Around this time of year it's not odd to have one or two weeks of plus and minus inventory levels, but having reduction weeks in consecutive fashion raises the eyebrows a bit. No doubt we are seeing reductions though, just look at those sales numbers compared to the listings hitting the market! Certainly the highest report of sales for the year so far, but I don't think the market has even begun to show its true potential. Another two weeks shaved off the absorption's rate, which is a match to the 2019 market year low...already. Working with several price ranges, areas and products, and I can attest to the challenges to all buyers right now. Of course, the main regions are impacted the most, but it seems as though no region in HRM is untouched by the current sellers market, and no product left behind either. Might be a bit of a stalemate in the highest price points, but even those are tending to slowly move if adjusted at all. The Weekly Adogtable!Meet Shiny: Found stray. Female, Sterilized 1 year old. Not too much of a surprise at this point, since the buyer activity seems to be relentless right now, just look at the listings that received and accepted offers this week, reflected in the conditional/pending stat! Those numbers are way up from this time last year, and they seems to be increasing as the month and season progresses. Overall, inventory took a bit of a haircut this week, more like a trim, which seems to be the battle this year. Just when you think numbers are finally starting to swell in this department, there's an anomaly week, or two, that go against the grain, like this week. Values are holding steady across the board, with little variation at this point, so the wonder is if these numbers will continue their upwards journey, or if we are setting our sites for an adjustment in the opposite direction. With all of the outside influences and positive growth news that we are experiencing in Nova Scotia (HRM specifically), I do believe we will be in for another banner year. Average new listing additions, slightly elevated sales, and a slow increase to the overall inventory level seem to be the new norm, but the stat really making itself heard is the conditional/pending numbers that indicates buyer activity for the week, highlighting the sheer demand that we currently face in todays market. Didn't take too long to shave off a few weeks of the absorption rate, which tends to move rather slow in either direction throughout the year, except for this time of year where things are starting to balance themselves again. It seems to be happening much faster this year however, and is incredibly lower than this year at this time. The big driver is the amount of weekly sales we are still handling, coupled with the increased buyer activity snatching everything up as it hits the market. Last year had a bit of a slow start, but when it got going there was no stopping it. Looks like it has no intention of stopping anytime soon either! Well...maybe? Marginal gains in inventory this week, with single family homes seeing the most additions, but overall things are still lagging in this department. The biggest stat overall this week, like last week, is the listings that found them selves under agreement. Buyer activity is definitely way up over this time last year, and it seems to be holding. The absorption rate stat makes its return this week with a seasonal bloat of 3 extra weeks from the December 19th report, which is actually a small gain given the usually low market activity around this time of year. I guess this year has no intention of putting on the brakes anytime soon, cause despite the freezing temps and weekly storms, the market is still red hot!
