Next, I’d attempt to sway your heart to stay home from work, but relaxing on the couch while you’re gone isn’t so bad either. Once you return after what feels like an eternity, I would give you all my love and appreciation. I would have a play session and a walk with you, and then chill out on the couch again. After some good news for weary buyers out there last week, inventory has taken a step back and bucked the annual trend with a reported reduction this week. What seemed like a bit of light at the end of the tunnel has an all too familiar darkening around the exit, again. Spring usually sees the peak of inventory annually, and we should be well under way at this point, but we just can't seem to get off the starting blocks. Perhaps this week was a little slower due to the approaching long weekend, prompting sellers to wait that one extra week to hold their showing window. Easter weekend does tend to draw attention away from the market, a much needed reprieve for many. Another consideration is the amount of properties that changed listing status. A good amount of inventory hit the market last week, and most, if not all, received and accepted what I sure was multiple offers. Once that happens, listing status will change to "pending" or "conditional sale", removing the listing from the active inventory pile. There was a sizeable amount of listings that accepted an offer this week, contributing to the inventory report. Values continue to creep up on a weekly basis, which was noted to happen due to the size of the overbids this year, the stats are just starting to catch up is all. The forecast is that the overbids should cool a bit once more inventory arrives, but with a few key groups not contributing to the annual inventory churn, the question is if we will get lift off at all. Might be an "all at once" sort of event, but I have the feeling it will be a more gradual return once some of the over the top pressure starts to wain. The Weekly "Adogtable"Hi everyone, my name is Jonah and I am a 1 year old, 10 pound Texan chi mix boy who recently made my way to Nova Scotia looking for my forever home. I was previously posted but some new, very important information about me has come to light that people need to know. You can read more about that below. I recently went on a trial adoption but it didn't go well, a side of me surfaced that my rescuers hadn't seen before. You see, I used to be the chillest little guy but recently, the honeymoon stage has worn off and now I am very protective of my home space so much so that I will charge men and grab their pants and jump and grab their shirts even too. Being returned to my foster home, I'm still perfectly fine with my foster dad. However I'm also a little bit too interested in the kitty now and not as nice. So probably no kitties would be ideal. I will need a confident handler to get over my reactiveness. Confidence classes would most likely be beneficial for me too. Now that I've told you my Achilles heel, let's talk about all my good qualities. I barely shed, which doesn't mean that I'm hypoallergenic. I love to play with my foster fur siblings (and neighbours, I’ve never met a dog here I didn’t like), so a fur sibling for me would be great. I could be happy in a home where I am the only dog as long as I have some furry friends to play at my disposal. I am not intimidated by other dogs, and have even won over my foster brother who apparently doesn’t always like other boys. I haven't met any kids and I don't think that would be wise until I get my attitude in check. I am really not a fan of the cold, and it is hard for me to go bathroom out there sometimes, so I should learn how to use a pee pad (but I haven’t yet because my foster sibling keeps eating them). I still have accidents even on the nicer days so I still need work with house training which is possible with routine, structure, and patience. I’m not really that shy, maybe just the first time we meet I will be a little bit, but when I feel at home I am goofy and cuddly and like Velcro – stuck right onto your lap. I love to snuggle in my foster mom’s arms while she works. I walk well on a leash, though don’t always see the point of just going outside and walking around, when I could be running around the house with all my toys. My favourite toys are stuffies with crinkles in them, followed by small dog-safe chewies. I don’t guard my food or toys from the other dogs or cat. Being a stray, you always worry about where your next meal is coming from. I am still getting used to not having to rummage around looking for food. If you give me the chance I will go through the garbage and climb up onto the dinner table looking for scraps. So keeping these things off limits to me is a must so I don’t accidentally ingest something I shouldn’t. If you don’t want dogs on the furniture then I am not the dog for you: I love to snuggle, climb and cuddle wherever you are sitting. I insist on sleeping with you in bed and sharing your pillow. Sometimes I am a bit clumsy and fall off of furniture so I need help being safe. I may not sleep my first night because of nerves, but once I feel comfy in my new home, that will be a non issue. I am a very good boy in the car, and when I hear “good boy” my whole face lights up 😊. So with lots of praise, I'm sure my couple of issues will be a thing of the past in no time. Finally, some much needed additions to the inventory has buyers hopping, and hopeful that more are on the way! You could see a lot more blue icons on our map this week (indicating active), and quickly checking on various buyer metrics, it appears that the options have decreased individual listing activity. Interest is still there, but the buyer pool had a lot more to choose from this week, dividing attention among the options. Even still, don't expect to pay sticker prices on listings quite yet, with the overbid amounts baked into the market, it has become an expectation... for now. It has been noticed that a few price reductions around the city have happened in the last week or so, and there has also been a few listings that sold at or slightly over asking price, which has been extremely uncommon in the last year. Eerily close in stats to this time last year, which is a good sign since the we have been all of the same buyer activity with half of the inventory. Could this be it? The Weekly "Adogtable"Our names are Pixie (11 years old, female, 17lbs) and Weavel (7 years old, male, 14lbs) and we are a senior bonded chihuahua mix pair! We started our journey in Texas a few years ago, we thought we found our forever home but it turns out they weren't the ones 😔 we are now hoping this time will be the last! Life can really suck you know. It hasn’t been kind to me, I’m Weavil and I am the perfect example of how resilient a dog can be. My journey started in a kill shelter in Texas, I was homed, and then came back into foster care several months ago. I am diabetic. My sugars have been stabilized by two tiny shots of insulin a day. Insulin needles are small and sharp, I barely notice them, foster mom even stabbed herself once, and she agreed, not so bad. Unfortunately the other side effect of my diabetes is my vision, my diabetic cataracts make it harder to see now. My foster mom tells me not to worry because my vision loss doesn’t make me any less loveable. I love my foster family very much and will whine and wiggle when one of them comes home. In fact I will crawl right up your body to get the hugs I deserve. I am a little leary of strangers, I might bark a bit, but not aggressively. I also love my sister Pixie, we are a bonded pair and hope to stay together forever, she is a sweet little Texas belle. I have a very good appetite, and am very food motivated. This is a small issue in my foster home, they already have a full house, people and critters. I can get a little snappy at food time when everyone is going crazy, so my foster mom separates us, so everyone gets along. The same dogs that I see as competition in the food fiasco are the dogs I might be snuggling with later. I will let out a warning growl to them to know what’s coming, so it is easy to avert. My sister and I never fight, we will even share with each other. In this regard it would make it easier on us if we were the only dogs. The cat is a non issue for me, she doesn’t like dog food. Pixie or the other hand she is curious about the cat so we think it'll be easiest if there are no kitties in our forever home either. We do just fine when left home alone as long as there is a cozy place to snuggle up in together. We would really love it if you let us sleep in your bed with you at night but we will sleep in our bed close by as well. Our perfect home would be a quieter one, we haven't met many kids but think we would prefer an adult only home to enjoy some easy senior years! Easy access to an outdoor space would be ideal. It could be a deck or yard. Even with my vision loss I will get around and do my business outside if I have a safe place to explore. We are house trained if you keep us on a schedule and watch our cues. We will walk on a leash, but we don’t need to do marathons for sure. We don’t mind the car, or the vet.
