Gains in all inventory levels, and marginal sales kept the sales to list ratio in the mid thirty's, a fair shade difference from last years performance. Average days on market are still lingering around the three month range, which is hit or miss depending on which way these listings are leaving the market. The monthly wrap up is coming! Both absorption rate and single family homes had hefty increases on the week, while values remained relatively unchanged. Sales to list ratio is up for the third consecutive week, and the average selling time hovers just under the three month mark for both products. Still, things seem very up and down this year overall, and the general market attitude is one of uncertainty and reluctance. Wayne Bell said most residents in the rural area near Cole Harbour don’t want the roads paved, but the municipality has ignored them. I'm sure I'm not alone in saying that it was a particularly drawn out cold season this year, and have welcomed the delayed warmth with enthusiasm. Not saying that weather is a direct factor when it comes to buying and selling homes, but you know, it helps. I don't think that it's coincidental that with the rise in mercury that inquiries, showing appointments, and overall market buzz is up. I don't think there was one person I talked with this week that didn't mention the increase in overall activity, and this comes from several real estate, or related personnel. Either way you slice it, you may think it's a hoax or a coincidence, but I believe weather has some sort of affect on the market whether psychological or factual. To what extent is the question. Several more listings pilled onto the market this week, and even though the sales week wasn't terrible, it wasn't enough to break even or reduce the pile. This seems to be our direct link to the unstoppable absorption rate, which saw the addition of 6 weeks to the overall total. NOTABLE NEWS The Nova Scotia Utility and Review Board is rapping Halifax Water for forcing property owners to prove whether they should be charged a so-called ditch tax, says this article. The provincial regulator said Wednesday it should be up to the water utility to prove if a property owner has been appropriately charged for stormwater services, rather than the other way around. Although it's not that interesting to most, I was actually surprised at the bulk of this product for sale, and how seldom the movement is. Second largest number in the Halifax/Dartmouth area, yet the fewest number of sales or price reductions. I guess there's just not the same hoopla associated with land as there is with the dog and pony show that is residential sales. Numbers are reporting the same this week, inventory gains in all areas, fewer sales than last, and an absorption rate that seems to be unstoppable. So the question and topic seems to be when is enough enough? I touched last week on when sellers should draw the line with how to go with regards to selling their property, obviously, it's a case by case , motivation driven answer. The general market stance at this point seems to be one of "it doesn't seem to make a difference how much I list my home for, there is still no one looking so I'm just going to "wait it out"" type of mentality. This may work for some, but not others who are counting on the sale of their current home to relocate to their next job posting, or some other necessary reason. What magic can someone conjure to sell a property that simply is in the wrong location, at the wrong time? NOTABLE NEWS Continuing the acknowledgement, this article outlines another missing market ingredient here in Halifax, military relocation. As noted a while back, we already know that the Canadian government has severely reduced the number of postings from left to right of our country, now the soldiers are being restricted to rules such as selling the home they are in before getting the thumbs up to go. Not really great news in a market like ours, especially if you where posted here 3 years ago, which is the general posting span. Further news from the Chinese investor department. "A major Chinese real estate developer signed papers in Nova Scotia Tuesday showing it plans to make big investments in the province. Shanghai-based Dongdu International Group, known as DDI, is proposing a 1,200 hectare resort development at Indian Harbour Lake on the Eastern Shore."
