I have mentioned in earlier posts that data is a little skewed at the moment due to lack of inventory and remnant buyer activity, so we should see a breaking point in this surge during the halfway point of the Spring market. Still, we are double the overall inventory options from this year at this time, so that must be welcomed news for buyers coming to market. As prices continue to drop, some of the lower listed properties are seeing activity once experienced during the pandemic, but these seem to be properties that are falling back under the average selling prices of the neighbourhood. Local buyers continue to return to the market, even if reluctantly, to see if the market environment is a bit more accommodating compared to the last few years. The current market still seems a little uninviting, and challenging for certain areas and price points, but the hope is that there will be more and more options to choose from as we head into the Spring. Average single family home listing prices are still much higher than last year at this time, but selling prices are much lower, +/-50k or so in each report. Condo values, however, are reporting listing prices on par with this time last year, remain higher in both listing and selling prices. The big takeaway from this week is simply noting the amount of single family homes that we have active on the market compared to last year (490 vs 174), which is significant. Rolling into 2022, the fear was that the inventory would continue to decline, which at the time was critically low. The Weekly "Adogtable"Hello friends, my name is Morton and I am a very handsome southern gentleman. I am a 13 yr old rat terrier mix weighing just under 20 lbs. I came from Texas originally in 2020 and am looking for a new home because of a change in my family dynamics. I am now ready to start looking for my new retirement home. I am currently fostered with a few other 4 legged canine retirees and we get along just fine. My foster brothers are a little dull, but I still have a little play in me. I could live with another dog around my age, but would be fine alone. I'm also fine with kitties. I am not really interested in toys, and I am not destructive. I spend most of the day with my foster mom, she takes me along most places and if she goes out, foster dad or brothers are usually around. I can’t say how I am alone, because I really never am. I think thats how I like it! Short stints would be no problem. I am a delicate eater and a gentle treat taker. I have excellent manners. I am a very polite on walks as well. I love to say hello to people and pups while I walk. I am very fit and a great weight. I have a terrific pace for walking. I don’t pull at all, but I still have a perk in my step. I really enjoy daily walks, especially in the snow. I can easily do several kilometres or more. I love to tear across my current back yard and leap up the steps to get inside. I can easily get on the coach or bed, which I hope to share with you. I have such a lovely bedside manner. I love to spoon with my foster mom under the covers. I sleep so soundly all night. I am very quiet too, my foster mom can’t believe I haven’t barked once!! I did not really enjoy young and loud children in my previous home. In my foster home it is quite peaceful, the visitors who come are mostly adults, and the street is fairly quiet. I may be a tiny more timid with men, but absolutely love the four men that are regulars here. I like to crawl in their laps and bury my head in their arms. Its more about peaceful, calm introductions than having any problems with men. And if all that great stuff isn't enough, I am house trained too. I have been to the vet and am a pretty healthy fella. I had zero issues at the vet. I am a little shy, but very trusting and friendly. I see and hear really well, the vet said he could see a little cataract, which is age related and normal. I do need some dental work done and I am booked for that, so my teeth will be pearly white!! If I find my retirement home before that, my new family will be responsible to get me to my appointment and back home again. Don't worry, my rescuers got the financial stuff covered!! I am such a good dog, at least thats what I hear from everyone who meets me. My foster mom promises me with all her heart that whomever I leave with, will love me to the moon and back!! All signs should be pointing to a slow down and relaxed activity, but seems that we find ourselves in an oddly busy time of year. Not quite pandemic market, but surprisingly active for this time of year. Compared to this time last year however, things do look rather lacklustre. Selling prices for both tracked products reported much higher, inventory almost half of what it is today, minimal price changes, over twice the absorption rate and buyer activity overall was just that much more, even with the limited inventory. Median prices for both tracked products are holding steady so far this year, basically continuing their move to balancing the overbid amounts. Listing prices remain somewhat in line with selling prices this time last year, but the margin of selling prices has narrowed back to the regular Halifax market expectation. Perhaps it is this consistency, and the comfort of knowing that there is a chance to lock up a property without having to battle against ten other groups is prompting buyers to return, or dropping prices that are tapping into an all but forgotten group of buyers. With selling prices being baked into the overall averages, acceptance of what property value has become is also another factor for buyers to engage. Sure, it's a bitter pill to swallow, but at least there is comfort in knowing that prices are not bound to significantly adjust much lower. That is the expectation anyways, so it will be important to keep an eye on the details as they add up! I was found as a stray on the streets of Texas and came here to NS to start the search for a forever family. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I love to be warm and will bury into a pile of blankets or into a warm bed with you. You will barely notice me at night as I won't ask to go outside until the morning. It takes me awhile to be comfortable with someone new. I'll need a few introductions and to smell your hand before my anxiety stops making me bark and growl at you the first few times we meet or after you've been away for awhile. You can pet me, pick me up, and even play with my toes once we're good. Though I'll growl and snap when you cut my nails, practice will make perfect. My foster mum wrapped me in a blanket to cut them and although I wasn't happy about it, I quickly forgave her. I'm a lover not a fighter. I can get snappy when putting on my harness so maybe it's best you just leave my harness on until we get to know each other better. I am learning that some of things I don't like are to help me and becoming more confident with them. I pay little attention to dogs, cats, rabbits, guinea pigs, or cyclists. I will bark at unexpected noises or a new person who comes into my space though. I'm great on walks as I won't bark or growl at anything. I don't pull, in fact I may fall behind as I tire but I'm sure eventually I will build up more until endurance for longer walks. Once we get to know each other better, I love to be with you and enjoy quietly riding in the back seat of your car or snuggling in your lap for belly rubs. I'll only eat my kibble with a spoonful of yogurt or wet dog food as well as liver treats and tiny bits of cheese. My rescuers think this might be due to dental issues so I'm heading to the vet soon to get that checked out. My rescuers say not to worry, they'll get my teeth all fixed up if needed. I am very gentle taking treats. Careful when I lick the wooden spoon because I might need to chew out all the flavor. I am learning to play and love tug of war. Be careful though because I can get over excited. I am not ready to play with young children because I can be very rambunctious even with my little size. I will chase a ball but haven't learned to bring it back. Sometimes things startle me and I'll bark and growl such as an unexpected pat on my bottom, a raised hand (while gesturing), or a stick. I have stopped marking inside as I've started feeling more secure. I need monitoring and patience though as I learn to poop outside. Many things are new to me like jumping into cars or pushing bedroom doors open. I look forward to learning new things and making memories with my forever family. Are you that family? The end of January really pushed activity in a direction that most we not expecting, seeing a pocket version of the pandemic market return in some areas and price points. Just when everyone was ready to wave goodbye to the crazy bidding wars and limited supply, the early year market has duplicated the conditions that the pandemic market created. That being said, we are not seeing overbid amounts even close to what they were, and there has even been several multiple offers situations that resulted in a lower bid winning. The reality is this time of year historically lacks inventory, so with buyers returning to the market, there could still be some residual behaviours established during the pandemic market. No doubt local buyers are excited to get back into the market, knowing there is a chance to lock up a property at a price that doesn't mean kicking in another 100k to get it. As prices fall, we are seeing the return of a whole sector of buyers who were simply priced out of the market, which has created a similar pandemic market feel in the newly established price point in most areas of the city. If you kick up to 600k-700k, you are starting to see some options out there, and ones that stick around without the needed correction. As demand is satisfied for the entry level market sector, the correction should continue, even if just slightly. There is a theory that we are there now, but given the uniqueness of the market timing, it should take a full Spring cycle to shake out the changes. I am a 2 year old, terrier mix boy weighing in at about 10lbs. I came from Texas a couple weeks ago and I'm ready to find my furever family. I am a higher energy pup who really loves to play. I love to play with other dogs big or small. I love to chew on toys and love to chase balls. I am doing well with the children in my home but I do bark at their friends when they come over. I sometimes like to jump up and nibble gently on your fingers and toes, but my foster mom has been working with me to curve this habit and I am doing much better! I may be suitable for older children because of this. I am still unsure of new people and take a bit of time to warm up but once I do, give me a quick neck scratch and I am putty in your arms. Because of my high energy, an active household would be ideal. Someone who can help wear me out by taking me on long walks, or even a run once I learn better leash skills. I don’t have great recall so a leash is a must until I master this. When I have too much energy, I tend to get a bit mischievous and start chewing on things I shouldn’t. I love to go on long walks, and love to say hello to everyone who goes by. I do okay in the car as well. When I first arrived, I didn’t like to go potty outside, but in my short time here, I am almost completely housebroken! A little patience and consistency and I'll be a pro in no time. I have met a cat, I barked at her, but quickly left her alone to play. I can't waste my time with that foolishness when there’s so many toys waiting for me to play with them. I don’t know any commands yet, but I love treats – Maybe you could teach me! I have been left home a few times, I do like to bark a bit but settle eventually. If any food is left out while you are gone, I will find it, even up high. At bedtime, I like to snuggle up behind my foster mom’s legs in the big people bed. My dream home would have a fur sibling that will play all day with me, someone to take me on long walks and someone who doesn't mind me snuggling up to them at night. Is that you? I think the cold is around to stay, for now, which usually signals a slowdown of overall activity since folks aren't too keen to trek out in the snow and cold. Due to recovering inventory, coupled with seasonal trend, January does tend to see an early market year blitz, it's just never really noticed do to the seasonally low inventory. Prices continue to stabilize in most tracked products, fluctuating week to week for the averages due to the low data to draw from, but the six month median prices do paint a more consistent picture. Condo prices are fluctuating a bit more than single family homes (product value base), which are still seeing a consistent drop in overall listing and selling prices. As we close out January and head deeper into the Winter, the expectation is that activity will slow for a few more weeks, then pick up again as we approach the end of the month. Interested to get rolling this Spring and see if our local market ramps back up again, but I have the feeling prices will still need to drop to generate that interest again. I came all the way from Texas a couple weeks ago in hopes of a better life. Now I just need a forever family to complete that dream. I like chasing balls and my tug toy. At first, I wouldn’t bring the ball back to be re-thrown, but now I do. I did have a little issue with my new tug toy my foster mom made me. They tried to take it away from me so I let out a few warning growls. That was before I knew them well, but now that I do, when they insist on taking it, I do let it go without issues. I now know it’s my toy, and that they will give it back. We now only play tug with a rubber tug, and not my special one (the cloth one they throw and let me bring it back). Foster mom thinks that it would be best for me to be with older children who understand boundaries. I’m a bit hesitant around new people, more so with men but a little time and I warm up to everyone. When I’m not asking my foster family for reassuring pats, I’ll find a spot out of the way to wait until the new people are gone. I may flinch if someone goes to pat the top of my head when I’m not expecting it so please give me a few minutes with new people so it's not so scary for me. I am also scared of brooms, if you have one in your hands, I will run and hide. 😥 I do love pats and cuddles and I go find everyone in the family to get more. I didn’t care for stairs at first, but now I have no problem going up and down in search of more people to tell me what an amazing boy I am! I don’t like it when my foster-family leave the house, mostly because I want them to take me with them. I’ll whine a bit, but then I’ll go lay down and wait. If they all go out, I’ll usually curl up on the couch to wait (or sometimes in foster mom and dad’s bed, where I’m not supposed to be, hehe!). I love my dog bed, and like to be covered with a blanket so that I’m nice and cozy. I’m a medium energy dog, my foster-family takes me on multiple short (1km) walks a day. I would be happy with as many walks as you’re willing to give me. I walk pretty well on a leash but I stop frequently to mark. I often forget and pull a bit, but I settle down again when reminded. I like to walk on the curb when on my walks. I eat up all the food I’m given right away and won’t leave any for later so I probably wouldn't do too well being free fed. I haven’t taken anything from tables or counters, and while I do look for tasty tidbits that might have fallen, if I think someone else might want them, I’ll leave them be. When I’m offered treats, I take them politely from foster mom’s hand. I won’t try to get into the garbage or the compost, and I won’t try to destroy anything. I’m fully housetrained! When I want to go out, I paw at the door. If no one hears, sometimes I’ll whine, and occasionally I’ll bark. I do bark at unexpected noises and I sing as loud as I can when I hear firetruck sirens, but for the most part, I’m a pretty quiet dog. I have met cats before and while they don’t seem to bother me here, in Texas, my buddy and I busted through a fence to chase one. Karma sure got me that day as I hurt my eye busting out of that fence but I'm ok now. So maybe it would be better if there were no cats. I love playing with other dogs, and I ask to go play with every dog I meet on my walks. A canine sibling would be great. I can “sit” for my leash to be put on and while my food is given. I don’t reliably know “come” but I respond really well to foster mom’s excited voice. I’m starting to know “off” when I jump up on the furniture. I don’t jump on people. I can shake hands. I try hard to do whatever is asked of me, even though sometimes I don’t quite understand. I’m a smart boy, though, and foster mom thinks that it won’t take me long to learn everything I need to know to achieve my maximum potential. My foster family will be very sad to see me go, but happy for me to have found my forever home. Are you my forever home?
