Hello all, and thank you for stopping by the weekly market rant. Could be the fact that most sellers are looking to hold off until after the Christmas holiday at this point, which kept the new listing additions down, but someone forgot to tell the buyers! The sales to list ratio actually reported an annual high last week, and with buyer activity ramping up in most areas of property products it would appear the last minute shoppers are still out there in force. Values across the board are still reporting lower than the first three quarters of the year, which is not an anomaly for this tim of year. Average days on market stretched a little last week with single family homes waiting almost four months for a sale or expiry, and condos reporting a whopping 6.25 months for their direction. Either way, we are enjoying a little last minute shopping burst here in Halifax, and hopefully, we have not seen the last of it! Please make sure not to skip over the weekly adogtable this week. I know the holidays are almost here, and it is important now, more than ever, to find loving homes for these lovable animals. Maybe there is a friend out there looking, or a relative wanting the companionship that only a rescue can provide. They truly are amazing, and I would encourage anyone to experience the friendship that only a rescue can give. It can, and does change lives... WEEKLY ADOGTABLE Dippy is a 2 year old Am.Staff looking for his perfect home! He is a sweet, goofy guy who loves to play and could afford to lose a few pounds! Dippy would do best in a home with children over the age of 10, as he does jump when excited and can mouth when he is overstimulated. He tested well with our little test dog, a smaller, older female, so if you have a dog in your home, they will have to meet to ensure that everyone gets along. No kitties please! Dippy is great in the bath, being picked up, having his ears cleaned, and his nails trimmed; he has no food bowl issues, and does okay in the kennel, barking for a bit but settling well. Dippy does have food allergies, so a grain-free diet will be necessary; obedience classes will be mandatory for anyone wishing to take Dippy home so stop by and met him today! I also want to define that "normal" for the market here, means high inventory and low sales. Single family values took another hit this week with a marginal drop for the sixth consecutive week. Is that an indicator stating that property generally sellers for a bit less around this time of year, or that the products that do sell around this time are just a little less expensive. I could get behind the latter, beings that higher end, vacation and luxury property buyers/sellers are generally out there in the warmer months looking for that recreational piece. Lets face it, who wants to be driving around and parading through homes when it's -5 and 50km wind and rain unless you have to. From the balloon of inventory, correction, record high inventory levels this year, it would appear that we are about to cross paths with inventory heights of last year. As the the final months of the year approach, market activity too, starts to hibernate. WEEKLY ADOGTABLE Cheeko is a loving 1 year old, 50lb AmStaff/ Boxer mix. Poor Cheeko has not had a very good life. He is settling in well in his foster home, but this is his 6th home in his short life, so he will need someone who is committed to him for the rest of his life! Cheeko is taking weekly obedience classes so he can learn to be the best puppy he can be. He is doing well with crate and house training, and is learning his basic commands and how to walk well on lead. It is obvious that Cheeko was abused in his past as he is very fearful of things like brooms, and sometimes even men, but he is a good boy who warms up well with a little confidence from his people. Cheeko's favorite thing to do is roll around in the grass. He is kid/cat/dog friendly but he seems to have an endless amount of energy when he plays and thus will need a patient owner who is committed to teach him how to settle. Cheeko is neutered, vaccinated, and parasite treated. He is a lovely young boy who will make an excellent dog for an active family who is willing to commit to his training. Rightly so. Remembrance Day is outlined as the day to remember the deeds of good men and women, those who have served, that still serve, and those who paid the ultimate price for our freedom, not for buying/selling property. The only other week of the year that reports so low is the Christmas holiday week, cold weather and presents may leave the pocketbook a little empty for down deposits and closing costs. We will return to the classified "buyers market with no buyers" next week, and I'm sure business will be as usual. Stay tuned for the October monthly wrap up, sure to be some interesting stats in there! WEEKLY ADOGTABLE Skylee is a beautiful young AmStaff mix looking for a forever home. She is 1.5 years old, roughly 60lbs, vaccinated, microchipped, and spayed. Skylee is a sweet girl who is good with people, other dogs (she grew up with a small breed dog and does well playing with most dogs), and cats, although she would prefer to be the only dog in a home full time. She is very smart and listens very well to a strong leader. Skylee is very excitable and jumpy when she meets new people and can get mouthy (this is in no way aggression; she just does not know how to properly control her excitement yet), but her foster family is working on this with her and she is catching on quickly. She can be a bit moody, so a patient adopter would be best. Skylee also has some posession issues with her favorite toy and does not want to give it back, so a home where she will continue to receive training will be best. Skylee even goes to weekly obedience class so she will have all of the basics down before going to her forever home! She would do best in a home with OLDER children. Her ideal home would be one where she will get regular exercise and training for her greetings, as well as a home where she will be able to curl up and cuddle on the couch or play with her toys. Skylee has food allergies, so a grain free diet will be necessary for anyone wishing to bring this girl into their home. All indicators are showing that our market has continued its decline, as well as show no real signs of improvement. Although listings weren't as plentiful as last year, our sales are well below what was reported last week in comparison, which tanked the sales to list ratio with a 11 point drop. Fairly interesting showing from the expired/cancelled/withdrawn pile this week, with a whopping 373 properties that have decided to throw in in towel. As frequent readers will already know, there is a beginning of the month expire/list event that distorts the stats for that week, but this week is quite beyond.
