Values stayed healthy, and the average days spent on market reported...well...averagely. Big news of the week was the four week cut that the absorption rate took, which is really significant. We have been holding steady around the thirty week mark for a few months now, but the combination of lower weekly listing additions and higher sales has helped the absorption rate shed a few pounds. Continued positive news for Sellers, and continued frustrating news for Buyers. Although, it feels like a market reluctance in the air right now, like the deep breath before a forceful push. So how are we doing so far this Spring? Well, listings have been hesitant to come to market (probably weather and timing related), and the first few weeks has seen an unusual ebb and flow of buyer activity, but all is well!. Don't get me wrong, buyers are still out in full force, but the Spring so far has seen active voids and tired spots for some reason unlike the end of the Winter, which was constantly buzzing right up to the end. In any case, we are still trucking right along! Well priced homes in desirable areas are still seeing multiple offer situations and fast sales, and overall, sellers are still enjoying the new balanced market. Buyers on the other hand are still getting a bit frustrated, but with the peak of inventory about to hit, there has been bit of relief as the stock choices continue to rise. Unlike the weather, the market continues to heat up as we approach the midway point of April. The stats this week look quite comparable to this time last year, but there are still important differences that separate the two, even if marginal. The inventory and absorption rate are much lower, values are up across the board, and the average days on market are trending down as well. All signs of a healthy, balanced market. Of course, we do have week to week fluctuations like how many listings come to market, weekly sales, price changes etc, but these contribute to the overall market picture and add or subtract their impact accordingly. For now, buyers are still out in full force (just look at the listings that went pending this week), and there is no indication that they will be slowing down anytime soon! Activity, it seems, is down across the board. Not only compared to last year at this time, but even the slower months of this year. Listings are starting their march to market, but there seems to be less active buyers over the last couple of weeks. Of course, we have had some pretty poor weather, but it feels like there is something else at foot causing this lull. Inventory remains lower than last year this time, but the slow market blues has caused a very quick addition of two weeks to the absorption rate.
