There was a time during the Summer that appeared as though the inventory gap would narrow, and possibly close between the two years, but as the year pressed on it is now more evident than ever that it's not going to happen. This reduction could have been helped a bit by the below average new listing additions, solid sales report and relentless buyer activity, although you would expect a bit of balance from the fewer listings that retreated from the market this week compared to last, but that is also not the case. Because of the lack of listings this week, the sales to list ratio smashed a record with and whopping 91% showing, and reduced the absorption rate to 18 weeks, something that isn't common around this time of year. Values stabilized this week, and we actually witnessed the reversal of the surging single family home 6 month median price reduce for the first time since the Spring. Now, it was a small reduction, but it was still a reduction none the less. Rewind to February and the median price for SFH's reported roughly $20k less across a six month spread, which is no small stat based on that large of a window. Condo's also felt the increase as well, with a $20k variance in value from last year at this time. There was a couple key weeks later in the Spring that contributed to the value surge, and I reported on the incredible amount increase in key times of the Summer, sometimes by $5k in a single week! This was also the first year that the SFH 6 month median list and sales reported over $300k historically, and for this length. Values tend to trend in the upwards direction, so it will be surprising to see Halifax dip below the $300k mark again, but stay tuned to see if the pending Fall and Winter months have anything to say about it. What looked like the start of the annual activity reduction trend has turned a bit on its heals, generating a bit more action as head into the Fall. Although it was a fairly average new listing week, sales had solid showing, but the big stat of the week is the amount of properties that received and accepted offers this week, showcasing that buyers are not done yet! There was a feeling in the market this week that had ramped up again, and seeing the numbers this week just confirms it. There does seem to be an end of Summer surge annually though, which may be assisted by the school year. Seems coincidental that there is a lack of activity across the board around the beginning of September when school starts, only to pick up again in full force a week or two later. The usual trend around this time of year has the inventory declining week to week, until it hits the lowest point of the year, which is usually around the last week of the year. However, this week decided to buck that trend by increasing in volume across all tracked products! Certainly interesting, especially with a hurricane that should have halted most activity for the week, when in fact, the market activity hardly skipped a beat! With sellers listing, buyers buying, and other buzzing activity going on, it goes to show that there doesn't seem to be much that is going to stop this market anytime soon, or is there? There are cracks in the veneer starting to show, with a slight reduction in the current week values, and days on market took a bump as well, but could those be regular attributes of the annual trend, or are they indicators that a bit more is happening? The market reports like a snake on the move; you may see the head of it right away, but you really don't get to see the overall size of it until the rest of the body catches up. So too is the market, where historical data can be marched to current reports to compare change, but the impact of the current report isn't measured until time has passed to solidify the change. We hit just shy of 900 less products on the market this week compared to last, which doesn't seem like a lot, but the overall inventory reported a mere 4k last year an even more measly 3k this year (respectively), so to have such a drastic reduction over a years time is quite significant. There's not one specific product you can point a direct finger at, as they are all taking reductions, well, maybe the vacant land stat hasn't changed that much haha. New and back to market listings turned it up a notch this week for the time of year, but they were also met with a just as healthy sales and buyer activity report. A few more listings tham normal that pulled from the market this week, but I would imagine that the new school year and end of Summer may have something to do with it. Something else that may skew the numbers this week is the pending storm. If you haven't heard, there is a possible category 1 hurricane set to graze Halifax and cross over the province on Saturday, so home shopping may be put on hold this weekend. Between the storm, and back to school, I anticipate a fairly slow week on the market this week, but you never know!
