The overall inventory and tracked categories barley increased this week, giving the illusion that it was a sleepy market with measly single digit additions. Does that mean nothing happened all week? Of course not! It simply means that inventory old and new was met with factors that reduce, to balance those stats. Almost, as you would call it, a balanced market. Still not a lot of week to week additions, but buyer activity is still cookin! Just look at the number of properties that received and accepted offer this week. Without the usual crush of winter that generally puts a to halt to the market, buyers have been able to keep the search going, or start one up, and sellers had the chance to get ready to list. With the pre-Spring market already performing above expectation, the actual Spring market should be one for the books. Don't get me wrong, I'm certainly not complaining, in fact, quite the opposite. Showing property's in knee deep snow is not ideal for all parties involved, nor is conducting inspections or driving from showing to showing in it either. The good thing about the mild Winter is that activity hasn't really skipped a beat. With a minimal number of snow/ice days, Buyers have been out in full force, scooping up property left and right. Someone might have told Sellers that it's time to dust off the "for sale" sign, as there was a surge in new listing additions this week. Levels reported higher in all product types, signalling the possibility an early Spring listing market. Almost 100 more products added this week compared to last weeks at this time, which is significant, but we witnessed more sales this year keeping that number from impacting too much. This week is reporting similarly to last year at this time, but with a few improvements; lower inventory levels across the board, and a significantly lower absorption rate. Most of the other stats have quite marginal variations, such as more sales, less price changes (probably due to the lower amount of products on the market), stronger values, and fewer days on market. All good things. Even though these stats are marginal, they keep chipping away week after week until eventually those small weekly contributions add up. That seems to be what happened last year. Although it was noticed that things were changing week to week, without noteworthy stat fluctuations, the improved market took its time and gradually presented itself. Just like that, January is in the books. Market reports during the winter see a bit more fluctuation than those of warmer months. This activity can be categorized as the "freeze/thaw" factor; getting out to check out listings or putting your home on the market may seem like a great plan, but mother nature has a different agenda. This is definitely noticed around this time of season, although, we are approaching the end of it (hopefully). During these times, we also get reports of burst activity, where Tuesday sees just a few properties go pending, but the very next day your seeing double digits. Gotta get in when you can! The last couple of weeks witnessed more of a stalled market (likely due to the storms and weather), which may have caused a few of the following anomaly. Inventory shot down this week, which is odd for this time of year, however, it is the first of the month, so many listing contracts might have ended today causing the larger number. It looks like Single Family Homes are the main contributor to that stat, which also saw strong sales and lack of new additions this week.
