January is a historically slow month, so we only have up to go from here! One of the things we knew was on the way, but hoped it wouldn't come, was the latest interest rate hike. In summary, the feds planned to curb inflation with dripping interest rate hikes over a period of time to the latest announced rate. It's interesting that a revaluation of the hike plan was not entertained last year when markets across Canada started to crash, including ours. This plan certainly seemed to help along the rapid cooling of an already dying market, but it makes you wonder if interest rate hikes at the bottom of a correction really helps, or is it just piling on more debt load to already heavy burden. Economists tout that "Today's hike will be the last" , but for how long? And how will this impact our local market.? It's already tough out there for Buyers, having to navigate falling prices (what is a value or not), and having to adjust budgets, since these rate hikes can change what people can afford. Values are stabilizing however, and if this is the "last of the rate hikes" for now, perhaps buyer activity can also stabilize knowing what they are up against. I am a 3+ years old labrador mix girlie who weighs about 70lbs. I have been with my foster family for more than two months after coming all the way from Louisiana so my foster mom thinks my biography deserves an update. It's long past time that I find a forever home. I have been housebroken since the first day in Nova Scotia. Even though I was a stray, I came with pretty good house manners. Now, I am impeccable at home. I do not chew on stuff nor counter-surf. My foster parents can eat on the couch and I will not even disturb them. Sometimes you wouldn’t even know I am there because I am just so calm. I am very smart so I learn things quickly. I can sit, give you my paw, lay down, and do a right spin when you ask me to. My foster mom plays ‘Find It’ with me everyday. She will hide the item and when I find it, I get my dinner kibbles! I tolerate a bath and you can clean my paws anytime. I am even starting to warm up to the idea of a hairdryer. I am not a picky eater and have no medical issues. Initially, I was wary of my foster dad. I think I am more wary of men than women in general. However, my foster dad gave me the space I needed and now I love him! I will go to him for pats and wag my butt off when he comes home from work. I am very gentle with my rat brothers too. I like to clean them. There is no cat in my foster home but I have been cat tested and I do not care much about them but if they run, I will probably chase. If they are hiding or out of reach, I will move on to the next interesting thing. When it comes to dogs, I love my doggie friends with some conditions. First, proper introduction is needed. My foster mom thinks that since I was a stray and had to learn to survive the real world on my own for awhile, I tend to like my space when meeting new dogs. I can also be a little pushy when playing and like to nudge on the back of the neck. I’m not trying to be dominant or aggressive, I just want to get the other dogs attention to keep playing with me! Not all dogs love that so I’m still learning play manners and supervision will be necessary when playing with other dogs. I also don’t make a great impression when I’m leashed and see another dog. Although I’ve never been aggressive, even when other dogs have told me off, I can pull, bark, growl and jump/lunge when I see another dog on walks. Although we’re not 100% sure if I just feel trapped on a leash, frustrated that I’m not meeting the other dog fast enough, or protecting my foster mom, we are working on this together. When it comes to strangers, I mostly love them all. I want to say hi to everyone I see on my walks. However, sometimes I do get nervous when it is dark outside because I can’t see the approaching person clearly. I am a great traveling companion. My foster family brought me to Quebec over Christmas, a 14-hours drive split into two days. I just chilled in the car and took my pee breaks whenever given the chance. Over Christmas, I met so many new people. I even came in contact with young kids and a baby of 14 months old. I was really gentle with them. I mean I wouldn’t want to play with them because they can be a little much but I would sniff them, say hi, and go back to hanging out with my foster mom. I am a medium energy dog so as long as I get my exercise, I am good home alone over an extended period of time. When my foster parents go to work, I will sleep on the couch and give them all the love and butt wags when they come home. I think I am a pretty decent guard dog because I will let you know when there is another person or dog on your property. My foster mom will say ‘no’ and I will get off the couch. But, it is my instinct, if I see a dog, I HAVE to tell you. Because of that, my foster mom thinks that a more rural living setup may be better for me. My foster mom does wonder if I act the same when I am home alone since the neighbours said they have never heard me barking. Inventory reported down from last week thanks to decent sales and a smaller count of listings that hit the market. Buyer activity really ramped up from last week, almost doubling the amount of listings that fell under contract, although, buyer activity still remains lower than last year at this time. Values in both tracked products reported higher than their average median prices, but these numbers can track a bit oddly with the limited weekly numbers to draw from. Speaking of, the six month median values, both list and sale, for both tracked products remained relatively the same, only taking marginal reductions. The single family home six month median prices have hit parity this week, but I do suspect we will see both list/sale numbers continue their downward swing. How much farther with they fall? That is a great question, but the general feeling is that we are getting close to the bottom of the correction. My guess is that we will see single family homes plateau around $450k listing prices and sell around $445k on average, where condo's will hit the market around the $370k mark and sell in the $460k's on average. Of course these are just suspicions, but Halifax was due for an increase in housing for awhile, the pandemic market simply fast forwarded this increase. Perhaps the bottom is still a ways away, or maybe we are there now and heading into a crazy Spring! Allow me to introduce myself, the name’s Smidge. I am approximately 5 years young, and a manageable 55 lbs. in weight. I hail from a far away land called “Louisiana”…I think. As a dog I’m not well-versed in maps and geography. What I may lack in terms of geographical knowledge, I more than make up for in affection! The weather in Nova Scotia doesn’t really faze me. Whatever “snow” is, it really isn’t anything to write “home” about (could that home be yours?!). I am fully housebroken and the only accident I had in my foster home could be chalked up to miscommunication. My foster parents and I didn’t know each others’ routines at the time. Aside from that I am an outdoor elimination Queen! I enjoy the company of other dogs, unless they’re walking down the street and I’m glaring at them through the living room window. That will elicit a growl from me. Living in a foster home with a fenced backyard, I have been able to partake in zoomies with my host fur-sibling. I have an excellent recall both outdoors (not tested off-leash) and indoors. On the topic of leashes, I am still working on my leash etiquette. One could describe me as a “puller.” Oh, when it’s time to leash up and go out the front door, I can be a bit much. Just too excited I guess. I’m working on that too, I swear! Can we talk about my love-hate relationship with automobiles? Well I don’t hate riding in the car, I just get restless in the back seat and find it hard to lay down and snooze until we get to our destination, unlike my fur-sister. Sticking my snoot out the window helps distract me from my anxiety in the car, though. I love to be in contact with my people. Laying curled up on the furniture beside my foster parents or sharing the big bed at nighttime are some of my favourite ways to pass the time. Despite my age I still have the occasional “puppy” moment. I love head/ear/chin scritches, and won’t pass up being pet anywhere else, but prolonged petting on my sides or above the base in my tail can result in hand(s) in (my) mouth due to excitement. I don’t bite maliciously or aggressively and am easily redirected to more appropriate chew toys should the need arise. Some might say I wear my heart on my…tail? Can’t stop wagging. I’ve been told my tail is solidly built, and has some force behind it should you get caught in the crossfire. Bonus fact: I have not chewed on a single non-living object in my foster home unless offered to me by my humans. Food. I like it. I eat two meals a day, and won’t say no to treats in between. Though I don’t understand my fur-sibling’s affinity for leafy greens. Cheese is tasty though. Some might say I have a nasty habit for begging at human meal times. I just look though! I don’t lunge, or whine! My foster parents have been working on having me at least lie down while they eat. Can we talk about the kitchen? Busy place. Smelly place. Tasty place. I like to smell just below countertop level, but I’m not interested in taking anything off of the counter. Don’t even know what “counter-surfing” means. I prefer all four paws on the tile at all times. Housemates? I didn’t get to meet any small humans in my time so far in Nova Scotia, but my frenetic bouts of energy might be a little much for those smaller in stature. Cats? Haven’t seen any yet. Based on my prey-drive displayed in the backyard of my foster home when squirrels and their ilk have shown their faces, a cat might not be my favourite animal to share my space with. Other dogs? Love them. No issues with them although bigger ones would probably be best in case I feel the need to play. I recently had a visit with the vet concerning some lumps and bumps I have. The vet isn't concerned about them at this time but would be something to keep an eye on. Other than that, I'm a healthy lady. I am a pretty chill lady for the most part and very smart as I already know some commands. I can’t wait to join my forever family to share all the love and cuddles I have! Single family home options are driving the inventory upwards quickly, reporting almost three times more than this time last year. Condo's are in the same boat really, but the available numbers for condos are still rather low in comparison. Sluggish start in a few other areas as well. New listing additions are down, and so too are sales compared to last year. Buyer activity is reporting lower, and listings in general are hanging around on the market much longer than last year. With the pandemic market in the rear view, the six month median values have finally (almost) caught up with what has been happening since April of last year, confirming that the extreme overbidding on property is no longer a factor. Sure, there are still multiple offer situations in certain areas and price points, but they don't seem to be show-stopping amounts. The six month average listing prices, both single family home and condo, have held relatively steady in the last few months but their selling prices have been steadily falling until finally levelling off. With inventory on the rise and prices cooling, buyers have lost the appetite to get extremely competitive, especially since most buyers are aware of the sliding market and values. My name is Petunia, named after a flower because I am a delicate, beautiful, and strong. I am a one and a half year old Lab/Retriever mix girl weighing around 50 lbs. I came from Louisiana a few weeks ago. Now I am ready to find my forever home! I am house trained. I have had a few accidents in my new foster daddy’s home, but we worked hard together and I am proud to say that I no longer use the washroom in the house. I love toys, whenever I get a chance I like to prove that no toy is indestructible. I sometimes need a cue if I am doing something mischievous and getting into things I shouldn’t be. I was previously fostered in Louisiana with multiple dogs, while I was recovering from my surgery. I had no issues at all there. However, since being in Canada, I had a couple of incidents with my last 2 foster homes. I was fine for the first couple days but then I wasn't. I'm not sure what happened or why but I bit the resident’s dogs. This was not my proudest moment. I am now in a pet free foster home and should continue to be in one for my forever home. I don’t seem to have any issues playing with dogs outside as I have been playing with multiple dogs frequently outside. Although I think being muzzle trained would be ideal. I did see a cat and did not try to chase them but again pet free is ideal. So about my surgery, I had a hip replacement which took some time to heal. But the good news is that I got the latest brand. Still working on getting used to it, that is probably why i sit funny sometimes or on walks I tend to pull. I am learning not to jump on people but I get so excited to see people I forget my manners. I am not nervous around anyone. This is probably not a good trait cause I don’t know what stranger danger is. I do not bark at all. Actually, that is not true my foster daddy once caught me barking in my sleep but that’s about it. He was getting worried that I might have been mute. I’ll accept love in the form of pets anytime but my favourite thing is food. I am totally food motivated. I don’t even care if it’s edible. I love the vet! I just went for a full check up and the place is like willy wonka chocolate factory. It’s pretty much unlimited treats, while they poked and prodded me but its totally worth it. I got a clean bill of health. I love going for walks! I’ll sit at the door and wait to go out to do my business. I don’t mind going in the car with you, I love the front seat especially if you have heated seats, what can I say, I am a princess. I’m a super cuddly gal that would love to lie on the couch with you or on top of you. My foster paw-rents gave me my own bed but I’d much rather be in theirs. I am also crate trained, you just have to point and say kennel. Most times I listen but I will always listen if you have food in your hand. Happy New Year! It was a year of ups and downs, and all arounds. Let's take a look at how the 2022 Market year turned out!Going into 2022, all eyes trained on this ever so important statistic. By the end of 2021, inventory was decimated, reporting at historic lows causing concern across the board. The fear was not having anything more to sell, which would continue to drive prices even higher than they already were for the few that chose to come to market. Luckily, inventory made a comeback, ending up returning to the same levels as 2021 in May, and ending up finishing just shy of 2020's year end, which was not a bad recovery at all. The prediction is that this trend will continue, and we will see a healthier supply of inventory as 2023 presses on. With more inventory to choose from, you would think that would translate into more sales, right? Well, the vacuum effect took hold once the peak was reached in April, resulting in a dismal second half to the sales year. New foreign and out of province buyer taxes, cooling markets, interest rate hikes to curb inflation etc, all contributed to the super cooling of the market here in Halifax, and in a short timeframe. With market uncertainty at the tip of everyones tongue and prices still on the rise, many buyers took a step back to wait for the dust to settle. That dust is still settling however, and since June we had the worst second half to the sales report in over five years. The prediction here is that we will see sales recover this year, especially since the market is stabilizing, giving buyers a bit more confidence to come back to the table. So what happens when sales start to plummet, and inventory increases? As they say "what goes up, must come down". The last two years have been anything but predictable. Historic sales and value increases have been met with historic lows and value decreases. Most realize that the rate of value increase and demand could not be sustained here, but a year and a half into the pandemic market, there really wasn't any signs of the train slowing down. Prices and demand continued to peak right until April, and then everything changed. Buyer activity really started to fall off, listings weren't receiving the usual train of buyers through the doors, and multiple offers became less and less until they became a rarity. By the end of the year, prices had returned to what was being reported at the end of 2021 after a sharp rise and fall over the Spring and Summer. There is some speculation where the average home price will end up, but if I had to guess, I would anticipate average selling prices to level off around the $450,000 mark. which is still a huge jump from 2020, but a value gain that is appropriate for our city. After a couple years of growing pains and record breaking reports, the Halifax real estate market seems to be flattening out. The prediction is that 2023 will be a stabilization year, with pockets of sellers market in certain areas and price points, but in general, a balanced market in most areas. 2022 was another exciting year for the books, and although 2023 is not predicted to be the high velocity market that has been reported in the last couple of years, it stands to be an important one. I've never met a cat, so I'm not sure how I would be around one of those. A big fenced in yard would be nice, I love running around the one here but not required. Being raised in a shelter environment for most of my short life, doesn't exactly give you the basic skills you need to be the best doggie you can be. So, I do have some things to work on which we'll discuss next. I love walking! I've been working on my walking skills, but I can definitely benefit from more leash training. When out walking I haven't barked at people or dogs, but I get very excited seeing other dogs. Im still learning basic commands like sit and down, but they are still a work in progress because I'm a bit stubborn! I am working on my potty training, just watch for my cues and take me out often and I should master it in no time. I'm in love with food, and it's a good motivation for me, but watch out for yours or anyone elses. I don't understand that it's not all for me and once I'm done mine, I have no issue trying to take my fur sibling's food which has caused a few issues so I'm fed separately now. I also want every toy I see, even if I have the exact same one, I want theirs. Again my fur siblings don't like this so we have little tiffs. I definitely need some work on my boundaries and sharing skills. Toys I can't destroy in seconds would be ideal. The car and I have a complicated relationship. I am very nervous to get in it and need help getting in. I'm nervous when the car moves, but am getting a bit better. I sometimes get caught chewing, so when the humans go out, I am in a crate. I haven’t been left alone for more than a few hours at a time and I'm getting much better at going in the crate. Treats help alot! Sleeping in your bed is where I want to be. I love to cuddle up and stay put until you get up or I wake you with kisses. Some noises make me want to alert you with my bark, especially if a dog barks on TV so an apartment probably wouldn't be ideal for me. I like to get my exercise, but I also love to curl up with you on the couch. I'm becoming an excellent lap dog, and love to give you kisses. I am missing some basic puppy skills but I've been working hard on them. With consistency and patience, I'm sure I'll master everything quickly because I'm a very smart girl who loves treats and praise. Other than that, I am a sweet, loving, energetic and beautiful girl.
