The small inventory increase last week created a bit of unease in the market, with some scratching their heads in wonder; what would happen next?. Fear not, it appears last week was a simple anomaly, and one that should be pretty standard from time to time if you are checking in with blog on the regular. This week witnessed a fairly sizeable chunk of inventory reduce in quick fashion, which was felt by all tracked products. Not only did sales report above average this week, the values overall also had a good week, with sales numbers reporting over the last few weeks and increasing in a season that usually sees them slip a bit. Seems to be a bit of a resurgence in the market in the last week or so, which was a big question mark, especially coming off the insanely hot Spring market. This weeks report certainly shows signs of life in the market yet, so it will be interesting to ride the wave to its conclusion. The last time it dipped below the 60% mark was back at the beginning of May, with a report of 58%. Doesn't take much to send a stat up or down though, and this week the average sales and slightly lower sales were the factors here. Funny enough, the absorption rate streak also came to an end this week as well, which the last time reporting over 16 weeks was also at the beginning of May, which was likely the low point before things took off. At the peak, the lowest number the absorption rate hit was 15 weeks this year, which was in June, and only stayed that low for a couple weeks. So I guess you could say that the market is cooling off, but that is a seasonal trend anyways. Overall, sales values remained strong this week, and most other stats are reporting averagely as well! Contributors to the reduction include condo's, who took the largest hit, a good surge of pending properties, and a decent amount of expiries and cancellations. Overall though, the inventory is reporting fairly average for the time year. Values remain strong for the week, although, Single Family home's took a bit of a hit. Not uncommon to see average sale prices dip as we slide into the slower months, but it does tend to start closer to the Fall. Could be the supply vs demand factor, although super competitive demand seems to be waining a touch. Still not much in the way of supply, and what supply we do have seems to be the scraps that outlived the late Spring/early Summer bonanza. New products do continue to grace the market week to week though, and those priced and presented well seem to be moving at a rapid pace. It's when that stops happening is when there may be a problem. The Spring surge has finally wained, and we are on to the Summer plunge market. Inventory across the board took a nosedive, but there are a couple factors that helped that happen this week. Firstly, it was the beginning/end month expiry/renewal churn, contract expiries, and the Canada Day long weekend. Canada Day does seem to be the unofficial marker for the inventory deflation, but this market has been anything predictable, so it's almost nice to see something fall back into line. Sales were down a bit this week as well, but the long weekend must have certainly played a roll, as do most holidays. Even buyer activity reported lower than the recent norm, but again, refer to the factors above. I guess the big question at this point is "where do we go from here"? Are we destined to slip back into the comfortable slow gain market like a well worn pair of slippers, or will we continue to forge ahead and embrace the change. Likely, this year will be the year we see things return to the former, but you never know! What I do know is that if it keeps on the way it has, Buyers will be in for a rough ride until it wains.
