Seems the last few days have really ramped things up, which may be helped by the announcement that even more restrictions are being lifted and businesses are allowed to open on June 5th. Hopefully these measures continue to bolster public confidence to return to regular activities, but not so much so that we end up back on square one. The real estate industry here in Halifax continues to proceed with caution, and there doesn't seem to be any loosening of current protocols that have been set up, which is actually a good thing in my opinion. I imagine there will be many industries with a "new normal", and real estate is certainly one of them. By remaining open during this time, I think the industry was quick to adapt to safety measures and protocols for public health and safety, so being prepared going forward has already been established and parties that have carried on with buying or selling recognize these new procedures with respect. I think these will be in place for the foreseeable future, so much like the other industries that you may revisit, it's best to have as much patience and understanding as possible as we all navigate these unprecedented times. This week was a showcase of all the progress we have made since this began. This week witnessed a surge of new listings (most of the year so far), with sellers confident enough to put their homes up for sale despite the current environment, and buyer activity that almost matches the market of last year. It's pretty incredible really. The market is still in great shape, and there is lots of miles left in it yet, so with the air starting to clear, we can expect things will only get better from here. My name is Macy and I am a 6 year old female Rottweiler/mastiff mix weighing around 90 lbs. I came from a Montreal gassing pound a few weeks ago and I am ready to find my forever home! On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me!?! I always pull to go see other dogs but it can be hit or miss if I think they are okay. I have also seen cats outside and have pulled to go chase them so I think I'd prefer to just be an only animal in the house and receive all the love for myself! I have loved all the people I met, including some calm older kids but I can get over excited sometimes as well. I am going to need some strong humans to work with me because I am a very strong girl! I do have a torn ACL that I take a daily pain medication for but it does not slow me down one bit! These wonderful people in the rescue have said they are going to pay for this to be dealt with as soon as it is possible! I had a few accidents when I first came to my foster dad but have not had any since. I am getting better on a leash but still pull if there is something yummy or interesting going on. I am learning recall and am ok with no distractions but right now I would still choose to go investigate anything else that is going on. I can definitly be a couch potato just as much of a snuggle bug and like to play once I am comfortable with you. I am a good housemate and usually just mind my own business, I like to sleep in my free time, or watch tv with my foster dad. I don’t mind having my teeth or ears cleaned but it's definitely not my favorite thing to do. I am okay taking my pain medication because I know it helps me but I'm still going to try to avoid it if I can. In the car I am usually fairly calm but due to being a larger girl I need room to keep my balance and will only lay down or sit when exhausted from the adventure we are coming back from. I don't really like being left home alone, I won't touch anything in the house and I don't really like the crate so I hope I don't have to go back in one. I do not counter surf but will always eat what you give me. Toys are kind of weird, I don't really know what to do with them yet; I am just starting to figure out chasing a ball can be fun though! I will answer to sit, down, wait, up and look and know I can keep learning things if you teach me! I am very food motivated! I might let out a few barks when someone is at the door but other than that I don't really bark. When they come in the house I will sniff and try to jump to say hi! Are you my forever home? Although minimal, people have noticed that the market here is starting to loosen up a bit, with sellers finally returning to market. Because of this, there was finally a gain of inventory this week after several weeks of declining numbers. Condos gained a few new listings this week, but it's hard to tell exactly how there was a gain this week beings that both vacant land and single family homes reduced in volume this week. Must be down to the weekly churn, which did see a sizeable addition of new listings this week creating a positive happening for our market. After many weeks of seller reluctancy to come to market, it's really nice to see them start to return after great management by the province and newly implemented protocol throughout the industry. I'm sure this is also welcome news to the plethora of buyers out there waiting to get into a home, finally. Still quite competitive out there though, but the hope is that with the loosening restrictions, more sellers will come to market which will relieve some of the pressure currently felt throughout the city. Still quite a distance from the market that settled in at this time last year, but it is improving, which is a good sign. Really, the market was awesome before COVID and the fear was that it would simply cease all together, or create some sort of 180 effect. Now, a few months into this thing and the market hasn't really skipped a beat, which has been a bit surprising to many individuals, including myself. Just when things started to look up regarding the inventory and potential gain, this week slides back to report a sub 200 stat. Buyer activity this week didn't wain at all though, which is contributing to the ever shrinking options, but the largest factor remains seller reluctancy to come to market. After a quick rise of the absorption rate in the wake of the pandemic, the combination of minimal listings and fast sales has turned that stat around after more than a month of gain. You would think there would also be stress cracks in other areas like sale values, or the need to adjust prices, or even how long properties are staying on market, but that's simply not the case. Many buyers thought that COVID-19 would be the cooler to allow them to take advantage of the lack of competition, which just hasn't been the case yet, based on lack of property availability. Going into the state of emergency we had been sat in a sellers market in many areas of the municipality for over a year, and were poised to continue that trend (although there were signs of slowing). To this point, we are still well seated in a sellers market, with no real sign of it letting up anytime soon, for now anyways. I am an approx 10 yr old, 6.5lb terrier mix and I came all the way from Texas a few weeks ago to find my forever home. I was quite sick shortly after I arrived but now that I am better, my foster mom says my little personality is really coming out. I am a sweet senior fella who enjoys a good ear rub and the occasional butt scratch. I trot behind my foster mom most of the time and have adopted her as my person. I am fine home alone and will do my business outside but I do not yet go to the door to ask to be let out, but I will hold it, so you must be mindful to take me outside periodically. I have had very few accidents lately. I tolerate my foster fur siblings but their playful noises and antics seem to bring out my grumpy old man personality so I'd definitely prefer to be your one and only. I do not like sudden movements such as jumping, kicking or running. I will bark and become upset, so a home without small children is best too. I have not met any cats but again sudden movements and loud noises upset me so probably not ideal. Other loud noises upset me as well, such as the vacuum, electric mixer and blender. I will bark loudly and often when you even go near them. I also do not like when the other dogs come near my food so I sometimes prefer to eat in my kennel. My kennel is my safe space and I like to have one available but may not need a safe space in a much quieter home. My kennel is always left open for me to enter or exit at my leisure. I will let you pick me up but I don't really love it and find it very awkward to get comfortable. I'm ok once up but I definitely won't ask to be picked up. I don't mind leash walks but I only have one speed. Slow. I will sometimes sleep with the 12 yr old human but sometimes I'm just as content to sleep alone. If we have to go somewhere in the car, I'm content to just lay back on the seat. I tolerate baths but not my favorite thing. I may need my face washed after I eat, sometimes I get food in my beard. Toys? Pffft, I got no use for them. If I do feel like playing, your hand will do just fine. I may not be able to make it onto the couch or up the stairs without help, but I still consider myself a "big dog". My little tail is always wagging when I see my foster mom (or food) and I am generally a happy little dude. I will even sometimes do spins. I've had dental done while here but 2 teeth could not be removed without breaking my jaw. They cleaned them up really, really well and hope they won't be an issue later on in life but can't guarantee. If so I will probably need to see a dental specialist. This is something you will have to keep a watchful eye on as I do have a condition where my palate extends further into my throat than should so infections in my mouth are extra hard for me. I also have a grade 2/6 heart murmur but they say that's common for my age and breed. If I sound like the doggy for your family.. My adoption fee is a $400 donation to help save more dogs like me. After a few weeks of subpar new listing entries, this week witnessed the return to average offerings. Certainly not as good as last year at this time, especially since we should be in the peak of listing season, but things are anything but usual at the moment. Sales slipped a bit this week but still doing quite well given the current market environment, and the surge of buyer activity this week should impact that stat a week or two down the road. As mentioned, buyers were quite active this week after a few weeks of mediocre performance, which might be helped along by the loosened restrictions and adoption of new viewing protocols to carry on with property transactions. With a touch of comfort given by the various transaction players the pubic seems to be back on board with continuing property sales, and with talks of even more restrictions being loosened by the end of the month, a surge is expected. When that does happen, buyers and sellers coming to, or returning to the market will likely be a bit surprised what is waiting for them. As the inventory continues to shrink and buyer activity resuming, it seems that the sellers market may take a stronger hold over HRM, but we still have awhile to gauge the overall impact of COVID-19. I came all the way from Hawaii and am full of love and excited to find my furever home! I am very leery of any new males in my life, adults or kids. I growl and bark to try and keep them away but nothing more than that. I LOVE my human foster sister, she is 5 years old and we cuddle all the time but like I said even the male kids seem scarier. I haven't come across any cats yet but I may be a bit too curious for them. I really like small dogs my size but big dogs are a bit scary to me. I am not used to the cold yet and need a little help with my potty training. I do better on warmer days and will sometimes use pee pads but I need some patience. I love going on walks and I even like going for car rides! My foster family gives me yummy food when I'm good so I try to do my best! I do have quite a bit of energy, I've started playing with toys now and playing with my fur sibling helps as well! When foster mom starts to sing I howl along with her, I'm assuming she wants it to be a duet anyway right? I have also been told I'm a kangaroo because I can jump so high when I'm excited! I have been left home alone and I am not destructive. One of my favorite things to do is snuggle with my humans!
