Finally, after a few shaky weeks of reduction, the Spring inventory gain gets off the ground with a decent overall increase this week. It's not huge, but it's a start! All tracked products increased their numbers this week, with single family homes seeing the most. Good news for Buyers, but it's going to take a bit more than one week of half decent additions to make an impact for the bulk of them waiting to find the right property. Seems listings weren't the only numbers are the rise, overall sales reported higher than average, and so too did the number of properties that received and accepted offers (pending), the sales to list ratio, and product values across the board. All good things! The numbers you want decreasing are still doing so too, like the absorption rate, time on market, the number of products retreating from the market and most importantly...the absorption rate. After two consecutive weeks of inventory gain, we are back on the decline with all tracked products reducing in numbers this week. It has been an odd statistic to track this year, since we usually trend in the upwards direction around this time, but since the beginning of the year, inventory has been leaning in a new direction...downwards. Lots of good activity this week as well, but mostly activity that we are starting to get acclimatized to here in Halifax, like solid sales number, buzzing buyer activity, and less time on market for sellers. Still lots of buyer frustration out there in areas though (especially on the peninsula), but it is starting to seep into other zones and communities as well. Due to this market environment, the absorption rate has been shedding weeks at a rapid pace, and we have found ourselves a full six weeks off the rate of last year at this time. Values are still reporting strong overall, especially single family homes, that are really reporting better in all areas from this year at this time. Even though the inventory gain was very marginal, it still fell into the increasing trend, which is the way the market usually goes around this time of year. New listing additions weren't a huge influence this week, although they helped, and sales reported higher than average, so you have to wonder where the numbers are coming from. Vacant lot inventory increased this week, so too did single family homes, but Condo inventory decreased significantly, so you would think that with the amount of sales and fewer new additions that inventory would have balanced out, I guess we came pretty close. The above average sales activity looks as though it will continue into next week, at the least, as the listings that reported conditional pending stayed above the norm again this week. So it looks like it's "business as usual" again, where "usual" means increased sales, lack of inventory, less time on market for sellers, and lots of buyer activity. Finally! All it took was a snow storm for the inventory to take off! I'm sure that wasn't planned, it just so happened that mother nature had other ideas last week. All tracked products increased this week, with condo's making the largest percentage gain. Despite the frigid temps and hazardous conditions, properties moved this week without much variation from the previous few weeks. If anything, there was actually a few more than we saw at the beginning of February, which just goes to show that sometimes even blizzards can't halt progress. Single largest addition week of the year so far, but those listings were met with a positive reception and open arms of buyers, especially those who have been looking for a while. The expired/cancelled pool is still quite low this week, but we haven't hit the Spring market yet and it's still quite early in the year, so the expectation is that those numbers will remain low as long as the market performs the way it has been. With the Winter finally winding down, the Spring market is next up on the docket, and I for one am interested to see which direction things go. The Weekly Adogtable!Yvor is a typical bull dog but with an adorable quirky neurological condition that makes his mannerisms seem uncoordinated. Weighing only 42 lbs, this boy is petite but makes up for it in personality. Good with cats and dogs with proper introductions. Has been around horses and kids. Suspected food allergy from being fed poor diet and needs a good teeth cleaning. Loly is a female aged 6 years old with medium energy. She is spayed, microchipped , vaccinated and on parasite prevention. Loving temperament and thinks she is a lap dog. Pet free clicker and positive reinforcement trained. No pets or kids for Loly as she is anxious. Can be head strong but we figured out she will work for her food. Yvor has a barely detectable heart murmur (2/6) like lots of bull dogs and boxers typically have. He is learning basic obedience and is happy-go-lucky pup that just wants to meet everyone he sees.
