Levels of inventory across the board are down, and new listings are actually a little leaner than what has been reported all year. Sales are still sluggish however, and not only did we make a fairly large point jump in the absorption rate, the sales to list ratio took a hit as well. Still, values remain intact and activity remains positive, but that positivity cannot cloud the record breaking inventory heights, nor cover up the lacklustre sales that hinder the market here in Halifax. There was more price changes this week than new listings, and twenty five more listings that either expired, cancelled, or withdrew their listing than sold. Still, activity is still prevalent, and with the inventory on the downward trend, I guess you could say there is less competition. Thanks for stopping by! Just as it looked like we had seen the peak of the market year, a good number of the stats had a solid week with solid performance. What we have come to expect each week with the amount of new listing additions has had a surprising change, it's much less. Although we are seeing less of these additions in comparison to the last few years, the overall bulk still remains at record heights, and for this week, there is no change in that. In fact, we have actually hit a record height again this week. Still, the amount of sales that have been occurring in the last few months coupled with the lower amount of new listing additions will surely have an impact sooner or later, if the trend maintains anyway. It looks as if this may be the case, for a few more weeks anyways, as there has been a good number of accepted offers loaded into the breech for the coming weeks. Sale values remain steady despite a larger than normal spread between listing and sales prices, which may have been the reason for the longer than average days on market count. Basically, the average home may have had to wait longer, and reduced their price more than average to get this sort of event results. Typical market reaction of overpriced products.

Looks like annual trend has begun to take hold as we start our soft decent into the fall market. Most activity is down this week with lower than average inventory gains, the return of less sales and less accepted offers, and overall inventory for both tracked products are on the way down. Not surprising however, is the solid sales values. It seems regardless of what is thrown our way, we tend to hold ground on just how much properties are going for. There is some wisdom in that theory I think, because really, there is going to be a point that just doesn't make sense for a seller to offload the property. Motivation does play a roll, but there is a line that is drawn in the sand during negotiations, and sellers aren't prepared to simply "give their property away" to relieve the burden. Like I have discussed in the past, there are other options that meet seller who see no luck selling (this week was 254 alone), and look to other means. One of the great features of my brokerage (amongst many), is a new service and search display of rentals in HRM. Not only is the option to rent select your property and list it for rent on the site, there is access to properties that are offering the same opening up a whole new area to explore. Maybe the next tab that we should explore is a "lease to own" tab. Something that some sellers have also considered in our current market. Thanks for stopping by!
