Despite the inventory taking more hits this week, the general feeling was one of optimism as a few more options made it to market over the past few days. Of course, as fast as they come they are getting snapped up, but the good news is that we are starting to see a slow injection of new products hitting the market. Fewer sales this week means a bit more fluctuation in the weekly averages, especially when the luxury homes are selling well and really bumping those figures up. Out of the 59 Single Family homes that sold this week, 8 of them did so over the million dollar mark. That's a high percentage of mil+ homes compared to the overall sales count. While the inventory remains at these critical lows the expectation is that there will be a few surprises week to week, but the hope is that this initial frenzy will cool as more and more inventory hits the market. By the mid Spring market this initial frenzy will hopefully wain, leaving a reasonable market in its wake, or at least one that gives buyers a few more opportunities to get in. The lateral local move is still extremely challenging, which has caused a dam of listings that could have been, "if only there was somewhere to go". Without the ability for current owners to move up or down in the market, we are missing a core vein of listings, relying mostly on sellers who are exiting the market to relocate out of the city or move to the rental market. Even the ability to purchase new and plan a move that way has become a challenge as most builders scramble to finish the pile of contracts they currently have on deck. Some builders have even taken a step back and shut down taking another commitment until they finish what they have agreed to. Lack of available lots for builders has become another complication, and although more are being planned, the projections for seeing new construction relief may come in 2023. This senior boy is looking for a quiet retirement to spend his leisure days in. Rebel is currently in a foster home as the shelter setting was too stressful for him. Although it took a few days for Rebel to adjust his foster home has this to say about him: "Rebel is gentle and smart. He is not a huge cuddler but does seek out affection often and is eager to greet you at the door. He is very well mannered when it comes to leash walking and you will often find him curled up on a bed wherever you are. He loves to play with his toys and will even still get the zoomies from time to time." Rebel has Osteoarthitis in his hips and requires pain medication long term, this qualifies him as part of our palliative care program. Our palliative care program will supply all medications needed for him and wellness exams so he can live a comfortable life with his new family. Rebel does require a special diet. Could be the extremely low inventory, which has brought us back to the market frenzy of mid 2020, but just when things looked to be turning a page, it seems as though a review of the last few chapters is what this year has in mind. There were a few heavy hitters that sold this week, and with a few less overall sales to draw from. it likely skewed the final tally. None the less, hitting the $600k bar set a new record, one that is hopefully not a sign of things to come. Looks like a few more options did come to market this week, but they were quickly gobbled up due to the extreme demand at the moment. The good news is that there has been options, regardless of how competitive it is out there. One of the market factors includes a fresh stream of supply to weary buyers, since if that was to stop it could get even more nasty out there. Pressure continues to push on the market here in Halifax, and with looming interest rate increases on the horizon, there could be a bit more of a push for buyers to get in before that happens. Either way you slice it, and whatever the reason, demand remains at an all time high, in all sectors of the market. 2022 is off to a fiery start, so stay tuned and stay informed! Thanks for stoping by! The Weekly "Adogtable"Meet Joey! Joey is a handsome whirlwind of energy, who loves to talk! He also loves playing with toys and really LOVES playing tug of war with anyone willing and able to hang on. His caretakers at the HRM Animal Redemption Center have been using tug games and LOTS of rewards to help Joey develop more confidence when meeting new people and to help him learn to channel his energy into appropriate outlets. Joey has also been learning some new skills like walking nicely on-leash, keeping four paws on the floor and how to come when called. He still requires more training, time and patience to help stop mouthing and grabbing toys, blankets or towels out of hands. Joey's mouthiness is triggered by exciting or new situations. Because of his strength, previous lack of training and socialization, Joey is looking for an adult only home with breed experience. While this sweet guy does love his familiar people, he needs time and patience warming up to new people. Joey is very much a person dog, and does not enjoy the company of other dogs. Joey has shown high prey drive towards small dogs, cats and other small animals and therefore Joey should be the only pet in the home. He is very food and toy motivated and loves to learn. Usually, January signals two events for our market. The first one being the low point of the year for overall activity, but also the commencement of the market push. No doubt there are many folks doubling down on this years market in hopes we see a huge surge of listings come to market, but many more are skeptical that the damn will break this year. This lack of inventory has caused the buyer pool to grow again, and most listings in HRM that do come to market may find themselves a bit surprised by the amount of interest right now. With only 36 active condos and 171 active single family homes, its no wonder every new listing is so competitive. Sales and agreements still dredge the market floor, reporting solid numbers for the vacancy of options out there at the moment. This continued snatch up fails to give overall numbers a chance to increase, fanning the flames of this red hot market. To make things even more challenging, the continued pressure on the Halifax housing market has pushed values again, adding a few extra holiday pounds to the already inflated numbers. She absolutely loves her people and will make a great heater for the winter. Keeta is a smart girl that would benefit from someone who will continue to teach her new tricks to stimulate her mind, especially during her recovery. Keeta had major orthopedic surgery on Nov 23 (TPLO) so will require a very specific rehab regiment for the next several weeks. Keeta has been a rockstar through this transition and proves every day how determined she is. Additional information and support will be given in advance to taking her home. Happy New Year!! 2021 is in the rearview and all eyes are on the 2022 market year. Last year was another year lodged deep in a Sellers market, and although there were signs of fracturing, the end of the year really pushed the pedal to the metal! Let's kick things off with what we already know about, somewhat.... crazy low inventory levels. 2015 hit record peak inventory, and since then it's been a steady decline. It was a slow decrease year to year, until 2019 where things really started dropping, which has put us in a precarious position heading into 2022. In comparison, 2015 had 4189 properties for sale at the end of the year, where 2021 (short 6 years later) reported a measly 560, and only half of which were single family homes. Even last year, which was another record breaker, ended the year with 1306 units overall, leaving more than twice the inventory for the following market year. 2021 hit its peak of active listings in July, which is typical, but the peak was more of a hill as the overall inventory remained steady for most part of the year. Buyers have been snapping up everything that comes to market basically, which isn't giving these numbers a chance to rise, and the continued trek towards critical lows could push values even further. The sales report is a bit confusing, and somewhat contradictive of itself, until you look closer. Sales in April were incredible and record breaking, crushing the record by a large margin, and despite the inventory being lower than any other year in the last decade, sales hit an all time high. What followed, however, was anything but predictable with a significant drop the following month and a a continued fall to the lowest units sold in a single month for over a decade. At this point, availability of property has to be the biggest factor influencing the lack of sales, since you can't buy something that isn't available. No doubt the surging sale prices have been newsworthy, and felt by every buyer and seller involved in the market in the last couple of years. With two years of the pandemic market behind us, we are now getting a clearer picture of what has been happening since the initial state of emergency was called. As you can see from the above graph, all the years prior to 2020 were slow gain, with small value increases overall year to year. Headed into 2020, Halifax was already set into a sellers market in many areas of the city, but nothing like the monster that would be created by the demand of buyers and reluctance of sellers to come. 2020 was a record value gain year, ending up just shy of selling on average just below the $400k mark, Although 2021 did not see an incredible value jump like 2020 did slowly over the year, it seemed to have hit its incredible value gain peak early and dance around it for the rest of the year. There was a declining trend in June, values spiked again in September and dropped off only slightly to cap the year off and settle around a $470k average sale price. So the good news is that values did somewhat plateau, but the lack of inventory may have been a huge factor causing selling prices to kick back up again, and even though selection is at an all time low, buyers are still making the best of it and snapping up anything they can get their hands on. 2022 is a year in question, and as weary buyers hope for a break, sellers continue to enjoy the sizzling conditions.
