New listing activity remains surprisingly low again for the third consecutive week, but this week, we didn't see a stellar sale performance. Although low, sales did manage to keep the sales to list ratio THE WEEKLY ADOGTABLE Enzo is a young, Mastiff mix searching for a home to call his own! Weighing in at 91lbs (and still growing), this boy will need a large-breed experienced home with no children under 14. Enzo is a sweet boy, he can be very calm and loves affection - but that doesn't mean he doesn't love his play time! We are recommending obedience training to work on some minor behavioural issues: he can be jumpy and mouthy, especially when playing with his toys! A couple weeks on the ropes, but the market has come back swinging! Lots of positive points to pass along this week with the return to a stellar sales to list ratio, new and back to market listings are down, sales are up, and there's a good amount of potential sales in the breach according to the conditional /pending pile. Values remain steady across the board, and something I noticed this year in particular, the spread of list to sale selling percentages has increased. Where last year, the average listing to sale price floated around the 95% mark, and this year has been a solid 96% for the majority of the year thus far. Might indicate that sellers have a "stick to your guns" approach when it comes to listing, or that the listings that are selling are priced competitively enough that there is not a whole lot of negotiation that needs to take place. Now we're only talking averages here, and of course, every property and sale are different. There are so many factors that go into the psychology of selling property, from market to seller, each transaction is unique as the buyer and seller involved. Thanks for stopping by! He loves kids and they have even taken toys from his mouth, good with cats and is well socialized with other dogs. He has even been good with Guinea pigs(loll). Hi everyone, and thanks for checking in on the blog! Activity in all areas of the market have backed off the throttle this week. New listings are down, sales are down, accepted offers on properties are down, well, you get the point. Summer in Halifax has finally arrived, and it could leave would be buyers with a tough decision; "should I go out and look at homes today, or head to the beach and enjoy the hot weather". Although I don't think that weather is a huge factor with buying a home, much like our endless winter we had this year, it has to have some impact. Still, there will always be those who have a job to do, and don't have the luxury of being picky when it comes to a season to buy. Wether it be a relocation, or getting into a new residence before starting the new job, there are buyers out there that simply must find a home. Others, well, because of the slow times, they have a chance to get out and see as many listings as they can handle, and can be very selective on the choice they make. Jezzy loves to run around and play, she's got lots of energy to burn and looking for a family that can fulfil her needs! Jezzy hasn't been tested with cats yet, but would do well with children over the age of 8. She does well with other dogs upon meetings, but with the little amount of socialization she's had we are recommending she not be homed with another dog. Obedience classes would benefit her greatly as she still has a few manners to work on; she can get mouthy when she's excited and playing. Just two weeks of a balanced market before returning to the buyers market blues (for sellers anyways), although, I think the beginning/end of the month listing expiry/renew cycle may have skewed the numbers a bit this week. Still good activity out there, and it appears that the market is in full swing, well, more active than the rest of the year so far. Despite the "better than last year" chant that I keep hearing, unfortunately, the stats are saying quite differently. Although values may be reporting stronger than last year, key market elements like the overall sales slump and record inventory heights are a continued challenge to sellers, mostly. Still, with the right market strategy and a realistic approach, things are moving. I used to think that the three biggest words when it came to selling property was location location location, but I'm thinking it's more like price, price, price! Or surely a combination of the two. Thanks for stopping by! THE WEEKLY ADOGTABLE Tanner is a handsome, healthy , neutered , UTD on vaccines, energetic approx 6.5 yr old lab, amstaff mix at best guess. He is child and dog friendly. Cats are unknown but I suspect he will chase to play so no cats.Tanner is Approx 80+ pounds.He is a bit overweight so a foster or adoptive home that would be committed to him receiving the appropriate amount of quality food and daily exercise would be ideal. Tanner loves riding in a vehicle.He is a people watcher and super friendly. You can touch him anywhere and all over his body . In fact he loves being petted . He is fed quality kibble and does not have any food or toy aggression issues:) Tanner walks well on his leash and harness outside even with distractions. He does greet very excitedly unless properly introduced which we are working on , then he calms right down. For the second week in a row, Halifax is not only enjoying the improved weather, but the return of a balanced market after almost 4 years! Not since the Irving ship building contract have we seen such a high sales to list ratio, that being said, there is a perfect storm of factors that have contributed to the healthy report. Sales have reported above average for the time of year, and new listings have not only slowed, they've actually reduced. Coupled with the late start to the season, relocations, and the initial hiring blitz done by Irving Shipbuilding, and you get the results of what sellers have been hoping for...more activity! As predicted, it may be a late start to the season, but things are definitely shaping up in the market place and one can only hope that this is the preview of greater things to come.
