Wouldn't be so noticeable if the overall inventory was higher, but with so few options out there at the moment, listing supply variations are being laser focused on (even if small). New listings have averaged around the 250 mark since the beginning of the lockdown, which is substantially lower than before it, and sales continue to slide downwards likely due to the lack of options. Buyer activity is still surprisingly busy, and actually increased a touch this week with 223 properties receiving and accepting offers. Again, much lower than pre-lockdown, but still quite solid for being in a lockdown and the lack of supply. Solid value report again this week, and it does appear that the trend is the same as the last lockdown as listing prices and sales continue their upward climb. Speaking of upward climbs, both condo and SFH 6 month median list/sale ratio's had their largest increase in months and have set new record heights this week. This pattern will likely continue for the foreseeable future, but the big question is when will it cap? Big note from the week was the change in the absorption rate. After a long stretch of a record low 3 weeks, there was an increase this week to 4 months. This is a significant number since the higher it goes, the cooler the market will get for sellers, and even a slight increase can signal a change on the way. Now, it's only one week, but this will be the stat to watch in the coming weeks to see where we go post lockdown. Still, the market is in great shape for only essential activity happening, I can only imagine what things will look like on the other side of it! I’m Thor, a handsome four-year-old 60 lb Labrador-Mastiff mix from Mexico! My rescuers found me abandoned in a park in Puebla after having been attacked and wounded by another dog. I can’t believe how lucky I am now to be in Nova Scotia and so close to finding my FUR-ever family! If you’re looking for a big snuggle bug that’s also full of energy, look no further! I LOVE to cuddle and get pats, but I also LOVE to play (especially tug and ball chasing) and go on long walks. It’s really important that my FUR-ever family is active because I need a healthy balance of physical and mental exercise to stay happy and well-behaved. Speaking of walks, I’m still learning how to behave properly on a leash; I have a tendency to pull and occasionally jump up on cars when I see my reflection. Since it is so important that I get my exercise, my FUR-ever family is going to need to be willing to take the time to teach me proper leash manners so that we can both enjoy long walks together! I’m very friendly with all the people I meet, but I can get a little bit too excited and try to jump on them. For this reason, my foster family thinks that I would do best in a home without young children. I haven’t had a lot of experience with other dogs since I’ve been in the Maritimes, but my rescuers thought that I could do well in a home with female dogs my size. In terms of cats, I do not have any experience living with them, but I’m definitely keen to chase them if I see one, so it would probably be best if I didn’t have feline siblings. Housebreaking, indoor manners and basic obedience are all still a work in progress, but I am very eager to please! I’m still having accidents in my foster home and haven’t yet figured out how to ask to go outside (though I do sometimes walk to the door). I am also compelled to try and eat pretty much everything, that includes things on tables and counter tops, so a properly dog-proofed home is a must. I’ve learned how to “sit” but can be easily distracted by my excitement. So, clearly my FUR-ever family is going to need to be patient and consistent with my training, but don’t worry my foster family told me that I am smart and already showing good progress! I’m not too keen on being left home alone and can get into mischief (my foster mom caught me stealing a peanut butter jar off the table…). I do, however, love to go for car rides, so I’d love to come with you on your errands and adventures! All in all, I do have some training needs, but I know that if my FUR-ever family is patient and consistent with me that I will learn everything I need to know! Single family homes and vacant land are the largest contributors to the increase, with condos tossing in a small addition to the pile. No obvious reason for the increase really. There was a good amount of listings that went active this week, as well as sales, but the big note was the buyer activity with only 204 listings under agreement this week, which is definitely down since the start of the lockdown and the lowest we have seen in months. Perhaps the border restrictions and non-essential movement request has slowed the market, which seemed quite immune to the lockdown in previous weeks but as I mentioned in a previous post, it would take a couple weeks for the change to occur since there was residual activity in process when the lockdown occurred. There has been some confusion and disappointment with border restrictions, especially for people who have purchased a home prior to the lockdown but had a closing date during or it. Fortunately, there has been some leeway granted where there was no option for these folks earlier, which definitely seemed like the right play. See HERE for exemptions during this time. I’m Becky, a 2-3 yr old, 43 lb boxer mix gal from Texas! My rescuers found me abandoned on a busy road in poor condition, covered in ticks and mange, but despite this I’ve stayed happy as a clam at high tide and am SO EXCITED to find my FUR-ever home here, in Atlantic Canada! I currently live with my foster mom, dad and older FUR-sister, and we get along just fine! My FUR-sister is really calm and easy-going, but sometimes I wish she would be a little more rambunctious like me. I met the neighbour's dog tucker, he is about 3 times my size but we got on well and we definitely wanted to play! I have only seen cats and kids in passing but I've been a very good girl with my foster family and we agree I would probably be good with older kids. New places bring new smells and I want to discover them all! As a result, I will pull sometimes on my leash, but I’m really good for the most part. I’m also housetrained, though I did have two accidents in my foster home, but they were not my fault (I promise!). My foster family has also been helping me with confidence training and I really like that, so it would be great if my FUR-ever family was willing to continue to teach me new things! I’ve been getting really spoiled in my foster home with delicious treats like banana and dehydrated beef lungs! I’m not a picky eater, I’ve been please with my kibble, but I mostly can’t wait to find out what other delicious treats are out there! I have no problem if someone touches my food or toys when I'm there as well. If you love to cuddle, we will get on well! My foster family has allowed me to sleep in their bed at night, which I enjoy, if you are ok with that. I think I'd rather my forever humans to be home more than, I can't help but whine the whole time if my foster family is somewhere I can't reach them. I haven't touched things I'm not supposed to but those stuffed animals have a harder time staying intact with me. Sure, there were a few less listings this week causing the sales to list ratio to soar, but instead of properties withdrawing from the market being the main cause of the reduction, it's the sustained buyer pressure that continues to decimate the inventory here in Halifax. There was actually more listings that received and accepted offers this week than last week, which is a bit surprising given the lockdown and the lack of inventory. Average weekly list/sale numbers are up by a lot this week, but the 6 month median list/sales remained relatively unchanged, perhaps indicating a balance on the horizon. The absorption rate is still critically low, and days on market for both tracked products remains incredibly low as well. So we now know that the market will continue to press on, just like the last lockdown, but the question at this point will be what will thing look like on the other end of the lockdown? Will there be a surge of listings who are patiently waiting for it to end, and if so, will they be met with the same bulk of buyers pre-lockdown or have things plateaued to some extent? I have a feeling things will keep surging well into the year, perhaps even into 2022. Still, there are signs that a peak has been reached, or at the least, the climb has slowed significantly from the beginning the the year. The Weekly "Adogtable"My name is Casper and I am a 2 years old, 25lbs mixed breed boy. I was found as a stray on the streets of Egypt and made my journey to Canada a few weeks ago. I am a very sweet and gentle boy. I am so happy to be in NB and will prance around when I am excited. I absolutely LOVE going out and exploring. I adore going for walks and I do a little happy dance when see my foster mom put on her shoes to go outside. I am very good on a leash. I also love the car but it’s best if I have a seat belt or secure me in some way because I don’t like to stay still! I crawl all over the car to get a view out every window! I even try to escape out the window sometimes! In fact, I am a bit of an escape artist and very sneaky. I will try to sneak out the door if you are not paying attention to me and am always looking for some food to steal off the counter. If I ever need to be tied it’s very important I am on a rope that I can’t chew through as I can chew through a leash in a few seconds! I tolerate baths and am fine being handled but can sometimes be sensitive to being touched on the feet and face. Other times I don’t mind it at all and love getting rubs on the nose. I am still learning to trust people and know that it is safe for people to touch me. I am very friendly but may be a bit nervous when meeting new people but warm up fairly quickly. I am a huge cuddler! I love snuggling on the couch. I will rub myself against my foster mom and dad for pets. I am very good at night. If I need to go out I will scratch and cry in my crate to let you know but I usually sleep through the night without issue! I do like to sleep in the bedroom with my foster parents because I don’t like being alone, and I would love to be able to snuggle in bed with my new owners all night if I am allowed to. I have been very good in my foster home. I have only had one accident so I would say I am fully housetrained now as long as I am able to go outside regularly. I will scratch on the door to go out when I need to go. I do tend to mark my territory when I go into a new place for the first time but once I get settled, I know I need to do my business outside. I have not been destructive at all but am still learning what I am allowed to play with and what I am not allowed to play with in the house. I need a lot of supervision until I get settled. Getting lots of exercise every day keeps me from getting bored and getting in trouble at home. I do have resource guarding tendencies. It is EXTREMELY important that my new home be completely puppy proofed so that there is no access to food or garbage I want to eat. I am fast and sneaky and will find anything that smells good and steal it. And then I won’t give it back! I may growl or bite. Remember I have never had anything valuable to myself in my life and am still learning that I am safe and will get a good meal every day. I am still learning that I don’t need to fight for or protect everything that I can find. I am good at meal time when my fosters give me my meal (because I know that they are giving it to me and aren’t going to take it away) but if I find something and someone tries to take it from me I get very upset. My foster parents are working on this with me and are helping me by practicing “leave it” with some yummy treats so that I will trade what I am not supposed to have for a treat. Pieces of meat or cheese are my favorites. My new home will need to make sure all garbage is out of my reach (in the house, including bathrooms, bedrooms, etc, and in the car), and that no food is ever accessible on the counters or tables, and that my own food is where I can’t see it or access it or I might start guarding that too. Because of this I should live in an adult only home. I am good around kids but it would be too likely for something to get left where I can reach it with kids around. One thing that my foster parents have been doing is keeping me on a leash at all times so that they can pull me away from anything I get into without getting too close if I get cranky. I should only be given toys while under close supervision until my resource guarding improves. I am a very innocent looking guy but can be very feisty if someone is trying to take things from me. I am scared and reactive towards brooms, mops, rakes, dusters, vacuums etc. I may have had a previous bad experience with them. It’s better if I am away when cleaning. I am good with other dogs and am starting to learn to play with my foster siblings. As long as other dogs can respect my space we will get along great! I have not met any kitties but I don't think they'll be ideal for my new home. I would love to go to a home with a parent who is home all day, or at least most of the time. I don’t like Being alone and get very attached to my people. I follow them around everywhere! I am not super active but also not low energy. I still get bursts of puppy energy so an active household who will take me for a walk every day would be best. I am very well behaved when I am tired out! I am a very smart boy. I have learned “sit” but I am still learning my name and other basic commands. I am like a kitty cat and like to jump and climb on everything! I can’t wait to settle in to my forever home. Sure, there has been a little bit less activity than usual at this time of the year, but definitely not the amount that I was expecting to say the least. Despite being in a lockdown, a surprising 261 properties listed this week, and even more surprising was the amount of property that received and accepted offers. Higher amount of listings that pulled from the market this week, to be expected with the rising cases, but not as many as one would expect. Still, the overall inventory pile took a heavy hit this week, so no doubt these listings coming to market at this time will still be met with high traffic volumes based on lack of availability alone. Property values continue to surge, but the average sales to list ratio has somewhat balanced. Usually, or at least every year prior to 2020, the sales to list ratio came in around 95%-97% each week. It was one of the more predictable statistics each report. Quickly, the sales to list ratio is just that, a percentage of the list price that a property would sell for. So on average, every year before 2020, property would sell 95-97% of the asking price. Fast forward to today and those averages are flexing between 110%-114% (10-14% over the listing price) for single family homes, and 105%-114% respectively, and this is despite the increase in the prices. So it seems to me, that even though the increase of listing and selling prices continues to march upwards each week, the sales to list ratio has hit an average pace. It seems that buyers have put a cap on what they are willing to overpay for a property, combined with listings coming to market at current market value to set these averages in place. Of course, there will always be the exception, the extremes that no one can predict, and every time I think I've seen the height, there is another to eclipse it. Question is when will this will head in the other direction. I'm a 6yr old, boxer mix, 55lb affectionate sweetheart. I'm sooo grateful and happy to have been rescued from my street life in Mexico and brought to Canada to live with my foster mom and doggie step sister but now it's time for me to find my furever home. I'm not sure if small dogs or cats are my thing. I haven't met any but they move so quickly and I find that a bit scary, but I'm social and playful with dogs my own size or larger. Sometimes I try to wrestle and play with my foster fur sister, (I've even been seen kissing her on the nose), but she'd rather fetch a ball, so if you have a playmate for me, or an older child who would get down on the floor for a little while and play with a goofy dog, that would be amazing! I'm a very good eater, drinker, and sleeper! I'm calm when I eat, and foster mom has pet me and also taken my kibble away while I'm eating, just to make sure I'll share, which I do! I will sit for a treat, and I'm very gentle when I'm given one. I never try to steal food from my foster mom's plate, nor do I beg. I go outside to do my business as long as I'm reminded. Sometimes I forget I have to hold my bladder until foster mom gets home from work, because I've never had to wait for anyone before. I've improved in that area so much already, and I'm so smart and eager to please, I'm sure I'll be completely potty trained soon. I don't wake up through the night at all unless I hear someone near our house. Then I may growl or bark a bit, but I'm only trying to protect. I sleep in bed with the others, but occasionally I'll find a cozy spot on the couch and fall asleep there instead. Also, I'm not an early riser, so if you like to sleep in, I can do that too! I do like to cuddle with stuffy toys, and I haven't chewed any of my new things, or anything in foster mom's house at all. Foster mom gave me a bath and clipped my nails for me. I was such a good girl and sat back enjoying it. We called it Hannah's Spa Day! I love car rides and will be happy anywhere you want me to sit in your vehicle. I've even sat in a baby's car seat! I will politely wait for you to invite me in, and also tell me when to hop out. I'm just happy to be with my people. Everyone I've met since I've arrived in NS says I'm adorable, polite, and very affectionate. Everyone also loves my big beautiful eyes and my ears! I enjoy the compliments, and reward them with kisses. I really enjoy playing outside with you, but not for too, too long as I also enjoy my beauty rest. I also love moderate walks. Long walks or runs aren't for me. I do extremely well on leash. I stay very close to foster mom except to sniff things or go potty.I'm pretty relaxed, and so happy just to be snuggled, hugged and kissed. It's going to be very difficult for my foster family to say good- bye to me, but they know there is someone perfect just waiting to meet me!
