Maybe the lack of snow and cold temperatures have tricked people into thinking it's actually April, but there is definitely a Spring vibe in the market to kick off the new year. Buying inquiries are up, listing inquires are up, and so is the overall inventory across the board. The only thing that is down, it would seem, is the absorption rate which fell quite dramatically this week. A few anomaly weeks to end 2016 and start 2017 have given a bit of a marker for this to happen, but the absorption rate made a significant reduction as we rally toward the "real" stats of the year. I guess we will have to wait and see if it holds. All in all we lead off the year on a good note, and it will be interesting to see if we finally take the momentum from early 2016 and run with it. There can be events that trigger higher or lower activity from week to week, and those can be as simple as a snow storm or as complicated as new mortgage rules. As we advance to the Spring market things still look in good shape. New listings are fairly average for this time of year, as are sales, which is why we didn't really see a budge in the overall inventory count. Values remain steady to kick of 2017, and no new major market statistic changes have been reported this week. The absorption rate is a bit higher than last year at this time, but if you have been following the blog since that time, the end of 2015 really set up a solid footing for the beginning of the 2016 market year, so it's a hard month to compete against Those stats can be found below, if interested, by simply scrolling down below last weeks market report. Overall inventory levels across the board have made their first climb since late in the third quarter of 2016. This is a usual occurrence however, that will eventually peak in the the very early Summer months, and taper back down to the low counts around this time of year (usually). The market is unpredictable however, and one or two major events could send us soaring to new heights, or spiralling down to new lows. I prefer the prior, but I'm also a realist. The stats look quite similar to last year at this time, which isn't a bad thing. We had a great start to the year in 2016, and if you have seen the annual report (below), you will see that the year started out like a lion, but ended like a lamb. Newest Blog post HERE 2016 carried the momentum that the end of 2015 provided, but seemed to have tapered off into the winter months. Solid reports though, but definitely room for continued improvement. The inventory reports for 2016 stayed pretty much in line with 2013, which was a decent year, but not one of the best ones we've seen in the last 6 years. 2015 reversed the increasing trend, and that carried though to the end of 2016 but not as much as hoped. New additions week to week reported less then the previous few years, and with more buyer activity early in the year this stat was expected to improve more then it did. But the vacancy of buyers in the second half of the market year kept the inventory from decreasing to its potential bottom. Sale values usually see an upward trend year over year, and 2016 was no exception. Although the values started low in January, they picked back up the following month and continued to maintain their heights for the remainder of the year. It's a slow gain market here in Halifax, with average gains of 1-5% respectively, and it's good to see this holds steady regardless of the other influencing market factors. What started out as a promising sales year quickly turned average by around the midpoint of the year. Although July usually sees the rapid decline of sales activity, 2016 experienced a rather steep drop which caused a report lower then the previous 5 years. Sales did recover a bit in August however, and continued to report averagely for the remainder of the year but I can't help to think how the market would have reported if the inventory numbers reported closer to the 2014/15 market years. My guess is that it wouldn't be good. But that wasn't the case, and hopefully buyers are back out in full force in 2017. So a mixed year indeed, but one that saw recovery in some aspects and gains in others. The big note for 2016 is that the record inventory heights being reported during the 2014/15 market years was put back in line, and for the most part, stayed that way. We ended the year just below the inventory levels of 2015, but just barely. The last half of sales really took a toll on the remaining year, and I'm curious how this activity will affect 2017. As we put another year in the books, it will be one to look back on and reflect the progress that the market made in 2016. We witnessed some ups and downs, new mortgage rules, interest rate fluctuations and various other influencing factor changes. Overall though, the 2016 market saw the return of the buyer, which was a welcome change from recent years. It also saw an unusal listing reluctance from sellers, or some other factor(s) that kept property additions lower than recent years. So far, the market year has reported averagely, with overall activity starting the slow recovery from the holiday season. All activity across the board is up this week, and in usual fashion, there was a ton of inventory that came off the market. This could be listing contracts that set to expire on the 1st of January, but the big question with these products is if they will end up returning to market to try again this year. Annually, January has a bit of an activity surge, then tapers off when winter has its full grip on the city. The overall inventory gap as narrowed at this point, but if things continue on the same trajectory as last year, we should see that gap widen even more this year. Champ is neuteted and vaccinated and although bilingual, he responds best to French commands. He tries to talk which is adorable. He loves fetch and affection and his walks.He is crate trained and very eager to please and picks up on things quickly. He is not destructive.
