Two weeks in a row where the inventory has gained in strength? You better believe it! Now, it's not exactly the listing dump we could use, but anything at this point certainly helps. This week did see a good amount of products come to market this week, which was a welcomed sight to wary buyers hoping to land a property to call their own. So it's the little engine that could market right now, and the hope is that we will crest the peak in Spring to get us over the buying doldrums the Halifax market currently finds itself in. I have heard rumblings that interest rate hikes could be a contributing factor to the late Winter push, and combine that with the late 2021 listing vacant, it has been a recipe for this super heated market we currently find ourselves in. As more listings come to market, the more buyers attention will be divided, giving a better chance for buyers to lock something up, and perhaps cool the overbid prices a little as a side effect. Speaking of overbids, those amounts crept up again this week on the six month median for both tracked products, which will likely continue to push higher until the market catches up to the current state of things. The last few weeks have been incredibly challenging and competitive for buyers across the board, especially in the entry level price points and anything within 20 minutes to the city. Gains in all tracked products this week, and the largest weekly increase so far this year. Still not enough to do a lot of damage to the demand, but it's a start, and a welcomed sight for weary buyers. As the Spring market approaches, so too does the peak of the inventory year. This gives buyers an opportunity to have the attention of new listings divided amongst the overall active buyer group, lessening the competition by simply having a few more options to choose from. Listings are usually active for a week or so, then offers are presented on a Sunday or Monday. If that is the trending formula and a few new listings are on the same path, then this will divide the group of interested buyers since only one can be bid on at a time. Now, this doesn't happen all of the time, it just seems to be the trend. Values continue their march in the northern direction this week, specifically the overbid amounts. During the late fall last year, those numbers seemed to stabilize for a few months but the listing void left by the beginning of Winter left a vacancy that is slowly starting to fill back in... ever so slowly. The real stress test is coming though, since Spring is not only the busiest time for sellers to list, it is also the one of busiest time for active buyers who are relocating or making a lateral move. Hopefully the pressure continues to lift, giving buyers a fighting chance out there, cause at the moment it's pretty discouraging for a lot of price points and areas. The Weekly "Adogtable"Ellie is a shy little lady, she is very nervous of new people, with that we're asking people interested in adopting her to plan to come for multiple visits to meet her. Once warmed up Ellie is very sweet girl who loves to cuddle, she loves having a nice warm lap to curl up onto. Ellie is a very smart girl and still has some learning to do where she is so young. She does know sit, paw and lay down. She is pee pad trained but we're working with her now to get her use to using the bathroom outside. Ellie likes car rides and is also kennel trained. The best home suited for Ellie is a home with adults only. She would enjoy a lifestyle that isn't too busy, so she can get her cuddle time on the regular with her new family and also so she isn't getting overwhelmed. Ellie would benefit from another friendly confident animal in the household. She can be loud when left alone, as most chihuahua's can be, so an apartment wouldn't be a suitable place for her. Ellie will be limited to how many interactions with possible adopters per day to allow her time to decompress between meetings. Finally, after a few dismal weeks of new listing additions, this week bounces back with a decent volume report, which couldn't have come at a more needed time. Stepping into the year with half of the inventory we had this time last year hasn't helped things, and with demand at an all time high, we find ourselves in a super heated sellers market yet again. Some pretty incredible value increases over the last few weeks, which most people are hoping we are simply in a unique time that is driving these prices to record heights. Starting to see things like zero condition offers, properties under showing siege, and double digit multiple offers, all of which are pouring gasoline on the already well lit market fire. Not only has property attainability become a huge concern for buyers, but so has affordability as well. With entry level homes that list in the $300k's that end up selling well into the $400k's it not only pushes buyers out of the market, but makes it that much more challenging for buyers to figure out just how to lock these properties up without pushing the limits of there budget for a property that may be well over the neighbourhood value threshold. That is an important factor for many buyers, since the next home might not be the last home, and life is always changing so sometimes it's hard to commit to a temporary residence. The biggest concern in that scenario, and for a lot of buyers, is buying over the top end just to see the market turn. FOMO is a real thing for buyers in a buyers market (what if I miss out on the property of my dreams next week? *after getting something under contract), but in this market its more like FONA (fear of nothing available). Condo count dropped a touch this week, and the winner for most significant reduction was vacant land. I mentioned last week that the overall feeling right now was one of buyer optimism, as many shopping in different product categories and locations started to notice more options becoming available. Still, as quickly as they are coming to market, they are still ultra competitive, since the void of new listings over the end of 2021 created another collection of buyers that are supercharging the bidding, keeping this time of year highly competitive. The hope is that listings will continue to march to the market and eventually reduce the buyer count and provide a more level playing field for those still searching. Inventory peaks in the next couple of months, so opportunity is sure to present itself, as long as this current trend maintains. The Median value counts seem to have stabilized for the most part. They have been reporting around the same values for a few months now, with the exception of the overbid averages which seem to be crawling up ever so slightly month to month. Since overbid amounts are somewhat baked into the current market, the question is if the same over list offer percentage is being suggested for properties that are listed to current market. My guess is that it remains the same at this point, since watching the current sales seems to reflect just that. Could be the time of year though, and if the third quarter of 2021 was any indication, the days of these extreme competitions may be tapering off.
