I don't know if it's me, but didn't Summer seemed to come and go too quickly. September hit, and it was like a switch! What is usually the sleeper time in general, turned out to be one of the hottest Summers for both market and weather! Momentum is certainly carrying forward so far, and there doesn't seem to be any end in sight. Lots of buyer backup still in play, and there remains a lack of selection out there for the wary buyers. Usually, buyers have a "must have" list when looking for their next home. It used to be, If you are getting 80-90% of that list you were doing good, now its more like 60-70%. It's definitely interesting to watch the different market types, trends, and how the players react when push comes to shove. Definitely feels like the market of 2010/11 out there right now, but if you recall, it wasn't too far after that the market had a change of direction for several years. For sellers, it's critical that you ride the wave while it still surges, and for buyers, it's important not to but too high in case of a market turnaround. Will that happen anytime soon? A couple of days ago I was looking for ways to cool down, and this week I'm scrambling for a coat! I can't complain though, the Summer weather was awesome this year, just like our market! Even though the temps outside seem to be cooling off, that doesn't seem to be translating to the market here in Halifax. Yet again, numbers are up in key areas like sales, listings that received and accepted offers, and the sales to list ratio, but are also down in the other key areas of improvement like inventory, days on market, and funny enough, the absorption rate. Activity is still strong overall, and the 2018 Summer market is almost in the books. Although things are still moving along, there seems to be some supply issues in key product types and areas. The Halifax peninsula is an obvious, but the big shortage seems to be in the starter home price bracket, which ranges from $180-$250k (approx). This price range of inventory is not only being snapped up in the core areas, but well beyond and deep into the municipalities. Seems to be a buyer backlog at this price point, and one that has yet to see pressure relief. This time of year generally sees less activity and a declining inventory, but that generally means that buyers have less competition and more of a selection. Not this year. The sales to list ratio has been reporting significantly higher in the last few weeks compared to last year, and the cause seems to be the continued lack of new listings, coupled with solid sales numbers. The sellers market in the city has been felt this year for sure, and it appears as though the reach is starting to increase. Stay tuned to see what the Fall market will bring! Several factors surround this time of year, which is likely some of the reasoning behind the lacking report. Summer holidays have come to an end, so parents have likely settled for the season while they prepare the kiddos for school, and with the last Summer long weekend behind us, I would anticipate a good amount of people tried to squeeze every last drop out of the season. Listings from the late Spring/early Summer market have waned, leaving some Sellers to make the decision to carry on or pull from the market. Ultimately, it's back to business for most, so you can bet on activity increasing, however, it might be a different kind and volume. My prediction is that we will see an Autumn unlike many of the years prior. The 2018 market year has been a lion, and I don't anticipate is going out like a lamb. The market is still buzzing, and several pockets of Sellers market still remain. Sure, we are down in activity this week, but I have a feeling things are about to surge yet again.
