Seems that we find ourselves in a micro sellers market. What I mean by that is because this time of year is usually less active, there isn't a lot of selection, but then again buyers tend to be be less active around now as well. Because the selection is so low, the smaller group of buyers find themselves in a highly completive market still, in most areas of HRM. Now I say micro because of the extremely low amount of products available, so listings are still being given the royal treatment. There did seem to be a balance during a few weeks this year, especially in the Summer months, but the market is in a very tumultuous time. For instance, you could have two homes on the same street for sale, similar features and price, one has 30 showings in 3 days and the other only gets 3, which is really hard to explain. Would be easy to dismiss if it only happened a few times, but I have talked with peers and they are noticing the same thing. The other thing happening on the front lines is the decrease of offers on listings. A listing in the Spring of this year likely averaged 10+ offers, but now it's more like 3-6 on average. Doesn't change the quality of the offers however, the ones that come forward still pack a punch, but with the decrease in how many come to the table one would have to think that the overbids would drop as well, which it has. The Weekly "Adogtable"Hello everyone, my name is Brody. I am a 2 yr old Bassett Hound mix fella weighing approximately 35lbs. I was a local owner surrender and I’m now ready to start searching for a new forever home. I fall in love with everyone I meet, and I think the feeling is mutual. I do tend to jump up when meeting people, but I can’t help it, I’m just so happy to see them. Older kids would probably be best so I don't jump up and accidentally knock them over. I love playing with dogs, but I love to play fast and hard so a fur sibling who can match my play style would be ideal. I haven’t been cat tested but on walks I am quite interested in the cats I see in the neighbourhood so probably no cats would be best. My favourite games are tug of war and fetch. I could do it forever if you let me. I like to play with toys and am very vocal while playing especially when I have to let go. I have lots of energy, and I’m looking for a family that has an active lifestyle that I can be a part of. I would love a big yard to run around in, I really enjoy being outdoors. I need to be secured in the yard or I may decide to investigate and go visit the neighbour’s or somewhere else. I have a favourite blanket, it’s green and fuzzy, I like to suckle it. I love my people being with me all the time so someone home more than not would be ideal. I am not destructive when left home alone, but I will bark and howl when you leave so apartments are not ideal for me. I do calm down after some time, and I like to lay in my “cave” (blanket fort). They tell me I give the best cuddles. I want to be part of everything, and I can become quite vocal when I feel like I’m missing out on something. I haven’t been in a crate since being in my foster home but I do like to be under things (blankets, tables). I know some commands like down and leave it, and have some recall. I do think I would benefit from training to learn more commands and develop better manners. I pull hard on leash but when I wear a Halti, I do not pull as much. I love going for walks and will walk as much as you want. I get pretty excited when I see other dogs on walks but I'm pretty good to listen when my foster mom redirects me. The combination of seasonal inventory decline, coupled with increasing buyer activity has yet again chipped away at the already low products on market. Single family home prices adjusted back to normal this week after several million dollar plus homes sold last week, skyrocketing the listing and selling prices well above the norm. This week is more of a true representation of the averages for both tracked products. Something that seems small, but is actually quite the significant detail this week is the reduction in both Single Family Home and Condo six month selling prices. This could be a continued indication that the extreme overbidding is starting to reduce, especially with the continued hold of the six month median list prices. Since the beginning of the pandemic market, we have seen these values increase in uncharacteristically large amounts, sometimes a $5k+ jump in a single week! The fact that these averages have held steady for the last couple of months either signals that there is a correction underway, or the market has capped values on products for the time being. Real estate is something that generally gains in value over time, so this pause could be temporary. The jump in listing and selling prices from April 2020 to now is nothing short of incredible, and the question from the start has been when it will cool. I came all the way from Egypt a few weeks ago and I'm ready to find my forever home now! I was living with 2 other dogs, one senior larger than me and a younger dog much smaller. I can be very playful once I get to know the dog. I may try to test the waters with dogs at first and guard things like water bowls or toys but with time I have learned I don't have to do this with my foster fur-siblings. I am currently living with 2 smaller dogs but we are still trying to figure each other out right now. I have not been around kids or cats. I think kids that are older would be ok because sometimes I do play mouthy with you, but my foster parents have been working on this with me. I will bark when someone new comes into the house, but that's just to let you know I'm there and on guard of the house. Once they come in there may be a few more barks but once they are chatting or sit down, I'll come over and properly introduce myself but I need time and slow introductions. Sometimes I can get frustrated when I meet new people if I'm on leash; the longer the frustration builds I might try to lunge or snap so it's better if we can do this inside off leash or allow me to approach to get some sniffs in. I love to go for walks, play outside, love fetch so expect me to keep bringing you back the toy once we start! I was initially drawn to my foster dad but learned quickly foster mom is pretty great as well. I was a very good girl in the bath, have no issues with being touched all over, and also enjoy being brushed! I really just want all of your love! I am great in the car and will travel in the kennel. I will sleep through the night, either in the kennel, on your bed or any other comfy spot in the house really! I am very food motivated and if you leave any food within my reach I will assume you've put it there for my benefit! House training, this is something else I need to continue working on. Some heavy hitters in the Single Family Home sales this week, launching the average listing and selling prices over $500k for the first time ever. No doubt the 4 Million on South Street beefed up the numbers, but there did seem to be an unusual amount of over 1 million dollar sales this week as well. Some slight improvements in the market this week with overall sales, new listings and listings under agreement hitting at or just under the 200 unit mark. Now that school is back in and things are getting back in full swing, the home sale or search can continue with renewed focus. For the long term stats, there continues to be a pause in growth, other than small incremental changes every other week, but the big jumps have all but ceased. The six month median prices have basically plateaued for the last few months, as well as the sales to list ratios's, giving a thought that the peak values and over list offer percentages have perhaps been hit. I'm sure that is a ceiling of value that buyers in HRM would be happy to see decline, but the question is when, and how far will the market correct, if at all? I came from Texas several months ago, I thought I had found my forever home but turns out I wasn't quite home yet. I'm a little shy and it takes me a little more time to trust people, but once I warm up I love a good scratch, especially on my ears or under my chin, and I also love a good cuddle, particularly first thing in the morning! I enjoy the company of other dogs, but prefer to watch rather than play. I'm unsure of kids, I tend to scare easily, so I would do best in a kid-free home. As far as cats go, I haven't been around any, so I'm not sure about them yet. I walk really well on my leash, but it's really important that I'm always on a double leash because I am able to back out of my harness when I get scared. I can sit and come when called, but I will need some patience and training when it comes to body handling and confidence building; I tend to get nervous if I feel trapped or cornered and when walking through doorways. I'm not a big fan of toys right now, but I may learn to enjoy them over time. Car rides on the other hand, I'm definitely a fan of those! I'll just curl up and have a nap on route to our next big adventure together! At home, if there is someone around, I like to follow them around the house. If I'm alone I won't be destructive but I think I'd like someone home more than not. I am happy to say I am housetrained as well! I know I have a few things to work on, but I promise that your patience will be rewarded! Not saying that there will be a drastic swing back towards a buyers market, but the uber competitive sellers market that has been frustrating buyers since last March is certainly showing signs of slowing down... finally. The stats always tell the tale, sometimes you need the historical data to realize what's happened (the longer the better sometimes), but others can me measured on a daily basis. This week, new listings reported significantly lower than last year at this time, and sales dragged in similar fashion. Last year, the inventory was still declining at this time, eventually creating an annual gap between the current year, peaking at over 1000. This has been cut down as the inventory begins its slow drudge back to respectable levels (hopefully), and perhaps a healthier market for buyers to buy into. The big question is how values will change and how significant the correction will be, if at all. It's crazy looking at the 6 month median prices from 2021 to 2020, seeing the prices skyrocket in such a short time (homes selling almost 100k more than the previous year), so one would think this will see some stabilization once our market returns. Of course, there are lots of details to track and I'm sure there will be things that will surprise everyone, but what won't be all that surprising to most is the extreme overbids should come to a halt, or be a lot less. There will be properties that still see this sort of activity, but they seem to be focused on a certain category of property, ones that have amazing locations. That can be walking distance to Lower Water Street, or for some, your own sandy beach. Those have always been sought after, and will continue to be, but the anticipation is that all other areas will continue to cool once the inventory returns. There is something to be said about underpriced properties as well, those also seem to be overbid on despite the value and uncertain time in the market. Unfortunately, I found myself in an overcrowded Texas shelter, but I am so happy to have had the opportunity travel to Nova Scotia and I can’t wait to find my FURever home! If you are looking for a playful and loving companion, look no further! I may take a little time to warm up to new people, but once I do, I will always be by your side. That said, I’m not overly needy when it comes to attention, I will happily lay quietly in my bed while you are working or watching a show, but you will always know how happy I am to see you whenever you come home! I also love to play (on my own with toys or with others), so I hope my FURever family will too! My foster family includes two adults, one child (4-years-old), another dog (female terrier, 21 lbs) and a Lovebird. I think they are all great! My foster PAWrents are always praising me on how gentle I am with the little human (she loves to give me pats and kisses) and I am friendly with other dogs. I’m a bit curious about the bird, but I haven’t barked at her or jumped on her cage at all. As for cats, I haven’t been introduced to any yet, so that’s currently an unknown for me. On leash, you’ll be happy to know that my manners are pretty good. I’m not a puller, but I will bark when I see people or other dogs. I’m very responsive though, so with some training, I think I could learn not to be so excited. My house manners are nearly impeccable, I haven’t been destructive, I’m house trained, I sleep quietly in my own bed at night, and I don’t bark much inside the house (only occasionally when I see something interesting out the window). The nearly comes in because I will whine a little if I must sleep in a separate room from you, but I will quiet down quickly. I love to eat and quickly gobble down my two meals per day. I also love treats and will sit and come when called. Since I’ve been recovering from surgery, my foster PAWrents haven’t been working with me on new tricks, but I am eager to learn!
