The Halifax market is still pushing right along, and although inventory continues to reduce, buyer active remains steady. The continued lower product additions this year and increased buyer tempo have really made for an interesting market environment, and one that has been stumping quite a few buyers out there. Waiting for "the one" has often turned into "the available one", with buyers conceding a few more items from the "must have list". Certainly a different experience from the last few years, and although buyers are finding it more challenging to find their home, sellers are soaking it up. It's still a surprise to some sellers to hear the changed dynamic of our marketplace, and of course, its a welcomed change. The gaps in annual inventory levels from this year to last has slightly narrowed over the last few months, and this week witnessed another closing of said gap. As mentioned in a previous post, this time of year does have an annual trend of reducing to the inventory low point which bottoms out right around Christmas, so this is a normal event. What is usually a sleepy time of the market year has turned into quite the opposite, with many of the activity indicators reporting on the plus side of things. One of the big surprises of the week is the absorption rate which actually declined by a week, down 11 (weeks) from last year and something seldom seen during this time of year. Certainly, the continued solid sales reports coupled with constant buyer activity has helped this along, with an honourable mention to the lower overall inventory as well. All of these factors have helped along our market this year, slowly chipping away at the pile of inventory that accumulated from 2013-15. Still a ways to go however, but things are definitely looking up. Values across the board remain steady with no drastic gains or losses to report this week, which is a usual trend for the Halifax market, and the buyer activity remain steady with 130 properties receiving and accepting offers this week. Although the weather may be reflective of the season (somewhat), the stats are trending warmer month reports. New listing additions are way down this week, and sales remained steady, which kept the sales to list ratio at parity with last week. Single family home and vacant land inventory continued to decline this week, where condo's actually increased its ranks. Odd for the time of year, but because of the small market share condo's hold, their numbers are easily influenced by any drastic fluctuation really. Overall values remain steady, but down from last year for the fourth week in a row. Not sure if this is a seasonal factor, or if there is something larger at play here, like the changes in mortgage rules, increased rates etc, making budgets for home buyers shrink. Or, have we seen a small market adjustment? As always, the first time home buyer price point is the most active, so active in fact, there are areas of the city still producing multiple offer situations. With the above mentioned budget shrinking for the second tier buyer, I can't help but think that some of this group has had to move down into the entry level bracket, increasing the completion there. In any case, it's been an interesting market year, and I'm looking forward to seeing what the overall impact has been at the end. Stay tuned to find out how the market year turns out! Speaking of inventory, the next two months will hasten the decline into the lowest counts of the year, and this week is usually the marker. Colder weather and holidays make it a rather undesirable time to sell for some, and buyers are a bit more hesitant to get out there and look around. Still, the market marches on, and there is something to be said for less competition. New listings to market this week are reporting averagely for this market year, and certainly bested last year at this time. Products are still moving as well! With 140 accepted offers this week, there seems to be a late market grab on the go. Much like the Spring feel for surging activity, so too can it be felt that activity overall is in on the decline. It is rather typical for this time of year though, but I have no doubts that the late active market is a result of remnant activity from the previous months. Harder to find a property that fits, equals more time searching for the right property, which is definitely a common occurrence this year. Values are still reporting a touch lower than previous months for single family homes, but their days on market count remains lower than last year. The opposite is true for Condo's this week however, and there was a larger than normal count of this product that sold this week. I have noticed the new concept condo building on Wellington Street seems to be quite popular, and has sold several units over the last couple of weeks, which could be an indicator that the city is ready for more modern living spaces in the city.
