At this time last year the cupboards were almost bare, but this year is that much worse, with hardly any options out there at the moment. Both condo and single family homes dropped over half of their inventory volumes from last year, even vacant lots got in the mix too, shedding sizeable chunk of weight from the usually bloated stat. Not surprising that overall activity is lacking right now, new listings are way down, and even sales/pending sales are down, but I'm thinking the lack of options out there is what's keeping those numbers from being considerably higher. Speaking of higher, just look at the incredible value jump from last year! The six month family home selling price increased a whopping 20% this year, and condos an surprising 24%! Halifax, in usual markets, tends to report an annual gain of 3-5%, which is why the above changes are unusual for our "steady Eddie" market. For the first time in a few months, the average single family home listing price jumped a decent amount and now sits $44k more than last year, while condo listing prices jumped even more significantly by increasing 55k. Supply (or lack thereof) and demand continues to drive the market, and with all eyes shifting to 2022 the question of how the market will perform next year is at the forefront. New additions did seem to drag in the last couple of weeks, which sent the sales to list ratio way over annual averages, but with this weeks report, the balance has returned. Buyer activity is still strong at the moment, but with the limited inventory and time of year, most engaged in the current market have noticed a bit of a lull. Single family home averages took a hit this week, but Condo prices saw quite the opposite with a sustained value report. This time of year does tend to lend to odd reports and anomalies that do not represent the overall yearly market, but there are several factors during this time of year that account for that. Sometimes we get a ton of snow dumped on the city, sometimes there are holidays, sometimes there is simply nothing on the market for many buyers, and sometimes there is just no explanation for the market being ghosted by buyers. With the biggest holiday season on the horizon however, it does influence the market activity annually. It just seems to stand out a bit more this year with the level of uncertainty we are headed into 2022 with. The already decimated inventory took another significant loss again this week, reporting almost half of the total amount from last year at this time, but single family homes and condos are reporting well under level. Again, annual trend does command this reduction around this time, it just seems amplified by the already record low availability which is causing some concern for the inventory recovery in 2022. New listing additions have stalled a bit as well, which may be caused by the lacking inventory since sellers with the need to move and stay in HRM find themselves without options. Sales are still doing very well however, solid reports week to week, regardless of this inventory void. Despite the lack of property for sale, average values and the overbid percentages seem to be holding, which lends to the idea that a correction is actually underway and may start to show more during the 2022 Spring market. So it looks like we are going to end 2021 with a lot of questions and speculation for the market next year, which is not so common for the Halifax market pre-2020. What was a predictable and steadfast market has become anything but, forcing many buyers out as selling prices to rocketed to record heights. Expect the next few reports as we head to the end of the year to look bit off from usual stats, but tis the season for the unexpected! Thanks for stopping by and stay safe out there! Ranger is a young (just under 2 years old) high energy good natured dog that would do well with some consistent exercise, training and steadfast love. Ranger is very friendly with people. He loves to play but can get mouthy when over stimulated and will require some gentle training to improve his manners. For this reason we recommend a home with children over 14. Ranger is a good student eager to learn and hungry for attention. We are looking for a patient adopter who will give him the proper exercise, invest in his training by taking him to classes and working with him daily.
