New listings continue to report lower than the last few years, but sales seem to be a little lacklustre comparably. The strong showing from the sales to list ratio is in thanks to the minimal listing additions this week, but that didn't fool the absorption rate which added an additional 3 weeks to the tally. Overall it was a relatively uneventful week this week, while speculators held their breath to see what affect, if any, the new mortgage rules would have. Beginning to mid September witnessed a drastic drop in overall activity, but October has slowly been clawing back to positive generation. For the past few weeks, the stats have reported on par with stats from this time last year, which if you have been following the blog since then, that would be right around the time things started to slowly change in the marketplace. What seemed like a "no end to the market woes in sight" mantra, turned into a hopeful optimism for the new year. That hope materialized, with many positive returns in 2016. We witnessed the inventory finally stop its record breaking advance, and we also saw the return of Buyers. The buzz of activity could be in part to the new mortgage rules, and people who tried to get in before they were implemented, and if that's the case, we should start to feel the effect of that change in the coming months. So far, however, activity actually picked up this week, with 26 more properties coming under contract then that of last year. WEEKLY ADOPTABLE Louie is a 4 year old Mastiff-Retriever mix boy, he is neutered and vaccinated and weighs just shy of 80 pounds. Louie is a puppy in a big dog's body and thinks he's a lap dog. He is great with other dogs and doesn't even mind horses and chickens. He is very interested in cats, perhaps too interested for comfort, so we don't recommend a home with cats that are not dog savvy. Louie likes to destroy his blankets and beds in the kennel so we do not recommend him to be loose in the house and will need an active family, perhaps a runner or jogger or just someone who likes long walks. I'm assuming we will see the current activity reflected over the next couple of weeks, but it appears that some buyers are coming of the fence and trying to get into a property before the new mortgage rules take effect. Good information HERE for those thinking that they may feel the brunt of the changes, which most predict will be the first time home buyer market. Not a whole lot of new additions this week, but sales remained average for the week causing an above average sales to list ratio report. As mentioned, although buyer activity seems average as reported, the streets are buzzing with busy buyers looking to get into their home before the white stuff fly's. Overall, product value reported lower than the yearly average, but this does seem to be a trend for this time of year. The absorption rate gained a week this week, but we are well below the peak amounts reported last year. Overall, it's been a solid year thus far in our market. Although sale prices have lowered, products are moving and inventory is down. I predicted that a price correction could be a key recovery factor, but there are far too many other elements that make a market, which complicates any guaranteed projections. Bad, I know. Activity has definitely slowed, and it wasn't just a slow taper, more like a sudden halt. Of course with the holiday approaching, Turkey may be the primary focus for some folks, and in general, activity has an annual trend of decline around this time as well. Activity and reports are still casting a more positive light than that of last year, with new listing additions down, sales up, and the sales to list ratio well below the former report. Average sale prices remain steady, and the big thing to take away is the continued reduction of inventory that maintains its lower report week over week from the past year. This is an important factor to focus on, as continuing the previous 4 year trend could have lead us down a path of disaster. In any case, that hasn't happened yet, and if the activity reported progressively maintains and improves, the market is sure to turn around sooner than later. Stay tuned to keep an eye on the action! She is approx 3 yrs old, spay, vaccinated , dewormed. She was found abandoned , alone and likely had multiple pregnancies. She is crate trained , quiet and calm but will whine for attention and bark if dogs bark at her in the shelter. She reacts to large dogs so obviously not a good environment for her and she needs training and safe socialization opportunities. She loves to eat . When excited she tends to jump on. She nibbles a little bit otherwise she just wants to be loved badly.
