The below average additions to the inventory this week, coupled with the high volume of sales set the StL ratio soaring this week, in what certainly has to be a surprise to some...including myself. Although the Spring market was a powerhouse of activity, a few weeks of that market season indicated a pattern of interruption, one that seemed to indicate the beginning of the slower time of the year. These first few weeks of Summer have proven quite the opposite. Values for both tracked products took a bit of a slide this week, along with their coupled six month median values. Despite this, buyer activity is still in full swing, and the absorption rate fell to the twenty one week mark again. Finally! I dare say, this better be the Summer to end all Summer's after the Spring we just had. Despite the colder than normal temps, the market was anything but frigid in the early part of the year, seeing soaring sales and declining inventory. Spring was certainly an exciting market season, so it will be with great anticipation that we welcome the Summer months. Not only for the hopefully warmer weather, but for the continuation of the healthy real estate market that we have enjoyed so far this year. Activity took a slight hit this week, showing signs of slower buyer activity and less new listings, but hopefully that is just an "off week". Overall though, there was marginal gains in the overall inventory numbers and the absorption rate remained steady, so it's likely a bump on the market road. Talking about the week over week absorption rate reduction. It was bound to happen, even in the sizzling market that Halifax is currently enjoying, things have a tendency of mixing it up. This is the first week in the last month or so that has seen this stat add back to the clock, and even so, we are still a full four weeks less than this time last year. Pretty impressive. New listing additions reported averagely this week, with sales reporting at a low average rate as well. Values surged this week for single family home products, where the condo market cooled off a bit. Condo sales stats are up a bit though, and their six month median average has been slowly increased for weeks now. Overall, it's still a really great picture of performance for our real estate market here in Halifax, and as we approach the first half of the market year things continue to improve. June seems to be the month that sees both peak of activity, and the subtle turnaround to decline for the remaining year...typically anyways. This year has proven to be anything put predictable. Just when you think the market is trending in one direction, it takes a completely different one, even if it's only for a week. The story so far this year however, is the continuation of our strengthening market. Yes, strengthening. Since the turnaround of late 2016, we have seen the numbers perform better week over week, month over month, turning what used to be a Buyers market into a balanced market in such a short time. There are areas of the HRM that are seeing Sellers markets in some cases! If the stats keep trending the way they have been, I would say that is right where we are destined to end up. With the continued strong sales/low weekly inventory addition combo, the absorption rate continues to decline, so the question remains, where will it stop. Stay tuned to find out!
