Another solid week of inventory loss has caused the gap between this year and last to grow, and it is just that close to reaching a 1000 unit spread. That's a pretty significant inventory loss overall in a very short time. All tracked products did see reduction this week with single family homes taking the largest hit, continuing the void of this missing inventory that is still being felt across the region. Nothing is really coming to market either. It has been week after week of lower than average listing additions and higher than average sales numbers, so that minimal trickle to the market is being snapped up fairly quickly. Average home sales still sit around the two month mark for single family homes, and ten weeks (respectively) for condos. Both products are seeing their time on market durations shrink as well, which is in direct relation to the current market environment. Activity does seem to be waining on the front lines though, so I anticipate seeing that reflected in the coming reports in the weeks ahead. Single family homes are the main contributor to this decline, which also helped spread the overall annual gap to almost 1000 units! There was an above average addition to the market that seemed like it would help, but it was also met with an above average sale week, so they ended up cancelling each other out. Buyer activity reported quite high this week, with over 200 properties coming under contract, showing that buyers in the market aren't quite done just yet! That is the first time we crested the 200 market in several weeks, which is a bit surprising for the time of year. The final push of the 2019 market year is on, so we should still see a good amount of activity transpire over the following weeks, but nothing is ever completely certain, so stay tuned to the blog to stay on top of things! One of them is the lower than average weekly inventory additions, the other is the consistent surge of buyers putting homes under agreement (as tracked by the conditional/pending stat). Another interesting constant this year is the gap of overall inventory between this, and several years prior to this year. Just shy of 1000 property products is the current gap, which has widened or narrowed slightly over the year, but always reporting lower than last year at the same time. Values remain strong this week, but it did report a touch lower than what the norm has been as of late. The six month median price for single family homes edged a touch closer to breaking the $310k mark, which is a bit strange to report since it feels like just a few short weeks ago I was reporting that the six month average finally crested the $300k mark for the first time historically for Halifax. So, a few steady stats in an unpredictable market, and not the ones that I expected. Still, lots of exciting times ahead I feel, so stay tuned to the blog to keep a watch on the market! Let's just call this one a mulligan. In a time where activity should be tapering off, especially as we approach a festive long weekend, things seem to be ramping up. I guess that is the marker of the 2019 market year here in Halifax; expect the unexpected. New listing addition shot up this week in a strange turn of the tides, but we're matched yet again with a soiled sales week, so that had little impact. Buyer activity is still in full effect with above average pending sales, and the overall market inventory sinks ever lower to the basement. Values held strong again this week, with only slight variation to the tracked products. This includes the six month averages between both condo and single family homes, which both remained relatively equal this week. Only the first couple of weeks into the Fall months, and it is proving to be a carry over season so far, and time will tell if it too will pass the torch to the following season, or go cold, just like the approaching months. It's certainly been a year for the books so far, and I'm sure with another blink, it will all be concluded. Time isn't the only thing that continues to move quickly this year, the various property products are also flying off the shelves. The hardest hit areas remain closer to the core, but a seemingly impossible purchase task at certain price points has the ripple effect pushing out to outlying areas. The entry level ($200k-280k) has been seen the most impact, but the going theory is that the price point just above them has no where to go, or can't find a viable option, so they are just staying put. Buyers want to buy, but inventory is falling to record lows, with no real indication that the drop is going to end anytime soon. Out of this market though, new construction companies are certainly seeing a bump in activity. With the need to get more space, or locate to a different region, new construction has become a go to for some buyers based on the fact that they can plan their move better. Of course, that doesn't help people who need to be on or near the peninsula, since the new construction zones are on the outside of the 102 on the Halifax side, and outside of the 111 on the Dartmouth side.
