Listings reported much lower than last week (although still higher than last year at this time), and sales slumped as well. Buyer activity reported positively, but even that seems a little lacklustre this week comparably. Overall inventory took a slight uptick this week, and is looking much healthier than the last three years really, so that is a good sign of things to come (hopefully). Both single family homes, condos and vacant land stats are reporting higher numbers than last year at this time, which I'm sure is a welcome sight to any buyers out there at the moment. The hyper competitive price bracket bar is adjusting as well, where we started to see inventory padding over the $800k mark, we are starting to see stale options sitting at $700k and even $600k around certain areas of the city. The 400k-500k is still quite competitive, but even those price brackets are seeing much less activity overall as well, to include offers. There does seem to be a bit of buyer hesitancy out there at the moment, perhaps due to more property options, or maybe buyers also know that more is on the way, so they can take their time. Either way, the overall feel out there at the movement is not one of urgency, but that might change as the Spring comes to an end and the purchase or sale needs to happen.
