Looks like we have dipped below the inventory levels of last year, and activity in general is much less as well....except for sales. Despite the frigid temps and slushy roads, buyers are still venturing out to look at those homes in desperate need of shovelling. Conditional/pendings are still solid at 109, and despite the lack of new inventory, sales are still performing quite strong. I imagine there is a "listing dam", if you want to call it that, held up by ice. Once that ice melts, we are more than likely to see a surge of new listings flood onto the market, and bring those numbers back in line. For now, the majority of market participants are still emerging from their respective hideaways, rubbing their eyes and questioning; "what is that big bright round orb in the sky?". Bring on the Spring!! WEEKLY ADOGTABLE Tony is approximately 2 years old, he would do best with children 16 and up. He does not know any commands and could use some obedience training, registration in an obedience class is mandatory to adopt Tony. This "saucy stud" is available the NS SPCA, a non profit rescue organization from Dartmouth, Nova Scotia. Despite being buried in heaps of the white stuff, there was more positive market activity this week. I would have loved to see what the stats would have been if we had the same weather as last year. Sales are down this week, but new additions are also down which caused the sales to list ratio to perform higher than average this time of year. Values remain strong, and all other stats seem unfazed by the "flurry" of extreme weather (terrible, I know). The biggest headlines of the week belong to mother nature, and surely, real estate takes a back seat. But all being tolled, this market year has been shaping up to be a decent year in the making, despite the weather, and I'm wondering what will happen when people can actually get out to view properties! Guess you'll have to "chill" to find out (even worse, I know). Have a great week everyone! WEEKLY ADOGTABLE Bentley is an 8 month boxer/amstaff mix, who might possibly have some husky in him, given the other dogs that were in the home where he came from. Bently is a very special boy; he is deaf and very much a puppy. He doesn't let his lack of hearing hold him back and he has the smarts to make up for it! Bently gets along great with other dogs but would do best with a respectful, already well trained alpha dog who will teach him how to be respectful as he is still learning that not everyone wants to play ALL day long. Bently doesn't bother the cats in his foster home and gets along great with the three children in his foster family, and the kids that come over for daycare. He is quickly learning his boundaries in the house, but he will require further confidence training out in the real world; he would do great with an active family or individual where he can explore the world and use all his other senses. Bently is house trained, kennel trained, neutered, microchipped, and vaccinated. Not as severe as last year at this time, however, one could almost argue that this years bitter winter bite has put a bit of a freeze on the market push. Looks like overall activity was down, including the number of offers submitted, or accepted for that matter, sales and even new additions. Still, business as usual as the city braces for yet another snow dump, which is sure to encourage the masses to get out there and list or sell a property (cheeky), although, I would bet that we continue this slow but steady market growth into this market year. WEEKLY ADOGTABLE Gretchen is a very happy, relaxed boxer mix looking for a home to call her own. She loves to spend time with people, although can be shy upon meeting new strangers. Gretchen has had a rough life before making it here to the pound; upon her spay our vet noticed a pellet lodged into her poor belly. She's also had her fair share of puppies and suffers from arthritis in her lower back. This beautiful girl needs a loving family who is prepared to manage her arthritis and give her the respect and nurturing that she deserves! Gretchen does okay with other dogs; she can be a bit pushy when excited. We are recommending a home with no cats, and children would be fine! This "lovely lady" is available through Homeward Bound City Pound, a non profit rescue organization from Halifax, Nova Scotia. Despite starting off on a good foot in the inventory department, this year was a slow starter that has ended up surpassing last years inventory margins in the last few weeks. However, this week, the inventory did not put up as many listings as last year this time, so the overall outlook appears a bit brighter. This could be largely in part to the different weather that we had last year at this time, or it could be just a drag of the feet to get involved in the market. Either way, the longer the inventory recedes, the better. Still, there is a lot of buzz going on in the various real estate offices, and activity is surprisingly steady and upbeat despite the weather (just take a look at the conditionals this week). Good momentum so far this year, and it doesn't look like it's one of those "one and done" type of scenarios. Be sure to follow along as I track what is sure to be an interesting year! WEEKLY ADOGTABLE Astryd is in need of a foster/adopter she comes with a wonderful story she is originally from within Canada and saved from BSL. She was in a foster home but due to circumstances beyond her control, she finds herself needing a new foster or forever adopter. She is currently in a home with two young boys 8 and 4, and is very loving and all butt wiggles. She knows some basic commands, but will jump up to get kisses. This is urgent because she is currently in temporary foster with 4 other dogs, but she is not dog friendly and is being separated at all times. With some right training and hard work she has the potential to get along with submissive dogs but this is something that needs to be worked on, so she does require a pet free home. She is spayed, vaccinated, and microchipped. Astryd has spent two nights where she is now and was quiet in her crate all night, is house and kennel trained, and does not seem to chew on anything except for her toys.
