As reported last week, activity has been resurrected and Buyers have returned to bring some of the stats back to life. Not only do sales remain steady, products continue to receive and accept offers as reported by the "listings that went conditional" statistic. The stats are looking better than last year at this time overall as well. Values are up, days on market are down (slightly), and the absorption rate is reporting eight weeks less, which is good to see since this time let year is when I pinpointed our slight turn around. The worry was that it wouldn't stick around, but it actually carried the remainder the year and into the new year. It's been a good year for our fair market here in Halifax, and just when it looked like it was done, things come back to life! It will definitely be interesting to see 2016 at the finish line, and trust that the HREB will have you covered on all the reports for the year. Still a decent showing this week however, and sales only fell short by 2 products compared to last week, so the slow fade into the winter continues. Values remain steady this week, and days on market for both reported products remains average. Although there wasn't a huge bite taken out of the total inventory, there was still a reduction, and we continue to report much lower than this time last year. For those of you who have followed along since then, this is the time last year that things started to improve, that the market started it's fight back. There has been a few hurtles along the way, and there continues to be challenges, but the market and it's participants have persevered. New mortgage rules and rate hikes are definitely sending a mixed message to consumers, and I hope that the good and the bad balance out sooner than later. September hit and things began to taper off rapidly, and this trend carried into September. Not saying that we will see the return of Spring and Summer stats here, but activity is definitely starting to ramp back up again. Maybe there was a slight hiccup as buyers waited to see how the new mortgage rules would affect their pre-approval, or market. In any case, some of the scepticism has passed, and maybe some reassurance by lenders has spooled things back up. Inventory continues its decent into the winter, and it still looks much better compared to the last few years. There has been a lot of "hubbub" surrounding the American presidential election and it's impact on Canadian immigration and the potential, tongue in cheek, border jump to a Trump free Canada. The first impact may have been the crash of the actual immigration website on election night, but others are speculating that the impact could be much greater. It will be interesting to see how severe the fallout from the election will affect our market here in Halifax, but we will have to wait and see. Stay tuned to keep an eye on any changes! Not as drastic as the 729 products that retreated last year at this time, but still enough to call significant. Granted, some listing contracts expire on the first of the month, and I would assume that the majority of property sellers would rather not sell their property in the winter, but there was a bit more of "let's keep testing the market" attitude comparably. Maybe the milder weather has kept the selling spirit alive, with a good sum of sellers rolling the dice for another commitment. Although some of these listings have come back to market and in higher numbers than last year, the overall inventory levels across the board are much healthier then last year. Values remain steady, and other stats reported averagely, so it would seem we are headed towards the sleepy valley of the winter market...but not willingly! Thanks for stopping by! WEEKLY ADOPTABLE Jack is approx 1 year old, a Boxer- Lab mix and one of the sweetest down to earth dogs you will ever meet. He will pretty much do whatever to please his humans. He LOVES to cuddle and will get as close to you as possible if you allow him to sleep In a bed with you. He hates to be alone and will follow you everywhere. He is very strong and fast. He is very smart and a very fast learner. He has shown no signs of food aggression, however he does eat extremely quickly but each day he is improving on this as we remind him to "leave it". He is extremely gentle with treats as long as you say "gentle", otherwise he takes them a little fast from the hand. He LOVES to run and play fetch and can go for hours on end outside. He hasn't been around children while in our care but his report from what I could understand does say no babies/small children. He does like to jump on you so this may be why. He is also a little unpredictable with cats and I'm assuming he would be the same around small dogs. He is extremely interested and runs up to them really fast but hasn't growled or tried to bite them or anything of that nature. To be safe, we suggest a no cat/no small dog home would be best for Jacky boy. A home where someone is home often and where he won't be left alone for long periods would be best. Also, he does feed off other people and other dogs energy and I think he would do best in a home with older kids who understand this and aren't pulling and tugging at him.
