I have mentioned in a previous post regarding what I have dubbed ":the golden weekend", which is a strategy to list a home on say Thursday, hold showings from Friday-Sunday, then present any offers on Monday (variations are present here as well, but you get the idea). Because the way the market has changed in the last couple of weeks, there are a few more options for buyers it seems. Lets say a group of 20 buyers looking in the $280-$330k in and around HRM spot a new listing, then another, then another, all holding offers until Sunday, well, because the option is not available to offer on multiple properties (in case they all accept their offer by the buyer), that buyer group will now have to select the property they liked the most in hopes of getting it. It's sort of an "all eggs in one basket" sort of thing, with the only real positive being the hope that the group of 20 has been divided between the properties, increasing the chance of winning the bid. Another action emerging from this market is when a seller decides that they have received the offer they are looking for prior to the presentation day and accept said offer before the deadline, casting out other showings and potential offers before they are given an opportunity to see or offer on the property. Of course, this action gives way to significant disappointment to would be buyers, and it stings that much more because of how complex things are for them at the moment. Either way you slice it, this new market has issued the order of adaptation in quick fashion. 2020's market year has been a whirlwind, and it seems there is still lots left in the tank. One week of turnaround activity seems to have us on back our heels, and right back in the grip of the sellers market. Last weeks numbers reported in an oddly optimistic way, one that showed signs that the sellers market had perhaps started to loosen its grip on our city, reporting higher listing numbers and reduced buyer activity, but it was a passing phase. Now, the good news is that we did report an over average amount of new listings for the second week in a row, good right? Unfortunately, those listings were met with surging buyer demand, basically nullifying any hope for an increase in the overall inventory levels. It was a decent drop overall too, with all tracked products feeling the draw. Single family homes had a good week, and I do believe this weeks values have smashed the previous standing with a stellar report of $425k/430k (list/sell). Even at the $400k mark, it would appear there is bidding wars as well, since the average selling prices this week are over the listed prices, so it's safe to say most all products are steeped in the current market. Despite the average price report, the condo 6 month median has finally caught up to the market and reported on list/sell parity, so it's only a matter of time until that exceeds the list price as well. It would seem that we are back to business as 2020 normal this week, but the way things are going anything can happen. In a interesting turn of events, there was a good surge to new listings this week and just an average week of sales, and not by just a little either. The short but mighty week flipped on our usual activity this so far this year, with underwhelming buyer activity and an actual increase to the overall inventory level in all tracked products. Strange given the strength of our market year, and also strange given the time of year since the fall is usually the time when product numbers reduce week to week. Not surprising is the decreased buyer activity since it was Thanksgiving long weekend after all, but surprising was the amount of sellers that decided the holiday weekend was the time to post. Probably just a coincidence, but this market reversal caused a sharp decline in the sales to list ratio, reporting lower than it has in months, and added to the historically low absorption rate finally! The absorption rate has been hovering at the historic low of the 7 week timeframe for over a month, so I will bet that many buyers will be encouraged by the change in events, even if it is just for this week. The holidays do tend to toss in that extra factor, and as much as you consider numbers to be cold and calculating, sometimes the human factor can greatly influence how things report in the real estate industry. I came all the way from California and have been looking for my forever family for almost 6 months so I'm very excited! Don’t let my age fool you, I love going for a nice run or a long walk! I can be a super fast runner, and my foster mom thinks I should go to the dog Olympics! 🏃🏼♀️I don’t mind rain or shine and I’m so great walking on leash! When my foster mom takes me on walks, I’m very good with people and saying hi, I’ll let other dogs say hi too, but I’m not interested in socializing with them, and will let them know when they’re too much in my space. I lived with a cat for a few months and snapped at the cat twice, otherwise I was indifferent to her. It does take a bit of time for me to trust you, and might snap at quick movements, or being touched a certain way. Because of this I will be gling to a home with adults only. For example: I like being shown my leash so I know what’s going on before you hook it on. Once I warm up to you though, I’ll come to you looking for pets and really like getting my ears rubbed and my chin scratched! I will let you know when you’re not paying enough attention to me too. I also get the cutest zoomies and I like to hop around, my foster mom thinks I’m so funny! As mentioned before I like going to the lake, I like when my foster mom comes in to her ankles with me so I can waddle around, I don’t think I can really swim though so I stay close to shore but love my time there! I will do my business outside, but sometimes it’s hard to know when I need to go out and may just seem like I want a nice pet. When left alone I can’t hold it and will need to go, but I’ve been doing better lately! When I do my business outside, I know I’ve done good because I get my favourite treats when I come in! I’m so gentle when I’m given any treats or food! I’ve been on the raw food and I’m loving it, and I don’t have any food agression! I do really like to try whatever you’re having too, I like to extend my food palate 💁🏼♀️ I’m also a really great sleeper! I’ll nap throughout the day, especially after some nice exercise, or an adventure to the lake, and will sleep through the night too! 😴 My foster mom isn’t a morning person, so I’ll get up early to go outside, but then we’ll go back to bed so she won’t be so cranky. I sleep on my bed which is on the floor, or on a blanket, or just on the floor (I like having options). I sleep on the floor because I really don’t like to be picked up and I also like having my own space. My foster mom has a ramp for me to get in the car with her when we go for a drive and that works perfectly for me! So to recap I’m looking for my furever home: - That has a lot of patience and love to give me! - That will have me as the only dog ❤ - That has adults only! - That has minimal stairs because again I really don't like to be picked up I’m so so sweet and loving and have the quirkiest personality! I like giving the sweetest kisses to show that I appreciate you too! Single family home values continue to impress, with average listing prices hovering around the $400k mark, and selling over their listing price. This is on average, and we all know the big question is how much, which of course is unique to each and every property. Discussing this topic with a few colleagues, the going average seems to be around $20-30k over asking on properties listed around the $300k mark, but that of course can fluctuate significantly given the area and just how much interest the listing received. Still, this buyer pressure continues to be relentless, and because of this, prices are being pushed higher and higher. Just take a look at the six month median selling price of single family homes, which is starting to show the true nature of the post pandemic market. Taking all of the single family median sold listings over a six month duration, you can clearly see that we have now edged to almost $10k over the listing prices. Where if you were to rewind a few short years ago, this median price statistic was exactly opposite. Condo's too have felt this market, just not as significantly as single family homes have. The core must be getting somewhat accustomed to this sustained activity, but the outlying areas that this has poured into seems to be met with surprise still, not only by buyers, but sellers as well. The Weekly Adogtable!I'm Zazu. I am a pretty easy going dude. I'm an approx 8 year old male Amstaff mix, and I weigh 55 lbs. I came to NS from Quebec a couple weeks ago and am now ready to start the search for my forever home. I am a very charismatic fella and easily make friends wherever I go. I am great with dogs of all sizes. I've seen a few kitties, one in a home and a few on walks, I just ignore them. I am amazing with kids, however, my love of food sometimes gets the best of me and I'll snatch food right out of their hands, pretty much any chance I get. My foster mom thinks I shouldn't do this but if I do, I could be more gentle, so due to this, she feels kids over 5 would be best. My foster human brother has a battery powered car and 4 wheeler. These scare me a bit and I try to get away from them. I walk pretty well on leash but I'm still working on trying not to pull as much. I am quite active but I'm just as happy curled up on the couch. I am fully house trained and will let you know when it's time for a walk to go do my business. I am highly food motivated and love to be told what a good boy I am. I love car rides. I definitely do not like when my foster mom goes out, (I try to follow her out the door), but having my foster fur brother home with me while she is at work is a big help so I would definitely do best in a home with someone home more than not and a fur sibling to keep me company. I am great being home with just my fur foster brother, as long as food is properly stored. If it's not, remember, it's not my fault, I warned you!! I've never been left completely home alone so not sure if I'd like that. I love to snuggle in bed with my people. I am rarely vocal but if my fur sibling starts, I will probably chime in. I'll tolerate a bath but it's not on my favorite to do list. I love toys so lots of those for me, please. I especially like this tug of war game, how fun!! I get very excited in play and jump around alot so it's probably not ideal to have little ones around during my playtime. I don't want one getting accidentally hurt. I do have a mild allergy, likely to chicken, so I am on a fish based diet. My ideal home would be where I can be part of the fun when it is being had, and equally part of the relaxation time too! I'd love lots of toys, a fur sibling and someone home more than not. I am very social and playful, and have the most amazing sweet, cuddly side of me that makes me the perfectly balanced companion. Not sure if anyone else feels like the beginning of the year was a slow crawl, only to hit warp speed over the Summer to now, but I sure do. My favourite season is here though, and my ideal time to get out to explore all the amazing sites of our province! The Fall season has brought desperate times to buyers however, unlike the various u-picks around the province, market offerings are slim pickings. Almost half of what was on the market last year at this time, and despite that, products are still moving in volume at higher velocity than last year at this time, which is certainly surprising. Although buyer activity was slightly lower this week, is was still much more than last year, which continues to feed the sellers market and put pressure on buyers clambering to grasp onto a piece of the limited selection, True to the season, the inventory across the board continues fall, and should continue to do so until the deepest part of the Winter months, which tends to be right around Christmas. Not the greatest news for people out there looking, but on a positive note, there is usually less competition around this time of year. Given this has been one of the most unique years in recent times however, our market has certainly followed suit in that regard as well, so it's anything but predictable. I was surrendered from a Humane Society and due to BSL I could not be adopted out there. I am super excited to find my forever home! I don’t quite understand children and their unusual movements and voices, I get excited and want to play with them but I can be a little rough because of my size. My forever home should have kids over 15 or adults only. I have not met any cats so I'm not really sure what I think about them. I have met multiple dogs and I am very reactive to the larger or intact male dogs, smaller female dogs have been ok but I'd rather just have my humans to myself. So I need a forever home who can exercise me away from active dog spaces, I won’t be a daycare or dog park kind of dog. I am working on being muzzle trained because when I was put into a situation with a larger dog I reacted, my family tried to step in to help and I ended up biting them from reacting to the dog. A quiet neighborhood without lots of kids and other pets would be ideal for me. I am also housetrained and crate trained because I may get into a few things if left alone. The neighbors said they don't hear a peep from me when I'm by myself. Oh and I know a bunch of commands! I will sit, stay/wait (even at meal times), shake and lay down. Let's just say I'm very treat motivated! I am reactive on leash particularly to fast moving things, dogs or kids but I'm going to try to keep working on it with my forever family. I have been in the car and am a perfect car ride buddy. I would love to have a fenced yard to run out my zoomies in! Zoomies are often followed by snuggle sessions and I am a complete bed hog at night. I love all things rubber and my favourite treat is pepperoni! Stuff some rubber toys with pepperoni and I'll be in heaven! Are you my forever home?! 💙 My adoption fee is a $400 donation to help save more dogs like me.
