Perhaps it has been this string of nice weather that has distracted buyer and sellers alike from their market endeavours, or maybe it's "back to school" season. Either way you slice it, things have calmed down quite a bit as we approach the end of the Summer. The scales continue to tip in favour of buyers again this week, with most key market factors reporting quite differently than we have seen in the last two years. New weekly listing additions had a minimal showing, and the amount of sales reported lower than has been reported in almost two years. Inventory overall continues to grow, which is not common for this time of year, and has increased the gap a good distance from last year at this point. Values overall continue to slide down the sale each week it seems, and the overbid (sales to list ratio) amounts have dropped off significantly and is starting to show change in the six month median values. The most significant change is the single family home selling prices, which are now selling around asking price on average, and has seen a $30,000 drop in a short four weeks. The question is, have we seen the bottom, or will the market continue to correct into the new year? Many have predicted that this correction will last, perhaps just as long or longer than the the short pandemic markets of 2022-22 (Spring). Stay tuned to find out, and stay informed! Thanks for stopping by! The Weekly "Adogtable"My name is Pepper. I am a 10-WEEK-old male, weighing in at 3 lbs. My mom was a rescue brought to Nova Scotia from Texas a few months ago. I was born June 11th, 2022, before anyone knew my mom was pregnant. I’m now old enough to start the search for my furever home!! My mom is listed as a 12lb. Chihuahua mix and my dad is unknown so how big or how small I'll be full grown is a mystery. I am a very outgoing fella. I’m full of energy, curiosity, love seeking, kisses and lots of cuddles. I like to play with toys and love to play with my brother. I am pretty confident, unlike my brother and not much intimidates me. Although I may be a little timid at first in a new home as basically all I've known for the last 2 1/2 months is my mom, my brother and my human foster mom. I think I will make a great dog park dog because I don't mind new adventures at all and I am a thrill seeking little guy. I’m new at doggy life so I have a lot to learn. I am learning to use a pee pad for my relief. I enjoy my kibbles at meal time; I will gobble them up and then have a bit of play time before going for a nap. I do ok in a car. I haven't gotten car sick like my brother does but I can't say that it's one of my favorite things to do. I get better as the drive goes along and I start to feel safe. I am still a puppy so I have alot to learn; leash manners, not to chew things I shouldn’t, more socialization, overcoming separation anxiety, recall, housetraining, enjoying new things like car rides, etc. I am a very outgoing little boy wanting to learn all there is to know about being a good dog. In short I am a puppy who requires lots of time and patience to be the best big boy that I can be. It also means that I will be a 10-20 year commitment for my future forever family. If you have the time, patience, are adventurous and are committed, then I could be the handsome dude for you!! My adoption fee is a $550 donation to the rescue to help save more dogs like me. I am microchipped and have had my first set of shots but set 2 and 3 at 12 and 16 weeks will be the responsibility of my adopter. I am much too young to be neutered so this will be my adopter's responsibility also once I'm old enough. I have been dewormed and I do come with a 6 week trial of pet insurance from PetSecure and have all my doggy papers to come home to you! You can apply for me at https://form.jotform.com/60895241776264. This "cuddly companion" is available through Save a Life Animal Rescue Society, a non profit rescue organization from Nova Scotia. The overbid values also took another tumble this week, with condo selling prices holding fast at 100% again, but the bigger news is the single family home average selling prices taking a significant blow. The six month median stats haven't had a chance to catch up yet, but we are starting to see the overbid on sale prices in both categories reducing week to week.. It's been a wild ride during this pandemic market, going from one extreme to the other in such a short time. At first, buyers couldn't believe what was happening and had a hard time adjusting to the new environment (especially residents of HRM), and now, in such a short time, sellers find themselves on the same side of that coin. With big markets across the country feeling the sting of increased interest and lacking buyer interest, it trickles down to our market, especially since out of town buyers played a key role in the explosive markets of 2020 and 2021. With that pool of buyers all but gone, we are starting to settle back into the "steady Eddie" market that Halifax is known for. Stay tuned to see if it's just a bump in the road or the continuation of the market turn! Thanks for stopping by! The Weekly "Adogtable"Hi everyone, I'm Missy, a 7 year old, 11 lb, female Chihuahua mix. I came all the way from Louisiana a couple weeks ago in hopes of finding my furever family in the beautiful Maritimes. I am house trained! That’s right, it only took me one day to figure out my foster mom wants me to do my business outside. I’m one smart gal. I like to rest all day when my foster mom is at work. I don’t mind spending the day alone to get my beauty sleep in. I won’t even get into any of your things. When you get home, I’ll be more than happy to get some love and cuddles in. Even though I don’t mind staying home, I like to come with you to places too! I love being in the car and do really well on trips. I like cats and other dogs my size too. I guess you can say the only thing I haven’t really loved in my new Canada adventure is baths! I’m just tiny and don’t like being cold, I guess! I do like walks but not too long please, just enough to get my business done and then I’ll put on the brakes to let you know I want to go home. I think I’d be a great companion for a senior or a family with older kids. I love food and treats and they say I’m even a good girl at the vet. When I first arrived, my eyes didn't look so good so I was taken to the vet immediately and it was determined that I had conjunctivitis. The nice vet gave me some meds for this and I'm happy to report it's all cleared up but may be something to keep an eye out for in the future. I also had to have some teeth removed but that doesn’t slow me down at all. I’m still a happy, gentle pup and I am ready for my furever home. Do you think we are meant to be? If so, please send in an application so we can meet! My adoption fee is a $450 donation to the rescue to help save more dogs like me. I am spayed, vaccinated, microchipped, come with a 6-week trial of pet insurance from PetSecure and have all my doggy papers to come home to you! The first, more obvious one, is the weekly listing to selling prices. Both tracked products have really plateaued in a very short time, after two years of a steady 7-9 point overbid on average sale prices, both products report a dead even 100%, indicating most sales are now finishing up around asking price. The six month averages are starting to show the overall market change as well, with the median six month single family home selling prices dropping $5,000 this week, and a whopping $10,000 in the last month. Condo's have reported a bit more stingy, but they are also seeing their overbid amounts reduce overall as well. Not a big dump of new inventory this week, which makes you wonder if selling confidence is weakening in light of our newly forming market. Buyers confidence on the other hand does seem to be increasing, but there is still hesitation given the uncertain times we find ourselves in. Seems to be an opposite, current market trend sort of buyer mantra: 'even if a deal can be found today, would that deal be even better a few weeks/months from now?". Whereas 6 months ago, the feeling of having to get into the market or miss it entirely was a very real situation. Waiting back then meant you could have missed the purchase bracket window, perhaps having to concede or bend a little with properties that may not have been a match prior to the search. Where now the question is how far the values will drop, and how long will that take to add those items back to the search? Buyers seem patient to to get that answer, circling the market like sharks until it's time to strike. The Summer months do tend to be a bit lazy for the real estate market, in our usual market anyways, so it will be interesting to see how much things change by the time we hit the fall (pun?). Stay tuned to the blog to stay on top of this rapidly changing market, and stay informed! Thanks for stopping by!
