If you are currently a Buyer in this market, you have probably noticed that the throttle has let off a bit, and you may even find yourself with a few options! Of course, there are still areas of the city that are highly competitive, but there does seem to be a bit of pressure relief at this current junction. Still, lots of buyer activity this week, with 272 listings that received and accepted offers, which is quite above average than last year at this time. It's still pretty early to call, but this years Spring compared to last had its surge a bit earlier than last year, and because of this, we could be seeing a rebound market with a second market push. That, or the weary Buyers of the early Spring inferno market have returned to kinder market conditions to try again. Inventory did take a slight bump this week, which is another good thing for buyers, since more selection usually means less competition and more selection. Normally, the early Summer market is hit or miss, but it is usually the calm before the coming Fall market, so the next few months will lay the groundwork for what is to come. With the numbers being reported, the foot is still on the pedal, but keeping the speed limit. Stay tuned to see how the Summer turns out! Not too much variation from this week to last, in fact, it's hardly any. New listings, sales, price changes, listings that went pending, basically the lot stayed on par this week with last. The variations that did occur were minor, that they really aren't worth mentioning. Seems we might be a bit down on sales compared to the amount of listings that are accepting offers, so I wonder if there might be a higher average of agreements falling apart on the various factors that make up a buyers due diligence. One of these factors that has become a bit notorious this year is financing and the failure to obtain a mortgage. From the mortgage specialists I have been in talks with, many buyers will do a soft pre-approval with their chosen traditional lender (bank), but sometimes they (bank) don't dig too far into the workings of the approval, therefor leaving surprises to be had during the course of due diligence. Their are some buyers out there that do not have their pre-approval in place for one reason or another as well, so that can quickly halt a transaction once the action commences. Of course, the second biggest showstopper, if not the first "deal breaker" during due dilligence, is the inspection. All buyers have a different threshold of risk and what conditions are expected when buying a home. Having a major discovery through one of the possible several inspections can leave buyers with hands out, and sellers turning out pockets. Then the question of how the buyer or seller can fund a large fix, should one be discovered, is posed. Some might look to the sales proceeds for such a thing, but that is unfortunately not an option anymore. Cash back, or credit on closing is a thing of the past, and certainly another topic to discuss another day. I invite any mortgage specialist to reach out with their take on cash back or credits on closing, and possible options, including purchase plus mortgages, to deal with big/small items instead of a price reduction to be featured on the blog in a finance post! This girl is full of energy and LOVES to welcome you home when she sees you. Once she gets the zoomies out of her system she mellows out and is happy to just curl up on an Annie approved bed :) This girl is picky with her doggy friends and with this the staff at the shelter do require a meet and greet once your application has been approved to ensure everyone will be happy in the home. At only 2 years young Annie has already undergone 2 surgeries and we are hoping that it is the last of them. She had a tail amputation done by her previous owners due to injuring her tail, and she also had a foreign body removal done. With this Annie is looking for a committed owner who will help to keep any potential ingestable items out of her reach in the home. A home with children over the age of 12 years old will be best. This week saw the inventory increase after two anomaly weeks of decline, although, the gain is hardly worth mentioning since it's so small. Sales took a bit of a kick down this week, but still performed well, and will be returning to its full strength shortly given the amount of properties that reported an accepted offer this week (conditional/pending stat). Not a lot of listings that fell off the market this week by an expiry or cancellation, which is fairly typical given the time of year. Not as many price changes this week compared to last year at this time though, which might speak to the health of the market as well. Absorption rate held steady at 15 weeks again this week, and is still smoking last years report by a whopping 7 weeks. Overall values remain strong, and the median values for both tracked products are holding at a plus of $10k increased from last year at this time. It seems like a lot the spillage from the 2018 market year is being tended to as properties get snapped up, but there still seems to be that heavy demand in certain areas. The end of Spring has brought a bit of a different market, it seems, and we are sure to see overall activity start it's downward trend anytime now. Things are still moving at a rapid pace though, but there does seem to be a few more options for buyers around HRM. When left alone Annie has been known to eat things that upset her belly. To be specific, socks! Annie required surgery to remove a sock she had ingested so her new home would need to be mindful of what they leave lying around. Poor Annie was quite sick but would likely make the same mistake again if given the opportunity. Crate training would be recommended to keep her and your belongings safe. For the second straight week, inventory took a nosedive, which is a bit sooner than normal if this trend holds. This weeks reduction had a significantly larger drop than that of the previous week, and contributed to the widening of the inventory gap from this time last year to now. Looks like there was a good amount of listings that expired this week, which certainly helped, but the strong sales and lack of new products also helped things along. With the lack of new inventory and strong sales week, the sales to list ratio hit a high of 70%! Sometimes you see anomaly weeks throughout the year on a holiday week, or unexplained occurrence, but hardly ever does the Spring market have such factors to call it a fluke. Speaking of the lacking inventory impact, the already basement numbers of the sales to list ratio bottomed out another week to 15. The Spring has been holding somewhat steady to 16 weeks over the full ramp up, but the continued evaporation of products from the market is really having an impact, leaving no statistic untouched. He is initially fearful of strangers, cats, and sudden noises but is very sweet and affectionate once he knows you are safe. Lucky can be fun, playful, and excitable but only if he feels safe. Lucky can get excited on walks, so will need leash work and general obedience training to help him overcome his insecurities and build his confidence in what is expected of him and generally how to be a dog. No resource guarding and takes treats gently. Lucky is learning that people are not all bad and his family will need to be sensitive to his past. We suspect he was abused.
