January is a historically slow month, so we only have up to go from here! One of the things we knew was on the way, but hoped it wouldn't come, was the latest interest rate hike. In summary, the feds planned to curb inflation with dripping interest rate hikes over a period of time to the latest announced rate. It's interesting that a revaluation of the hike plan was not entertained last year when markets across Canada started to crash, including ours. This plan certainly seemed to help along the rapid cooling of an already dying market, but it makes you wonder if interest rate hikes at the bottom of a correction really helps, or is it just piling on more debt load to already heavy burden. Economists tout that "Today's hike will be the last" , but for how long? And how will this impact our local market.? It's already tough out there for Buyers, having to navigate falling prices (what is a value or not), and having to adjust budgets, since these rate hikes can change what people can afford. Values are stabilizing however, and if this is the "last of the rate hikes" for now, perhaps buyer activity can also stabilize knowing what they are up against. I am a 3+ years old labrador mix girlie who weighs about 70lbs. I have been with my foster family for more than two months after coming all the way from Louisiana so my foster mom thinks my biography deserves an update. It's long past time that I find a forever home. I have been housebroken since the first day in Nova Scotia. Even though I was a stray, I came with pretty good house manners. Now, I am impeccable at home. I do not chew on stuff nor counter-surf. My foster parents can eat on the couch and I will not even disturb them. Sometimes you wouldn’t even know I am there because I am just so calm. I am very smart so I learn things quickly. I can sit, give you my paw, lay down, and do a right spin when you ask me to. My foster mom plays ‘Find It’ with me everyday. She will hide the item and when I find it, I get my dinner kibbles! I tolerate a bath and you can clean my paws anytime. I am even starting to warm up to the idea of a hairdryer. I am not a picky eater and have no medical issues. Initially, I was wary of my foster dad. I think I am more wary of men than women in general. However, my foster dad gave me the space I needed and now I love him! I will go to him for pats and wag my butt off when he comes home from work. I am very gentle with my rat brothers too. I like to clean them. There is no cat in my foster home but I have been cat tested and I do not care much about them but if they run, I will probably chase. If they are hiding or out of reach, I will move on to the next interesting thing. When it comes to dogs, I love my doggie friends with some conditions. First, proper introduction is needed. My foster mom thinks that since I was a stray and had to learn to survive the real world on my own for awhile, I tend to like my space when meeting new dogs. I can also be a little pushy when playing and like to nudge on the back of the neck. I’m not trying to be dominant or aggressive, I just want to get the other dogs attention to keep playing with me! Not all dogs love that so I’m still learning play manners and supervision will be necessary when playing with other dogs. I also don’t make a great impression when I’m leashed and see another dog. Although I’ve never been aggressive, even when other dogs have told me off, I can pull, bark, growl and jump/lunge when I see another dog on walks. Although we’re not 100% sure if I just feel trapped on a leash, frustrated that I’m not meeting the other dog fast enough, or protecting my foster mom, we are working on this together. When it comes to strangers, I mostly love them all. I want to say hi to everyone I see on my walks. However, sometimes I do get nervous when it is dark outside because I can’t see the approaching person clearly. I am a great traveling companion. My foster family brought me to Quebec over Christmas, a 14-hours drive split into two days. I just chilled in the car and took my pee breaks whenever given the chance. Over Christmas, I met so many new people. I even came in contact with young kids and a baby of 14 months old. I was really gentle with them. I mean I wouldn’t want to play with them because they can be a little much but I would sniff them, say hi, and go back to hanging out with my foster mom. I am a medium energy dog so as long as I get my exercise, I am good home alone over an extended period of time. When my foster parents go to work, I will sleep on the couch and give them all the love and butt wags when they come home. I think I am a pretty decent guard dog because I will let you know when there is another person or dog on your property. My foster mom will say ‘no’ and I will get off the couch. But, it is my instinct, if I see a dog, I HAVE to tell you. Because of that, my foster mom thinks that a more rural living setup may be better for me. My foster mom does wonder if I act the same when I am home alone since the neighbours said they have never heard me barking. Inventory reported down from last week thanks to decent sales and a smaller count of listings that hit the market. Buyer activity really ramped up from last week, almost doubling the amount of listings that fell under contract, although, buyer activity still remains lower than last year at this time. Values in both tracked products reported higher than their average median prices, but these numbers can track a bit oddly with the limited weekly numbers to draw from. Speaking of, the six month median values, both list and sale, for both tracked products remained relatively the same, only taking marginal reductions. The single family home six month median prices have hit parity this week, but I do suspect we will see both list/sale numbers continue their downward swing. How much farther with they fall? That is a great question, but the general feeling is that we are getting close to the bottom of the correction. My guess is that we will see single family homes plateau around $450k listing prices and sell around $445k on average, where condo's will hit the market around the $370k mark and sell in the $460k's on average. Of course these are just suspicions, but Halifax was due for an increase in housing for awhile, the pandemic market simply fast forwarded this increase. Perhaps the bottom is still a ways away, or maybe we are there now and heading into a crazy Spring! Allow me to introduce myself, the name’s Smidge. I am approximately 5 years young, and a manageable 55 lbs. in weight. I hail from a far away land called “Louisiana”…I think. As a dog I’m not well-versed in maps and geography. What I may lack in terms of geographical knowledge, I more than make up for in affection! The weather in Nova Scotia doesn’t really faze me. Whatever “snow” is, it really isn’t anything to write “home” about (could that home be yours?!). I am fully housebroken and the only accident I had in my foster home could be chalked up to miscommunication. My foster parents and I didn’t know each others’ routines at the time. Aside from that I am an outdoor elimination Queen! I enjoy the company of other dogs, unless they’re walking down the street and I’m glaring at them through the living room window. That will elicit a growl from me. Living in a foster home with a fenced backyard, I have been able to partake in zoomies with my host fur-sibling. I have an excellent recall both outdoors (not tested off-leash) and indoors. On the topic of leashes, I am still working on my leash etiquette. One could describe me as a “puller.” Oh, when it’s time to leash up and go out the front door, I can be a bit much. Just too excited I guess. I’m working on that too, I swear! Can we talk about my love-hate relationship with automobiles? Well I don’t hate riding in the car, I just get restless in the back seat and find it hard to lay down and snooze until we get to our destination, unlike my fur-sister. Sticking my snoot out the window helps distract me from my anxiety in the car, though. I love to be in contact with my people. Laying curled up on the furniture beside my foster parents or sharing the big bed at nighttime are some of my favourite ways to pass the time. Despite my age I still have the occasional “puppy” moment. I love head/ear/chin scritches, and won’t pass up being pet anywhere else, but prolonged petting on my sides or above the base in my tail can result in hand(s) in (my) mouth due to excitement. I don’t bite maliciously or aggressively and am easily redirected to more appropriate chew toys should the need arise. Some might say I wear my heart on my…tail? Can’t stop wagging. I’ve been told my tail is solidly built, and has some force behind it should you get caught in the crossfire. Bonus fact: I have not chewed on a single non-living object in my foster home unless offered to me by my humans. Food. I like it. I eat two meals a day, and won’t say no to treats in between. Though I don’t understand my fur-sibling’s affinity for leafy greens. Cheese is tasty though. Some might say I have a nasty habit for begging at human meal times. I just look though! I don’t lunge, or whine! My foster parents have been working on having me at least lie down while they eat. Can we talk about the kitchen? Busy place. Smelly place. Tasty place. I like to smell just below countertop level, but I’m not interested in taking anything off of the counter. Don’t even know what “counter-surfing” means. I prefer all four paws on the tile at all times. Housemates? I didn’t get to meet any small humans in my time so far in Nova Scotia, but my frenetic bouts of energy might be a little much for those smaller in stature. Cats? Haven’t seen any yet. Based on my prey-drive displayed in the backyard of my foster home when squirrels and their ilk have shown their faces, a cat might not be my favourite animal to share my space with. Other dogs? Love them. No issues with them although bigger ones would probably be best in case I feel the need to play. I recently had a visit with the vet concerning some lumps and bumps I have. The vet isn't concerned about them at this time but would be something to keep an eye on. Other than that, I'm a healthy lady. I am a pretty chill lady for the most part and very smart as I already know some commands. I can’t wait to join my forever family to share all the love and cuddles I have! Single family home options are driving the inventory upwards quickly, reporting almost three times more than this time last year. Condo's are in the same boat really, but the available numbers for condos are still rather low in comparison. Sluggish start in a few other areas as well. New listing additions are down, and so too are sales compared to last year. Buyer activity is reporting lower, and listings in general are hanging around on the market much longer than last year. With the pandemic market in the rear view, the six month median values have finally (almost) caught up with what has been happening since April of last year, confirming that the extreme overbidding on property is no longer a factor. Sure, there are still multiple offer situations in certain areas and price points, but they don't seem to be show-stopping amounts. The six month average listing prices, both single family home and condo, have held relatively steady in the last few months but their selling prices have been steadily falling until finally levelling off. With inventory on the rise and prices cooling, buyers have lost the appetite to get extremely competitive, especially since most buyers are aware of the sliding market and values. My name is Petunia, named after a flower because I am a delicate, beautiful, and strong. I am a one and a half year old Lab/Retriever mix girl weighing around 50 lbs. I came from Louisiana a few weeks ago. Now I am ready to find my forever home! I am house trained. I have had a few accidents in my new foster daddy’s home, but we worked hard together and I am proud to say that I no longer use the washroom in the house. I love toys, whenever I get a chance I like to prove that no toy is indestructible. I sometimes need a cue if I am doing something mischievous and getting into things I shouldn’t be. I was previously fostered in Louisiana with multiple dogs, while I was recovering from my surgery. I had no issues at all there. However, since being in Canada, I had a couple of incidents with my last 2 foster homes. I was fine for the first couple days but then I wasn't. I'm not sure what happened or why but I bit the resident’s dogs. This was not my proudest moment. I am now in a pet free foster home and should continue to be in one for my forever home. I don’t seem to have any issues playing with dogs outside as I have been playing with multiple dogs frequently outside. Although I think being muzzle trained would be ideal. I did see a cat and did not try to chase them but again pet free is ideal. So about my surgery, I had a hip replacement which took some time to heal. But the good news is that I got the latest brand. Still working on getting used to it, that is probably why i sit funny sometimes or on walks I tend to pull. I am learning not to jump on people but I get so excited to see people I forget my manners. I am not nervous around anyone. This is probably not a good trait cause I don’t know what stranger danger is. I do not bark at all. Actually, that is not true my foster daddy once caught me barking in my sleep but that’s about it. He was getting worried that I might have been mute. I’ll accept love in the form of pets anytime but my favourite thing is food. I am totally food motivated. I don’t even care if it’s edible. I love the vet! I just went for a full check up and the place is like willy wonka chocolate factory. It’s pretty much unlimited treats, while they poked and prodded me but its totally worth it. I got a clean bill of health. I love going for walks! I’ll sit at the door and wait to go out to do my business. I don’t mind going in the car with you, I love the front seat especially if you have heated seats, what can I say, I am a princess. I’m a super cuddly gal that would love to lie on the couch with you or on top of you. My foster paw-rents gave me my own bed but I’d much rather be in theirs. I am also crate trained, you just have to point and say kennel. Most times I listen but I will always listen if you have food in your hand. Happy New Year! It was a year of ups and downs, and all arounds. Let's take a look at how the 2022 Market year turned out!Going into 2022, all eyes trained on this ever so important statistic. By the end of 2021, inventory was decimated, reporting at historic lows causing concern across the board. The fear was not having anything more to sell, which would continue to drive prices even higher than they already were for the few that chose to come to market. Luckily, inventory made a comeback, ending up returning to the same levels as 2021 in May, and ending up finishing just shy of 2020's year end, which was not a bad recovery at all. The prediction is that this trend will continue, and we will see a healthier supply of inventory as 2023 presses on. With more inventory to choose from, you would think that would translate into more sales, right? Well, the vacuum effect took hold once the peak was reached in April, resulting in a dismal second half to the sales year. New foreign and out of province buyer taxes, cooling markets, interest rate hikes to curb inflation etc, all contributed to the super cooling of the market here in Halifax, and in a short timeframe. With market uncertainty at the tip of everyones tongue and prices still on the rise, many buyers took a step back to wait for the dust to settle. That dust is still settling however, and since June we had the worst second half to the sales report in over five years. The prediction here is that we will see sales recover this year, especially since the market is stabilizing, giving buyers a bit more confidence to come back to the table. So what happens when sales start to plummet, and inventory increases? As they say "what goes up, must come down". The last two years have been anything but predictable. Historic sales and value increases have been met with historic lows and value decreases. Most realize that the rate of value increase and demand could not be sustained here, but a year and a half into the pandemic market, there really wasn't any signs of the train slowing down. Prices and demand continued to peak right until April, and then everything changed. Buyer activity really started to fall off, listings weren't receiving the usual train of buyers through the doors, and multiple offers became less and less until they became a rarity. By the end of the year, prices had returned to what was being reported at the end of 2021 after a sharp rise and fall over the Spring and Summer. There is some speculation where the average home price will end up, but if I had to guess, I would anticipate average selling prices to level off around the $450,000 mark. which is still a huge jump from 2020, but a value gain that is appropriate for our city. After a couple years of growing pains and record breaking reports, the Halifax real estate market seems to be flattening out. The prediction is that 2023 will be a stabilization year, with pockets of sellers market in certain areas and price points, but in general, a balanced market in most areas. 2022 was another exciting year for the books, and although 2023 is not predicted to be the high velocity market that has been reported in the last couple of years, it stands to be an important one. I've never met a cat, so I'm not sure how I would be around one of those. A big fenced in yard would be nice, I love running around the one here but not required. Being raised in a shelter environment for most of my short life, doesn't exactly give you the basic skills you need to be the best doggie you can be. So, I do have some things to work on which we'll discuss next. I love walking! I've been working on my walking skills, but I can definitely benefit from more leash training. When out walking I haven't barked at people or dogs, but I get very excited seeing other dogs. Im still learning basic commands like sit and down, but they are still a work in progress because I'm a bit stubborn! I am working on my potty training, just watch for my cues and take me out often and I should master it in no time. I'm in love with food, and it's a good motivation for me, but watch out for yours or anyone elses. I don't understand that it's not all for me and once I'm done mine, I have no issue trying to take my fur sibling's food which has caused a few issues so I'm fed separately now. I also want every toy I see, even if I have the exact same one, I want theirs. Again my fur siblings don't like this so we have little tiffs. I definitely need some work on my boundaries and sharing skills. Toys I can't destroy in seconds would be ideal. The car and I have a complicated relationship. I am very nervous to get in it and need help getting in. I'm nervous when the car moves, but am getting a bit better. I sometimes get caught chewing, so when the humans go out, I am in a crate. I haven’t been left alone for more than a few hours at a time and I'm getting much better at going in the crate. Treats help alot! Sleeping in your bed is where I want to be. I love to cuddle up and stay put until you get up or I wake you with kisses. Some noises make me want to alert you with my bark, especially if a dog barks on TV so an apartment probably wouldn't be ideal for me. I like to get my exercise, but I also love to curl up with you on the couch. I'm becoming an excellent lap dog, and love to give you kisses. I am missing some basic puppy skills but I've been working hard on them. With consistency and patience, I'm sure I'll master everything quickly because I'm a very smart girl who loves treats and praise. Other than that, I am a sweet, loving, energetic and beautiful girl. Not really the season to put a property on the market, which is why new listing additions typically report low this time of year, but it could also be a listing strategy as there are still people looking right up until the end of the month. We should see a bump in activity right after we ring in the new year, should we be returning to regular Halifax market trend It will then taper off once snow hits the ground, and pick up in momentum until the peak in Spring. Spring is the time where we see the most activity, so it will be interesting to see how this coming Spring will shape up with all the uncertainty and new variables. I'm also extremely interested in how this market year will look on the 2022 year in review charts. No doubt it will look something similar to the 2020 and 2021 market reports, just backwards. The Weekly "Adogtable"Hey doggy lovers! My name is Petunia, named after a flower because I am a delicate, beautiful, and strong. I am a one and a half year old Lab/Retriever mix girl weighing around 50 lbs. I came from Louisiana a few weeks ago. Now I am ready to find my forever home! I am house trained. I have had a few accidents in my new foster daddy’s home, but we worked hard together and I am proud to say that I no longer use the washroom in the house. I love toys, whenever I get a chance I like to prove that no toy is indestructible. I sometimes need a cue if I am doing something mischievous and getting into things I shouldn’t be. I was previously fostered in Louisiana with multiple dogs, while I was recovering from my surgery. I had no issues at all there. However, since being in Canada, I had a couple of incidents with my last 2 foster homes. I was fine for the first couple days but then I wasn't. I'm not sure what happened or why but I bit the resident’s dogs. This was not my proudest moment. I am now in a pet free foster home and should continue to be in one for my forever home. I don’t seem to have any issues playing with dogs outside as I have been playing with multiple dogs frequently outside. Although I think being muzzle trained would be ideal. I did see a cat and did not try to chase them but again pet free is ideal. So about my surgery, I had a hip replacement which took some time to heal. But the good news is that I got the latest brand. Still working on getting used to it, that is probably why i sit funny sometimes or on walks I tend to pull. I am learning not to jump on people but I get so excited to see people I forget my manners. I am not nervous around anyone. This is probably not a good trait cause I don’t know what stranger danger is. I do not bark at all. Actually, that is not true my foster daddy once caught me barking in my sleep but that’s about it. He was getting worried that I might have been mute. I’ll accept love in the form of pets anytime but my favourite thing is food. I am totally food motivated. I don’t even care if it’s edible. I love the vet! I just went for a full check up and the place is like willy wonka chocolate factory. It’s pretty much unlimited treats, while they poked and prodded me but its totally worth it. I got a clean bill of health. I love going for walks! I’ll sit at the door and wait to go out to do my business. I don’t mind going in the car with you, I love the front seat especially if you have heated seats, what can I say, I am a princess. I’m a super cuddly gal that would love to lie on the couch with you or on top of you. My foster paw-rents gave me my own bed but I’d much rather be in theirs. I am also crate trained, you just have to point and say kennel. Most times I listen but I will always listen if you have food in your hand. Keep in mind this is just my opinion, but the stats are telling a different story, for HRM at least. Sure, we may have seen the price peak cap in April with another few percent gain to the overall increase, but since then, there has been a swift and significant reduction in values since. Supply and demand was mentioned for the recent activity, which I have mentioned on the blog a few times over the last month or so, but this is an annual trend that occurs and repeats in the last quarter here. Sure, the pickins are still slim, but we are almost double the inventory selection from last year (almost triple for single family homes), which is expected to keep gaining ground in the new year, and values continue to drop. We were in a sellers market prior to the pandemic market, with property values in NS finally starting to push to heights that should have been already, and with the significant increase of property values during the pandemic market, it only acted to catch us up that much faster. As the months have pressed on since the peak, we have seen the multiple offer overbid amounts reduce significantly when in play, or simply not be a factor, which is aiding to the stabilization of listing and selling prices across the board. Right now, the reduction from Aprils peak has put us almost parody values to last year at this time for single family homes, and the expectation is that there will be a further drop until the "new" average listing price expectations are established. So where will that be? the 2019 market is well behind us, and so too are the prices that were enjoyed at that time. Nova Scotia was just waiting to be rediscovered by Canadians and all over the world, and when they did, it seemed liked everyone wanted a piece By launching us into the current market, the ebb and flow values have set a new bar for product value, which is still being determined, but getting closer to what one could come to expect and plan for. Nova Scotia has long been a slow gain market, and up until 2019, a safe 2-3% annual gain was about the expectation anyone had year to year. Even in the extreme buyers markets of 2014/15, Nova Scotians did not bend a lot with values, which kept prices stabilized in what could have been a disastrous loss. In April of 2022, this was the weekly listing and selling prices of homes in HRM: Compared to this week: Listing prices are similar, although lower now compared to April, but the big takeaway is the actual selling prices from then to now. Looks like a fairly large reduction in value since the peak, and again, the expectation that this will continue until prices stabilize. Will it be a Sellers market again in 2023? I imagine there will be pockets, and well priced homes will still see renewed activity, but my prediction is Halifax will taper off to a balanced market by this time next year. Will we get back to the slow gain market of the old days, or will we add a couple points each year as the demand for Nova Scotia increases, or will it be as the article predicts? My name is ET and I am a 7-year-old, 25lb, Jack Russel terrier mix girl who was surrendered by her former owners due to circumstances beyond their control. I have been chilling in my foster home for the past few weeks and now I'm ready to start the search for my forever home. My foster family tells me I am a sweet and smart girl. I have shown that I know how to come, jump, paw, high five, sit, and do a brief stay. I took about 3 times to learn to sit at the door when someone gets home before they’ll rub me with the scratches and pats I love! I am also learning to play find it with little pieces of cheese. I love to please and want to learn. It took the dogs in my foster home a little while to accept me but now we’re cuddle buddies. The cat still hides from me, even though I just want to play. I think she would come to accept me if she was around me longer. I have also learned to be quiet with the rabbits and not chase them. I don’t like to share my treats and will growl if my fur siblings try to take them. I think all treats should be for me so I might try to steal the other's treats. Some practice with other dog friends should help me with this. I am good at sharing a food bowl and am free-fed, although this isn't ideal because I could stand to lose a few pounds. I am so quiet and well-behaved on car rides that you will forget I’m there in the back seat enjoying being with you. I become smiley when we play ball, tug of war, or go for walks. I like to use a harness instead of a collar on walks. I also do my best meeting other dogs in a neutral area off-leash. New people who come into our home make me nervous and I will growl. A few kind words and a couple of treats will make us new best friends. I am a low-energy girl who loves to cuddle in my person’s lap or next to them in bed. I hope you don’t mind a little snoring. I am house-trained and can wait to go potty while you’re at work or having a good night’s sleep. Although, when I first come to a new place and meet new people, I get worried and might have accidents. Once I know you just want to love me, I’m golden. December is usually the break point for many, concentrating on the upcoming holidays to perhaps try again in the new year. The stats continue to reflect this trend with a massive cut in overall inventory, shrinking additions to weekly inventory, pending properties and sales, and one of the largest expired/cancelled/withdrawn weeks we have seen all year. Prices again took minor adjustments this week, but overall held steady. With the lacking inventory, buyers are having one last Christmas rush before the holiday break, but expect things to continue to slow down as the end of the year approaches, then pick up a bit in January until the white stuff flies. Very interested to see how the overall stats shape up for 2022, and I will have you covered with a "year end wrap up" in January, so be sure to stop by and see just how much things changed this market year. The Weekly "Adogtable"Hi everyone, I'm Buster, a one year old, 25 lb, male Cur mix. I came all the way from Louisiana 5 months ago in hopes of finding my furever family in the beautiful Maritimes. My rescuers can't believe I am still waiting for someone to choose me as theirs as I'm a total love bug!! I am currently living in Nova Scotia with a foster family that includes a few other dogs, and I love them all! I’m a happy-go-lucky guy with lots of energy. Sometimes older dogs may not like how energetic I am, but I just want to play! I like everyone I meet including kids, cats and other dogs. I think I’d love a young family that is active and fun. I am getting about 3-4 twenty minute walks a day here and that has helped resolve my energy needs, my house training issues and my chewing issues! As long as you can keep up with my schedule, everything should be fine. I have destroyed a couple screens in my foster home but that's not from chewing; it’s from jumping up to look out the window. I love toys of all kinds and I’ll need some available for me to chew on. I also love the outdoors! I am still working on my house training and it is coming along great but I will only do my business on my walks so you have to keep up with that. 20 mins each time is fine though! I don’t like being home alone, as you can imagine since my previous humans never did come back. In my new foster home, I do not like the crate. I will go in and be quiet, but you have to catch me and force me into it so I’d really prefer not to have to go in one if possible. My new foster mom thinks I would be fine, even in an apt, as long as I have toys to play with and a doggy playmate since I don't bark much. Since I am very food motivated, I’ve learned some tricks like how to come when my name is called! This hasn’t been tested outside yet but you can see I’m a smart boy that is willing to learn new things. I also may take a stab at counter surfing when I first get there but a few no's and I'll learn pretty quickly that it's not allowed. I’ve tried swimming and I really like it, I hope to do some more swimming and adventures with my forever family. I would really love other canine fur siblings in my home, ones that match my energy level are preferred but definitely ones who will play with me. I do have some energy to burn and a few things to work on but my loving nature will shine through those as I love everything including life and it shows. Inventory has made quite the comeback this year, with both single family homes and condo numbers having over doubled from last year at this time. I remember thinking if we had another inventory decimation year like 2021 it would have made for an extremely challenging market year, but as the 2022 market year pressed on, quite the opposite prevailed. Buyer activity recovered this week, with 143 listings receiving and accepting offers, which is not surprising with market prices continuing to stabilize and more property options surfacing. Six month median prices reported strangely this week, taking rather large gains in the average listing prices, but taking similarly sized reductions in selling prices. Speaking of the six month stats, they still look distanced from the values reported last year, however, the gap continues to close week to week. Question at this point is will we match values at some point soon, and how far will we see the correction go? As the overbid amounts continue to plateau, we should get an indication of the settling value once we get back to steady reports of 95-98% sales to list ratios, until then, stay tuned to the blog to monitor the market and stay informed. Thanks for stopping by! The Weekly "Adogtable"Hi everyone, my name is Quail, I’m a rambunctious 11 month old American bulldog mix and I’m about 70 lbs. I came from Louisiana a few weeks ago, where I was found as a stray, in search of a better life. I'm now ready to start that search. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so her forever family will find me! It’s currently just me and my foster mommy at home, but before I was rescued from the shelter in Louisiana, I was the tester doggy there. They used me to test all the new arrivals because I am pretty chill. That's still somewhat true. My rescuers sent me to another foster with a doggy, some kitties and a toddler to test me. Me and the doggy got along great outside and fairly well inside. I wanted to share my toy with him so I'd drop it so he could take it. Once he went to take it, I snapped at him. I love my toys, I wanted to try to share but couldn't bring myself to go through with it. After though, I'd try to give him kisses to say I'm sorry. This is something I'll need to work on. As I said, outside was great, we played and played but I don’t really know my own size so I was a little rough with him. So a doggy my own size would be more ideal. I was very interested in the kitties, I whined and whined at them but they wouldn't come to see me. As far as toddlers go, nope, definitely not my cup of tea so older kids only please. I'm still a puppy, so as far as my training goes, everyday I’m getting better on leash, but my foster mom says I’d benefit from a gentle leader as I tend to get excited and will pull a little. My recall is a work in progress so I’m a little bit of a flight risk, but I’m highly food motivated and a quick learner so I don’t imagine it’ll take me long to break out of those habits. I’m only 11 months old so I have a lot of puppy energy and tendencies so my energy level matches that. My foster mum takes me on several walks a day but she says I’ll probably enjoy a home that has a yard or is near a park so that I can get my energy out that way. When I get wound up, I start playing using my mouth. Because I’m such a big, strong boy, it can hurt. I don't mean to be rough, I just want to play. I love to play fetch and will play for hours if you let me, just don't expect me to always return it to you. I’m working on my housetraining, it isn’t perfect, but I’ve made loads of progress in a such a short time. My foster mom works full time but if I have someone able to let me out every few hours, I should master it in no time. I’m good in the car but you may have to lift me in occasionally as I’m still getting the hang of it. I don’t have separation anxiety and I’ll usually distract myself with a good indestructible toy until someone returns to play with me. If left unattended for too long, I may get into things that are left laying around the house like shoes or books as I am a chewer, but I am crate trained if there’s ever a need to do so. I’m not a big barker, but I’ll bark a little if I see a bigger dog while on walks or when someone comes to the door but I stop when told. I sleep on my bed sometimes, but I really enjoy sleeping on the couch. As far as food goes, I love it, so much so that I had an emergency vet visit because I gobbled way too much food when my foster mom was out, which is why I should be crated when you're out. My foster mommy has noticed that kibble with chicken doesn’t agree with my tummy and can cause me to become itchy. I’m a tall boy so I will try my luck if you leave interesting smelling items close enough to the edge of the counter. I think I’d be best suited in an active family or a home with another pup to play with, just no toys unless we are outside. I’m good with strangers and may come off a little strong as I like to jump on them to greet them, but my foster mommy says I can’t keep doing this and we’ve been working on it together. I love to give kisses and I’m all around just a very affectionate pup that loves living in my hoomans shadow. The colder weather is likely another property activity factor as well, and with Christmas on the horizon, it's that time of year where focus tends to shift to the holidays. Pricing and values continue to be a hot topic, and as the market continues to adjust the general feeling is that we have not seen the bottom yet. It has been a swift and abrupt correction so far, and now that we have some distance from the end of the peak, we are really starting to see the changes. The six month median reports for both Single Family Homes and Condo's both saw reductions this week, but the standout was the 10k reduction in a single week, on average, to the SFH list price. The median overbid amounts are still well over current selling prices, but week to week, that gap is narrowing, so it's only a matter of time until that stat reflects the current market environment. The Weekly "Adogtable"Hi everyone, I'm Gracie, a 3 year old, 70 lb, Lab mix lady. I came all the way from Louisiana, where I was found as a stray, in hopes of finding my furever family in the beautiful Maritimes. I am now ready to start my search. I am currently living in Nova Scotia with a foster mom, dad and their two pet rats. I am a smart cookie, already knowing several commands like ‘sit’, ‘down’, ‘paw’, ‘toilet’, ‘no’, and ‘come’. I am a quick learner and have had no indoor accidents. I do OK on a leash but I need some confidence training. With positive re-enforcements, I’m sure I will learn, in no time that the world is not such a scary place. I will need a confident handler because I can be head strong. I do occasionally bark at other dogs and humans. I may also do better with older children because I’m a bit scared of the littler humans when we pass by schools. I do love my walks and would love an adventurous forever home. I am a medium energy gal who loves exercise and running to my heart's content, you will see my ears flapping in the wind! I currently get a morning 30 min walk and an hour in the evening to get my zoomies out. On the weekends, I’ve gone to the beach and on trails and I love exploring new fascinating smells. I love playing fetch and tug of war. I like playing with toys too but I lose interest quickly. I am good left alone and have been left for a long stretch and was not destructive. I am sad though when my humans leave, but I will wait patiently, snoring on the couch or by the window if I got my required exercise. I'm good in the car, I don't bark alot and I'm not a picky eater. My foster mom suspects I don’t like baths because I run to hide when I see her with shampoo or brush. I will need a lot of love and patience to teach me baths aren’t going to hurt me. In my foster home I am not allowed near the dish washer or kitchen table when the family was eating and I did well with instructions. I can’t wait to learn what my new family will be like and what they will teach me! I was supposedly a stray on the streets but my foster family thinks I once had a family to call my own because of my fantastic manners. Not in the areas where you would think, like single family homes, or condos, but it seems as though the miscellaneous variables like vacant land puffed things up this week to push it into the gain margin. Values for single family homes dropped significantly this week, and there was also another 10k reduction from the overbid amount, which was the largest correction we have seen in a couple months. I would anticipate this stat to continue the trot towards parody in the short term, but the question will be where it lands in the long term. So a rather regular week, for once, this week. From the front lines, there has been a significant drop in overall activity, including showings and the like, but that is quite normal given the season. We are also very much in a stand-off market it seems. Sellers are still holding onto the hope of the big gains of early 2022, but things have shunted drastically since then, and buyers are the first to explain that. Still, lots of gas in the tank lest before closing out the season, so be sure to stay tuned to the big to stay on top of things. Thanks for stopping by! The Weekly "Adogtable"My name is Rocky and I am a 10 year old, Chihuahua mix male weighing about 11lbs. I came all the way from Louisiana a few weeks ago, and I am so happy I did. I was aptly named, as I am a fighter. Now I'm ready to start the search for my forever family. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! You’d never know that I came from a cruelty confiscation as my foster mom says I am the SWEETEST little old man she has ever met. I was instantly affectionate and looking for love and pets. I have a lot more energy than she expected, and have the bubbliest personality. I have five foster dog siblings about the same size and age as me. I get along with everyone. Foster mom thinks I’d do well in a home with a playful pup my age, or would be just as happy to get all the love to myself. My siblings would have to be accepting of my personality, and be ok with me tiring out quicker than a young dog. I have a cat in my foster home, I never go looking for her, but I do bark if I see her. My foster mom thinks I may not be a great match with cats especially ones that don’t hide away like this one. I haven’t been tested with kids, but foster mom thinks kids who can respect my small size and age would be just fine! I still have a lot life left in me to give and play! I am house trained. I have learnt this new behaviour in my foster home. I will need reinforcement of this good behaviour in my new home. Speaking of learning, I’m also learning that my foster moms food is not mine, and I’m not supposed to beg. I don’t understand why, but she’s working with me to learn. I can be a bit of a barker, I would probably not be suited to apartment life. I would probably react to strange sounds and activity if they were around me. It is quiet here, and so am I. Except if you want to talk, I love to chat! Foster mom cannot believe how good I am on a leash. I don’t pull at all! We currently walk in very quiet places. I love going for a nice walk and have easily done 5k at a leisurely pace. I do have one thing to work on and that is barking at dogs when I am leashed. I am quite reactive but with the correct training, I'm sure I can get better. I've met lots of dogs since being here with no issues. I really love the outdoors and since I have a fenced backyard right now I can usually be found outside. I love to to play, especially fetch, and I also love to zoom around on my own. Because I wasn’t well cared for in my last home, I have since had several teeth removed, and I am feeling so much better! I have also been neutered and am healing well! The nice doctor told me I have a significant heart murmur but he doesn’t think I’m at risk for anything like congestive heart failure anytime soon! I really am a sweet boy and just want to love you and make you happy, so if you can be patient with me and help me, I promise you I will be the perfect boy. I love snuggling and being near you, and my foster mom knows I am going to make one lucky family very happy. Are you that family?
