In 12 short months, we have made a record jump in value here in Halifax, with single family homes listing and selling over $100k from this time last year, and so too are condos matched. We have reviewed the inventory and watched its ever decreasing rank, but the values may prove to be even more significant. Prices are on the continuous rise, so if you're planning on waiting for the price curve to flatten, you may be waiting awhile. I get asked a lot about my thoughts on sustainment of such a market, and "are we in a bubble with an impending burst?". Perhaps that is the case, since most markets tend to have an ebb and flow, but I personally can't see the ebb anytime soon. The factors that brought us here and continue to feed the market do not seem to be weakening, if anything, they seem to be strengthening. "Halifax will never be Toronto and Vancouver markets", another question I seem to field as well, but why not? Why is Halifax any less susceptible to big market trends? Maybe the rest of Canada and the world is finally cluing in to how great it is to be in Atlantic Canada, how great the people are here, the sites, the sounds, the lifestyle, the ocean. Not a big jump to consider that Halifax has been a hidden gem for a very long time, and very enticing for a lot of reasons to make a move to. Keep in mind that we were already in a smouldering Sellers market before the pandemic, it just poured gasoline on the flames. Good news is that more options were out this week across the city. No doubt they won't last the weekend, but the hope is with a few more weeks of these new products coming to market, the initial extremely motivated buyer group will be addressed, bringing the state of offers back to reasonable. The Weekly Adogtable!my name is Marshall Matt, aka Marshy, aka Marshmallow. I’m a 10 mo old, 35lb red heeler mix that came up from San Antonio Texas with my 3 siblings. My siblings and I were really nervous and scared when we first came to Nova Scotia as we really didn’t understand this whole living inside a home with humans and other pets. But now that I’ve had time to adjust, I really love it here, especially with my new fur foster sister! I’m good with other dogs, particularly females, but I may be a little nervous at first. I can get a little possessive over my bones around my foster brother, but I’m easily corrected when I’m told “ah” or “no”. I’ve never met cats or kids, but I would probably do better in a younger kid-free household as people generally make me nervous. I’m really smart and easily trainable once I’m comfortable in my new surroundings. I do best if I have a safe zone such as a crate or dog bed in a corner that I am able to reset in. I’m quickly learning my name and have mastered sit and down. I continue to work on my manners and have learned that I need to sit before my foster moms will give me a treat. My foster moms have also begun to teach me other commands such as up, off, stay, leave it, okay, and come but I still find those ones tricky at times. My release word is “okay” right now, but I am sure I will adjust to whatever my new family likes to use. My foster moms sometimes say I’m too smart for my own good and that I am one of the best boys. I love treats and kibble, and once I begin to feel more comfortable (which may take a few days) I can be convinced to do most things when these are the reward. In typical Heeler fashion, I’m really playful and have lots of energy… classic puppy. As I mentioned before I’m a quick learner and really like puzzle games, playing tug of war (though I often let my foster moms win so they feel good about themselves), fetch and chasing toys. Fetch is still a little foreign to me, as I can’t figure out why they throw something away if they want me to bring it back so bad… but I’m starting to get the hang of it. Once I’m more comfortable on a leash I’m quite confident that I will love going for walks, runs, hiking and the dog park - I may even be really good at agility and/or swimming (I definitely have the webbed feet for this). Although at this stage in my rescue, I’m likely to be a flight risk as I am still timid of people and new experiences, and my new family should be extra cautious when taking me outside and keep me double leashed. I’m still learning this whole leash concept and going outside to do my business, but I am pee pad trained (though I am still working on mastering my aim). I am still quite perplexed by humans. I’m slowly understanding that being touched, or as they say “pet” is not so scary but will need my new family to be patient with me as I continue to study their kind. When being exposed to new things that intimidate me, I’m really good at going to my aforementioned safety zone, and then coming out when I’m more comfortable (which is taking me less and less time to do). I’m really good being left on my own, especially if I have a chew toy like my kong with me. I also love the crate that I came in and am happy to sleep and hang out in it. I think I would be best suited with an individual or couple that is a low key household, as people still make me nervous (By low key I mean not a lot of noise or inside activity, and people who have a lot of time to dedicate to my training.. not low key in the sense of adventure and activity as I will need a LOT of this). It will take me some time to trust a situation and feel comfortable, but I will come around. I would definitely thrive having another dog in my forever home, preferably female, I could play with and who could teach me confidence and how to be a good family pet. I’m really smart and will need a lot of stimulation, exercise, and obedience training. My knowledge of the world and my surroundings is limited right now, so I need someone with a lot of patience and love to teach me about the great adventures this world has to offer (my foster moms say I will be a great hiking dog one day). Yet another week of inventory reduction, despite the false sense that more options are hitting the market. It does seem that more selection hit the streets this week, and the hope is that the trend will continue as the new weekly listings chip away at the buyer surge until a balance can be found. Until then, it will continue to be dog eat dog out there, and the hope from weary buyers is that there will be a wakening of sellers looking to take advantage of the market who list their homes. The problem with that hope is that these sellers will need somewhere to go, and with the market here in Halifax being as competitive as it is, there doesn't seem to be an enticement for these sellers to enter the market. "If I sell high, I buy high too", so for the average home owner looking to make their move into another area, or perhaps a slightly larger home, the lustre of maximizing profit on their current residence fades when looking at the options and available selection. Under half of the inventory we had last year at this time, yet sales and accepted offers best the stats for last year at this time, which is simply remarkable. Keep an eye out to see how things shape up this Spring. Will a lifeline of much needed property listings come to market, or will it continue to be a barren listing landscape? In fact, it carried on with this new reduction trend, and another 30+ properties dropped from the overall collection. Things are definitely not looking good for the Spring market should this trend continue, since it's the busiest time of year for buying and selling in our market. Like I mentioned last week, we should be seeing an inventory increase week to week at the moment, but it's actually opposite and we need more listings before things get worse. Single family homes continue to take the brunt of reduction, and every new listing is getting swarmed with extreme showing numbers, making it really hard for buyers to gauge where they should place their offers. Obviously, the trend right now is over asking, but as this market carries on, the question become just how high do I have to go to secure bid, and will it be too much should the market turn, It's a terrible balance for would be buyers to consider... the need for a home vs making the wrong financial decision. There was a false sense of improvement this week however. There seemed to be a few more options come to market this week, and the hope was that at certain price points, the attention would be divided between these listings giving buyers a better chance at one of the listings that were newly listed. You see, the golden weekend usually holds offers to Sunday, sometimes Monday, and if that's the case, you can only bid on one. So if 3 options come up for 30 buyers over that type of weekend, the thought is that it would divide the group, giving buyers a better chance. This only works if they don't all opt for the same one however. Interesting times, and it is the critical time of year to gauge what 2021 will bring. The Weekly Adogtable!Hello all, my name is Millie. I'm a 2 year old, 26 lbs Boston terrier/ Australian shepherd /kelpie mix, which explains my exotic look. I was surrendered, with my brother Bo, to a kill shelter in Louisiana a few weeks ago because our parents got divorced. Now I'm ready to start searching in hopes of finding my forever home. I am a true southern belle and love wearing a sweater on walks or during visits to the dog park, but I can handle the Nova Scotia weather for a quick backyard bathroom break (I am fully house trained). I walk well on a leash and enjoy taking in my surroundings and the new smells. I am beginning to realize that I like the small dog section of dog park best. It's nice to be making both dog and people friends but I prefer to do it on my own terms. I have met some children at the park and I'm interested in meeting them and letting them pat me as long as they don't move too quickly. I haven't had any interaction with cats since I arrived in Nova Scotia. I like to play fetch up and down the hall with the ball that my foster mom found that's just my size. I'm beginning to branch out to a couple of rope toys too that are great for playing with you or just by myself by throwing them into the air and catching them. I always get a laugh from my foster nanny when I play like this. I like to play with my toys but I don't destroy them. When riding in the car, being a lady, I prefer the "lay down until we get there" approach. I do have lupus but you wouldn't know any different, I don't let that get in the way of my day to day. I'm currently taking 2 oral pills once a day to manage my lupus, they cost around $25 for almost 2 months worth - put the pill in a pill pocket and I'll gobble it up like it was filet mignon. I have been learning to do stairs and am doing really well once I become familiar with them. I don't jump up on the furniture but if you want to pick me up I'd be more than happy to cuddle up beside you for some TLC. I'm used to being fed my dry kibble twice a day with the bulk of my food at breakfast and left down all day and the remainder topped off at supper. Sometimes I decide I want to finish my feed as a snack before bedtime. My foster mom works full time but my foster nanny is usually home. I have been left alone for a few hours at a time and was happy to snuggle in my bed until my people got home. I will warn you that even if someone is home, I will greet anyone who comes home with a full body wiggle. This week takes yet another blow to the inventory count, taking the Halifax real estate inventory count below the 1,000 unit mark, continuing the march in the opposite direction of annual trend. Single family homes continue to take the brunt of the impact, but the inventory vacancy is certainly being felt across all tracked products these days. The absorption rate makes its return this week, and picks up right where it left off last year, reporting in at three times less than last year at this time, which is incredibly low given the time of year. You can feel it in the market though. Every listing has elevated showing appointments, and multiple offers are practically guaranteed in most areas and products across HRM. Buyer frustration is at an all time high, simply because there is not a lot of options, and when there is, it's a bidding war! Because of the extreme overbids at certain price points, it has really forced buyers to reconsider their entry into the market, and adjust expectations/budgets etc. Some are simply being priced out as selling prices continue to surge. Really is dire straights out there for buyers, and if you have considered selling, now would be a good time to think about it seriously. My name is Chocolate and I am a 2 years old, 40lbs, pitty mix boy. I came from Texas a few weeks ago and am adjusting really well to the Canadian life so I think I'm ready to find my forever home! I have two cats in my foster home, I am a bit interested in them, sometimes when I see them I will run and bark. I am still a puppy and between my mouthing behaviour and energy I think older kids would be best for me, so I don't accidentally hurt someone or scare a child. I do not live with another dog currently, but lived with 15 other dogs in Texas and am very excited and jumpy when I see another dog on walks, I really want to play! My foster family thinks another dog that matches my energy, size and jumping style would be good for me. I am very comfortable meeting new people, it usually involves a wagging tail and occasionally jumping up. I like to people watch through a window as well, and will growl and bark to let you know someone is there so apartment living or a busy street might not be the best. My foster family says I am a high energy dog that requires mental stimulation as well as walks, I love the fenced in yard! I work on commands for my breakfast and dinner, I also use a slow feeder rolling ball as I inhale my food too quickly. Once I have my energy out I am happy to settle and sleep on the couch or floor. I am working on commands and currently know sit, paw, down, spin, leave it (most of the time) and through my foster mom's legs. I don't really pull on walks unless another dog or something exciting is happening. I also have shown no resource guarding and with the "leave it" command my family can take away toys, bones, and things I'm not supposed to have. I am good in the car, and like to sleep on the co-captains lap, but have also sat in the back well. I have no problems with my foster family touching my paws, trimming my nails, or touching my teeth. My foster family said I also have to share the things we're working on. I have a lot of puppy energy and behaviour, this means I mouth a lot at your hands and feet if I have lots of energy and am excited. I like to chase and jump up if you're running around so I should be redirected with a toy, some commands and treats. I am also a big chewer and need things to keep me busy like Kong's, deer antlers and bones or else I might decide your blanket is really tasty! As well I don't like when my person leaves my eye sight or goes to work, so I'd love it if someone was home more than not with me. I'm not crate trained where I feel comfortable going in and enjoy it, but will settle after awhile. I have been left outside of a crate for about 4 hours alone with a frozen peanut butter Kong and chew toys and I did well. I might also enjoy living someplace not busy like the city, as I was at first nervous on walks even passing driveways, moving vehicles, and people in a calm subdivision outside of the city.
