We have a blog smasher this week, with the highest new listing addition in a single week so far, a whopping 707!! Even more surprising was the peak of the year sales stat with a decent 182 sold properties, and another high number, conditional/pending status changes which also peaked this week. So what does that mean for the overall outlook? Well, values took a not of a hit, inventory is still over last year in all products, and days on market remain relatively unchanged, however, the absorption rate took a solid dive this week in reflection of these stats. I think what we are seeing here is much of what was anticipated, a little bit of catch up from the seemingly endless winter. Some solid stats for May so far though, and I anticipate them to be reflected in the monthly wrap up for May, which will be released early next month. Have a great week, and thanks for stopping by! THE WEEKLY ADOGTABLE Mahogany is a delightful 7 year old Amstaff searching for her new home! She has been great with everyone she has met, and even though she is a little older, is very lively! Mahogany LOVES her ball, so much that she even takes it out for walks with her. She would do well in a home with children, as she is very well behaved. She is cautious of cats, but we believe they could work in a home together if the introduction is done properly. Mahogany isn't tested with dogs yet, this will be done as soon as possible so stay tuned! She is currently on medications for some skin issues, with potential allergies - a hypoallergenic diet is recommended! Much like previous years, the overall sales index has a slow but steady, peak and valley showing. Overall value was quite strong in April, and leading up to that point, it had steady growth unlike previous years that had reported quite sporadically at times. Not the highest overall reports this year, and so far, we have managed to just edge under the top spot for all four months, including April. Inventory;Shouldn't really be a surprise at this point, but many may have been expecting to see these numbers a bit lower. No record smashers yet, but we have edged close a few times this year to the top spot. April's inventory total of 5,018 was the third highest report, beaten by 2013 (5,060) and 2009 (5,259). Still, this may be a delayed report due to our harsh winter, so the next few months will tell us if that holds true. Sales;Now if the other two charts did not surprise you, than this one certainly will. Although all speculation has been pointing to a positive "return" to a steady market, those predictions may be a bit on the premature side. April witnessed an all time low for sales overall, despite the buzz and buyer activity. Again, our weather may have been a factor in this report, as delayed listings and shut in buyers could not contribute their usual activity. As we edge towards warmer months and the city heats up (hopefully), many eagerly stand by to see if our market will trend in the same direction. Stay tuned to find out! Inventory gains this week nosed out the stats from last year at this time claiming top spot on the overall standings, and no signs of slowing are eminent. Much like last week, although high, the inventory additions are being matched by renewed buyer activity in areas of the HRM. Sales where down this week overall, but the continued drawdown of withdrawn/expired/cancelled listings have kept the sales to list ratio from getting out of hand. There seems to be a slow rotation trend in the market, and I think it's been around for the last few years it's just becoming more obvious as of late. The top tier of property, wether it be a good list price or location, are still seeing good performance and luck with buyers. The rest of the majority, however, are still feeling a little jaded with their selling experience and the expectation that their property should have been snapped up within days of market exposure. So with an average sales performance and a higher than average listing "chum", it gives the appearance of "duck market"...cool and calm on the surface gliding forward, but below the water, those little feet are just kicking to get anywhere. Hello everyone, and welcome to another weekly market rant! Despite the larger than normal inventory gains this week, the current buyer buzz is keeping things afloat by solid contributions in the areas that count, namely, writing offers. A staggering 176 properties have accepted an offer on their property this week, which should keep our confirmed sales chugging along quite nicely in a few weeks. Values are up across the board, but days on market do not seem to be flinging much, in fact, they are still reflecting a saggy market with a showing of just over 3 months for the average property to sell. The same hard tactics apply in the current market, but new listings can probably feel the difference this year if they had attempt the market in the last few years. All signs are pointing in a good direction, and there is a lot of positive speculation (as always), but as we know, numbers don't lie. Stay tuned for the direction that we will go this year, although, many people are still reluctant and hesitant to get onboard, but lets not forget, it took a while for the fact that we where/are in a turbulent market to hit home as well. Highest listing addition contribution of the year to this point, and it even edged out the strong showing from last year! As listings flood onto the now late Spring market, they are still being met with a buzz of buyer activity that doesn't seem to be waining. Because of the stronger than lately sales rate, the sales to list ratio has been remarkable high for as many listings that have come to market each week. Offers are still being accepted, and it appears that only a handful or two are falling through the cracks over the two week duration. There are many reasons why offers fall through, inspection, disclosure, financing to name a few and due diligence is key, regardless of what the market conditions are or how badly the property is desired. One of the conditions in an offer, and sometimes a reason for an agreement to fall through is based on financing. Did you know that CMHC is changing rules and tightening loose lending practices all the time? To keep up to date with the latest in financing trends, take a visit to www.cmhc-schl.gc.ca. They also have invaluable information for anyone thinking, or in the process of, buying and selling property. Its a great idea to sit with a mortgage specialist before beginning your search. It gives you a price bracket to focus on, and gives you more confidence when ink hits paper. I highly recommend it to all of my clients, and I recommend it to you before starting your search. The more proactive you can be with the details before something happens, the more you can concentrate on whats on the table. WEEKLY ADOGTABLE Silver is an older gentleman, who's had a hard life and is looking for a place to settle down and live the rest of his happy life! He's an Amstaff mix, and we estimated him to be about 7 years - this is difficult due to him being in such rough shape. Poor Silver was used in all of the wrong ways, this is easily noticeable in his pictures and in person. But that doesn't stop him; he's such a happy guy, who loves to meet everyone! He is very obedient, and knows many tricks - he will do just about anything for a treat. Silver would do best in a home with no other dogs, as they have not treated him well in the past. Along with no cats, but children would be fine. If you think you can give Silver the new, happy life he needs, then come visit him today!
