What appears to start off as a solid week, ends up turning into quite the opposite if you look close enough. Although new listings were marginally average, sales were solid, giving the sales to list ratio a healthy report (one of the highest in a long time actually). Then you get to the other numbers. A whopping 428 properties expired/cancelled/or withdrew from the market this week, that's a big chuck of stale inventory. Despite the loss which should have improved our standing, between the limited additions and lack of sales, and even with the huge retreat from the market, the overall inventory only reduced by 1 property... witchcraft? Still, the inventory gap continues to close, and there is noticeable improvements in activity across the board, although less this week then the last few months. Feels like last week that the sun was shining and shorts were the clothing of choice, this week, jackets are must! Although the weather has turned on us, our market hasn't shared the same trend...yet. Still some property shoppers out there looking for "the right fit", and others that are looking to offload their properties. The overall inventory gap is starting to close with single family homes not too far from last years stats, and we actually have less condo products on the market this year than last. Things may be shaping up! Still, we have a while to go yet with the rest of the year, and I know there is quite a few people with fingers and toes crossed that momentum will carry, and hopefully increase. Unfortunately, this keeps buyers and sellers at bay to commence their usual activity. Annually, this week is always a slow performer, being bested by the other holiday that grinds most things to a halt...Christmas. New listings are significantly down this week, and again, the interesting stand out of the stats this week is the lower than average list/sale prices. It seems, for the second week in a row, that the most common thing moving right now is properties at the starter home price point. While most people are starting to pack there listings in for the season, the dwindling competition and renewed activity may make it a strategic time to consider listing. With fewer listing additions, and more products expiring and coming off the market, the current state of affairs is actually reflecting in a positive manner. The absorption rate came down, accepted offers are up, and sales have brought the sales to list ratio back up to the rough average of the better selling weeks of the year. Of course, it does seem that the entry level product is selling more so than the luxury palaces, but this has been the trend in the past few weeks (as you can tell by the significantly lower average selling prices). Activity has stayed positive in the third quarter of the year, and it does;t look like it's about to slow anytime soon. THE WEEKLY ADOGTABLE Grant is a young and handsome boy who is looking for a quiet, yet active family to spend the rest of his days with! Grant loves to play; his toys never last long so his new family should be sure to stock up! His new family will have to take it slow when introducing him with new people, but he is coming around here very nicely. Grant will need to be enrolled in obedience classes upon adoption to ensure that a solid, trusting foundation can be made with his new owners. We are recommending he be in a home with children over the age of 15, just where he can be a little nervous. Grant has met dogs that he has, and has not liked - further socialization will need to be done before introducing him to new dogs. No kitties for this boy either! Looks like the final blows have been dealt, and the market is ready to follow annual trend to the mat. All areas have reduced this week, significantly, signalling the slow decline into the fall/winter market. Activity overall has declined (exception being new additions, which is abnormally high this week), but even with amount of new additions this week, inventory is still on the downward trend. Values remain strong this week, but well below that of the spring and summer market, and seem to remain on the market longer than average. I would say that's because the listings currently active have waited out the spring/summer market, and where some choose to pull form the competition, some decide to stick around. The ones that do decide to keep the selling fire lit may find themselves in a position that they had hoped for, or at the least, a renewed hope of activity. Thanks for stopping by!
